Fresh 2026 asking prices were visible around the THB 3M mark, with the lowest current listing we found at THB 2.99M. That can make the estate attractive to budget-conscious buyers, provided renovation and title issues are priced in rather than ignored.

More than one house type

The estate was built with two-bedroom townhomes, three-bedroom semi-detached homes and three-storey commercial buildings. That variety is useful, but it also means two listings under the same project name may not be directly comparable.

Simple shared facilities

Security and CCTV are consistently documented, while a resort-style amenity package is not. The project is better understood as a mature local neighbourhood than as a managed holiday residence.

Land structure comes first

A portal's freehold tag does not by itself solve foreign ownership of a landed home. The title deed, the ownership of the structure and the lawful right to use the land have to be clear for the exact resale property.

About the project

Tawan Place is an established inland housing estate rather than a resort development or a new-launch project. It was completed in January 2009 in Si Sunthon, Thalang, and the project profiles that carry the fullest data consistently describe 313 units. Thailand’s Smart EIA database also has a dedicated EIA record for the Tawan Place project and names Phuket Topland as the project owner. That matters because the buying decision is no longer about construction risk or a developer payment plan. It is about the individual resale home: title, land, condition, alterations, outstanding obligations and the quality of the specific street or plot.

The original product mix was broader than a single house type. Public project records list a one-storey two-bedroom townhome of about 78 sqm, a one-storey three-bedroom semi-detached home of about 97 sqm, and a three-storey commercial building with three bedrooms at about 186 sqm. Resale portals now show homes with other stated sizes, including 65.8, 100 and 144 sqm. In an estate this old, that difference can come from extensions, renovations or simply from one portal reporting internal area while another uses a different measurement. A buyer should treat the listing area as a lead, not as a substitute for the title deed, approved plans or an on-site measurement.

This is a resale market with no meaningful developer price list left to rely on. On 30 September 2026, the lowest fresh sale listing we found was THB 2.99M for a two-bedroom home, while other active asks on major portals were higher, including THB 3.29M and THB 3.79M. Those figures are useful for understanding the order of magnitude, not for defining a project-wide price. Two homes in the same estate can be very different after more than a decade of ownership: roof condition, wiring, plumbing, extensions, kitchens, furniture, plot size and maintenance history can move value far more than a headline price-per-square-metre comparison suggests.

The location is in Si Sunthon in central Thalang, away from Phuket’s beachfront resort strip. The project is commonly addressed as Soi Muban Tawan Place, Si Sunthon, Thalang, Phuket 83110, and mapping sources place it close to Route 4025. Major property portals use IKEA Phuket, about 5.8 km away, as a reference point. In practical terms, Tawan Place suits a car-based everyday routine: schools, local services, shopping and road access are more relevant here than walking to a beach. Buyers expecting a resort neighbourhood should understand that distinction before comparing the estate with Bang Tao, Laguna or west-coast villa projects.

The consistently documented shared facilities are simple: 24-hour security and CCTV, with a park also mentioned in the project description. We did not find dependable evidence of a modern resort-style clubhouse, communal pool, gym or hospitality management package. That should not be read as a defect so much as a definition of the product. Tawan Place is a mature local housing estate. Its case rests on established surroundings, low-rise housing and a comparatively accessible resale entry point, not on branded amenities.

Ownership needs more care than the word 'freehold' on a portal suggests. Project pages label the estate as freehold, and older resale records for individual units have shown a Chanote land title and Thai ownership. A foreign buyer still cannot assume that the underlying land can be acquired directly in the same way as a condominium unit. The structure has to be checked at property level: what is owned in the building, what right applies to the land, whose name is on the title deed, and what lawful arrangement will be registered. That legal structure should be clear before a buyer treats the asking price as actionable.

There is visible long-term rental activity in the estate. In 2026, portals carried several two- and three-bedroom rental listings, with asking rents ranging across different homes and sizes. That is useful evidence that Tawan Place functions as a residential rental location, but it is not evidence of a guaranteed return. Older houses can have very different furnishing standards, maintenance budgets and vacancy patterns. Any rental case needs to be built from the specific home, the actual lease terms and recurring costs rather than from a portal's headline yield label.

The age of the estate creates one advantage that a new launch cannot offer: the buyer can inspect what already exists. Street condition, traffic, neighbours, noise, drainage and the actual house are visible today rather than promised for a future handover. The trade-off is that technical due diligence becomes much more important. A 2009 home may have been renovated well, poorly or not at all; it may also have additions that need to be reconciled with documents. Tawan Place therefore makes the most sense as a property-by-property resale decision, not as a generic bet on the development name.

The developer name can look more confusing in English than it is in Thai. The project owner is บริษัท ภูเก็ต ท้อปแลนด์ จำกัด; some registry-derived English records render the same entity as PHUKET IOCLAND COMPANY LIMITED, while property portals also use the more intuitive Phuket Topland Company name in narrative text. The Smart EIA record links Tawan Place to the Thai Phuket Topland entity, so the different English labels should not be treated as evidence of two separate developers. For a resale purchase, however, the original developer is only part of the identity check. The seller's ownership documents, encumbrances, approved alterations and payment route are what determine whether the individual transaction is clean.

Project portals label the estate as freehold, and some older resale listings identify a Chanote land title for individual homes. That does not make the underlying land straightforward foreign freehold: a foreign buyer needs the lawful land-use structure and the ownership of the building checked against the title deed and sale documents for the specific property.
