Arise Vibe Phuket
Arise Vibe Phuket is Ornsirin's first Phuket development and, at its core, a straightforward residential condominium rather than a resort compound: three seven-storey buildings, a basement car park and 411 units on roughly 5.5 rai in Si Sunthon, Thalang.

Why this project is worth a look
Everyday Thalang
Arise Vibe works best as a practical Phuket base. Robinson Lifestyle and Kajonkiet Thalang School are close, while the road network gives access toward the airport side, Bang Tao and Phuket Town without living inside a dense beach-tourism pocket. That is useful for residents who commute, drive children to school, work on the island or simply spend more time on ordinary errands than at beach clubs. The trade-off is equally clear: Bang Tao Beach is about 8.8 km away in the developer brochure, so a car or other transport is effectively part of the lifestyle rather than an optional convenience.
Five unit tiers
The project covers a meaningful range of household sizes instead of repeating one compact layout. A studio can keep the entry cost down; a standard one-bedroom separates sleep and living space; the plus format can add flexibility for work or a child; and the two-bedroom categories move into genuine family territory. That variety can also broaden the future resale or rental audience, but it does not make every unit equally attractive. Orientation, view, internal planning, building position and the actual price paid still matter more than the room-type name on a brochure.
Facilities with purpose
The amenities are designed around more than leisure. Alongside pools and fitness, the published plan includes co-working, meeting rooms, a library, a live-content studio, yoga, climbing, boxing, a kids' room, private dining, gardens, jogging space, sauna and steam facilities. For remote workers, families and long-stay residents, that can reduce the need to leave the project for every activity. The flip side is operational: a large facilities programme needs a capable juristic person and an adequate maintenance budget, so the eventual common-fee structure and management quality deserve the same attention as the renderings.
Pet option
Trackable construction
There is a useful paper trail around this development: Ornsirin is listed, the project site publishes construction updates, corporate releases discuss sales and transfers, and the brochure names the legal project owner and land title deed. That does not eliminate execution risk, especially because this is Ornsirin's first Phuket project, but it gives a buyer more independent checkpoints than a development supported only by sales material. The sensible approach is to use that transparency to verify progress, registration and the specific handover package rather than turning the developer's public-company status into a guarantee.
About the project
Arise Vibe Phuket is Ornsirin's first Phuket development and, at its core, a straightforward residential condominium rather than a resort compound: three seven-storey buildings, a basement car park and 411 units on roughly 5.5 rai in Si Sunthon, Thalang. The project brochure identifies North Home Co., Ltd. as the project owner and land-rights holder, gives land title deed number 58674, and states that construction started in Q1 2025. That distinction matters to a buyer because the consumer-facing Ornsirin brand and the legal project entity are not being treated as the same thing. Ornsirin is a Thai listed property group with a long base in Chiang Mai, while Arise Vibe was its first major expansion into Phuket. Buildings A, B and C are parts of one condominium scheme with shared facilities; the available evidence does not support treating them as separate phases or standalone projects.
The location is best understood as central Thalang rather than a beach address. Arise Vibe sits on Srisoonthorn Road with convenient access toward Thepkrasattri Road and Robinson Lifestyle Thalang. The developer brochure places Robinson at about 950 metres, Kajonkiet Thalang School at about 350 metres, Phuket Boat Lagoon at 5.7 km, Porto de Phuket at 6.2 km, Thalang Hospital at 7 km and Bang Tao Beach at 8.8 km. In everyday terms, this puts shopping, schooling, healthcare and road connections ahead of sand-and-sea convenience. For someone living on Phuket full time and driving around the island, that can be a sensible trade-off. For a buyer whose ideal home means walking out to the beach or relying on a beachfront tourism pattern, it is the wrong geography to romanticise.

The unit mix is broader than the usual compact-condo ladder. The current developer page shows five categories: studios at about 25–26 sqm, one-bedroom homes at 31–35 sqm, one-bedroom-plus layouts at 38–42 sqm, two-bedroom units at 58–73 sqm and the larger two-bedroom-plus format at 76–102 sqm. That gives the development two very different use cases under one roof: an entry-level small unit for one person or a couple, and larger apartments that can work as a genuine family base. Size alone, however, is not enough to choose between them. The position within Buildings A, B or C, outlook, balcony, kitchen arrangement, proximity to lifts and the exact internal geometry can materially change how the apartment feels. A unit-by-unit plan check matters more here than buying from the room-type label alone.
The common areas are unusually extensive for a project at this price level. The official brochure lists a lobby and reception, private corners, library, meeting rooms, co-working and living lounge, a live-content studio, yoga room, climbing wall, boxing and fitness areas, private dining, kids' room, jogging track, garden, main and children's pools, sunken seating, jacuzzi, chill pool, sauna and steam room. Basement parking, motorbike parking, EV charging and smart parcel lockers are also part of the published scheme. In February 2026, Ornsirin described a three-storey clubhouse of around 1,600 sqm and said common areas represented about 43% of the project. The brochure also gives an approximate 50% parking ratio. This is attractive if you expect to use the shared spaces regularly; it also means the eventual juristic-person budget and maintenance standard will matter, because a long amenities list is only valuable if it is funded and managed well after handover.
Construction is in its late stage but should still be treated as under construction. On 7 July 2026, the developer's live project page showed overall progress at roughly 75% and an expected completion in Q3 2026. An earlier February company release referred to unit handover in October, and a July corporate update grouped Arise Vibe Phuket among projects expected to contribute transfers during the second half of the year. The practical conclusion is not to pick one date and call it guaranteed. The evidence points to a 2026 handover window, but building completion, registration, common-area readiness and the transfer date for a specific unit can move differently. Buyers who need a home they can occupy immediately should wait for unit-level confirmation rather than relying on a project-wide target.
Pricing needs the same unit-level discipline. A lower public market anchor found in August 2026 is around THB 2.319M, while Ornsirin's own project page currently advertises a starting range from THB 2.45M and active marketplace stock is often higher. Those numbers can all be true at the same time because they may refer to different buildings, floors, room sizes, tenure structures or resale/assignment situations. For a foreign buyer, tenure is just as important as the headline price. Thai law caps foreign freehold ownership at 49% of the total condominium area, and Arise Vibe listings show both foreign-freehold and leasehold stock. A project can therefore be described as freehold while a particular unit is not available to a foreign buyer on that basis. The unit's legal tenure and the remaining foreign quota need to be checked before money is committed.

Ownership format
Foreign freehold is possible within the statutory 49% foreign-ownership quota by total condominium area; Arise Vibe listings also show leasehold stock. The exact tenure of the selected unit and remaining foreign quota need confirmation before purchase.
Unit types & sizes
The smallest entry format, suited to one person, a couple travelling light, or a buyer prioritising a lower acquisition cost over a separate bedroom. The brochure gives a tighter range of roughly 25.85–26.29 sqm. Compare the exact kitchen position, balcony and outlook rather than treating all studios as interchangeable.
The standard separate-bedroom option. It is easier to live in long term as a couple than a studio while remaining compact and relatively affordable. The brochure narrows the size to roughly 31.55–34.59 sqm, so individual plans still differ enough to justify a unit-by-unit comparison.
A useful middle ground between a compact one-bedroom and a full two-bedroom home. The extra area can support a desk, guest zone or child's space without moving to the larger price tier. The brochure gives an approximate range of 38.81–42.90 sqm.
The first format that works naturally as a family home or for two adults needing separate rooms. The spread is wide: the brochure gives roughly 58.38–73.03 sqm, so the experience can change materially from one plan to another. Compare how usable the second bedroom and living area are, not just the headline floor area.
The largest category on the current project page. With two bedrooms, two bathrooms and extra usable space, it behaves more like a small urban family apartment than a compact holiday condo. The current web range is wider than the brochure range, so the latest plan and saleable area for the selected unit are essential checks.
The live developer page uses rounded size bands. The brochure gives more precise figures and caps the two-bedroom-plus format at about 91.62 sqm, while the current web page goes up to 102 sqm. Confirm the selected unit's current plan and contractual area before purchase. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: For full-time Thalang living when access to shops, schools, healthcare and main roads matters more than walking to the beach.; For couples or families who want a choice beyond small studios, including one-bedroom-plus and two-bedroom formats with materially more usable space.; For remote workers who would genuinely use the library, meeting rooms, co-working areas, fitness facilities and other shared spaces instead of treating them as brochure extras.; For pet owners, provided the selected building and unit comply with the condominium's current pet rules.; For foreign buyers considering freehold and willing to verify the remaining foreign quota and the exact tenure of the chosen unit before committing funds.; For off-plan buyers comfortable entering at a late construction stage while still accepting some residual timing and transfer risk.; may not suit: Not a strong fit if walk-to-beach living is essential: Bang Tao is about 8.8 km away and transport is effectively required.; Not for buyers seeking a tiny boutique residence: 411 units across three buildings create a sizeable community and more intensive shared-facility use.; Not ideal for anyone who needs a fully completed, immediately occupiable home with no remaining handover risk.; Not a project to buy purely from the advertised entry price, because the actual deal depends on the specific unit, tenure and current stock..
What we confirm before booking
A short, specific to the project list. We request these from the developer and go through them with you before any payment.
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the contractual handover date in the SPA — the page shows the date from the project’s materials
- the contractual area of the chosen unit, and which basis it is measured on
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The handover date needs unit-level confirmation: the live project page says Q3 2026, a February Ornsirin release referred to October, while major portals show anything from November 2026 into 2027.
- The upper size of the two-bedroom-plus category conflicts: Ornsirin's live page goes to 102 sqm, while the project brochure tops out at about 91.62 sqm. The latest plan for the selected unit should prevail.
- Public intermediaries show materially different payment schedules, ranging from a simple 30/70 structure to multi-stage instalments. The developer's current public project page does not publish one definitive schedule, so fresh unit-specific terms are required.
