Completion in November 2024 means a buyer can inspect the real house, plot and immediate surroundings before committing. That removes much of the execution uncertainty associated with off-plan housing, although the individual home's condition still needs its own inspection.
Simple housing format
Current listings show single-storey, two-bedroom, two-bathroom homes. Indoor areas are 81.04 and 91.92 sqm, while plot sizes differ sharply, so the more meaningful comparison is between specific homes rather than between floor areas alone.

The Srisoonthorn Road setting connects the project to Bang Tao, inland Thalang and the northern road network. The compromise is equally clear: this is not a beach-walk lifestyle, and private transport is likely to be part of normal daily use.

The visible homes are advertised with Chanote land title, yet foreign buyers cannot simply take Thai land into their personal freehold ownership. The exact land-and-building structure therefore matters as much as the physical property and should be verified before any deposit or transfer.

Aiyada Townhome is a low-rise residential project in Si Sunthon, within Phuket's Thalang district. The major property databases agree on the core identity: the project consists of townhouses, was developed by Aiyada Asset Co., Ltd and was completed in November 2024. Current resale stock is centred on two-bedroom homes. This is not a resort condominium with extensive shared facilities and it is not a pool-villa compound. The proposition is more straightforward: a completed house with its own land plot and parking in an inland residential part of Phuket, where day-to-day mobility is largely car-based.
Completion matters here because a buyer can inspect the actual product rather than buy against renderings. The public resale market currently shows two useful reference homes. One has 81.04 sqm of indoor area on a 98.40 sqm plot; the other is described as a corner unit with 91.92 sqm indoors on a much larger 209.60 sqm plot. Both are marketed with two bedrooms, two bathrooms and a single storey. These are individual resale listings rather than a confirmed master unit schedule, so they should not be treated as proof that the entire project has only two layouts. They do, however, provide a solid picture of the housing format that is actually trading in the project.

The lowest asking price found during this check is THB 2.95 million for the 81.04 sqm unfurnished home. A second visible listing is asking THB 3.85 million for the 91.92 sqm corner home, which is furnished and sits on substantially more land. That difference is a useful reminder that headline price per square metre is not the whole story for townhouses. Plot size, end or corner position, furnishing, maintenance condition and title structure can all affect value. Aiyada Townhome should therefore be assessed home by home rather than through a single notional project price. We did not find a current primary-sales price list or an active developer payment schedule under this project name.
The project sits in Si Sunthon, Thalang. Hipflat publishes the address as 39/4 Rural Road 3011, Si Sunthon, Thalang District, Phuket 83110, while PropertyHub places the project within 100 metres of Srisoonthorn Road. Property platforms put Blue Tree Phuket at roughly 2.4 to 2.6 km away. FazWaz's neighbourhood data also places Baanpon Market at about 3.1 km and Phuket International Airport at about 20.3 km. This is an inland location rather than a walk-to-the-beach address. Its practical appeal is access to the wider Thalang and Bang Tao area by road, with the trade-off that a car or motorbike is likely to be part of everyday life.
The developer identity is reasonably well documented. Aiyada Asset Co., Ltd describes itself on its own website as a private real-estate developer focused on Thalang and lists its head office in Si Sunthon. DataForThai records AIYADA ASSET CO., LTD. under registration number 0835564012570, registered on 17 November 2021 and shown as active at the time of this research. The brand is also associated with Aiyada Cozy, The Adamantia Villas, The Peaceful Villas and Aiyada Manik Bangjo. We did not use the specifications of those developments to fill gaps in Aiyada Townhome, because each is a separate product.
Foreign ownership requires a different mindset from buying a condominium unit. A foreign individual generally cannot register the underlying Thai land directly in their own name. The visible Aiyada Townhome listings identify the land title as Chanote, but the existence of a Chanote does not remove the foreign land-ownership restriction. One current listing shows leasehold among the possible structures. Under Thailand's ordinary immovable-property lease rules, a registered lease is capped at 30 years for one term; any future renewal needs its own legal basis and should not be treated as an automatically secured 60- or 90-year right. Before transfer, a foreign buyer should see the actual Chanote, verify the registered landowner, understand how the building itself is held, and read the exact lease or transfer documents rather than relying on a listing label.
There is little evidence that Aiyada Townhome is being sold as a packaged investment product. We found no verified rental guarantee, no confirmed hotel-style operator, no current developer instalment plan and no published common-facility programme that would justify treating it like a managed resort residence. That can be a positive for buyers who simply want a completed, relatively compact home at a lower entry price than many new villa projects in the same broader area. It also means the investment case depends more heavily on the individual property's condition, land and building rights, access, achievable rent and eventual resale demand. The project is best judged as a piece of real housing rather than as a branded return proposition.

Public listings for homes in the project identify the land title as Chanote, and one listing also shows leasehold as an available land-holding route. The building right, registered lease term and land-title entries need to be verified for the specific home before transfer.
