Why this project is worth a look
A community you can inspect
Because the estate is complete, buyers can judge the real environment rather than a promise: street widths, neighbouring homes, traffic at different times of day, landscaping, maintenance and the condition of the specific property. Construction-delay risk is no longer the central issue, but age-related maintenance is. A useful viewing should go beyond finishes and furniture. Look for water ingress after heavy rain, roof and gutter condition, air-conditioning performance, bathroom ventilation, electrical upgrades and any extensions or alterations that may need to be reconciled with the property documents.
Family-sized house stock
Historical model data points to two-storey houses of roughly 157–233 sqm with three or four bedrooms. That gives the estate a different use case from compact townhouses or holiday studios: there is enough space for a family, a home office or a guest room. Resale comparison still needs care because houses can have different plot sizes, bathroom counts and post-handover alterations. An old model name is a starting point, not a substitute for inspecting the current layout and matching it against the seller’s plans and title records.
An inland Thalang address
The estate sits in Si Sunthon rather than inside a beach resort district. The practical benefit is access to schools, everyday retail and the island’s main road network around Thalang, without paying solely for a beachfront postcode. The trade-off is mobility: most households will rely on a car or motorbike, and a beach visit is a drive rather than a walk. Buyers choosing Phuket for long-term living may see that as sensible; buyers whose priority is beach access, nightlife or a holiday-rental atmosphere should compare it with coastal locations before deciding.
Land changes the legal analysis
A detached house on its own plot is not legally equivalent to a foreign-quota condominium. Thai land rules generally prevent a foreign individual from taking ordinary land ownership directly, subject to narrow statutory exceptions. No single project-wide foreign-buyer lease structure has been confirmed for Supalai Essence Phuket, and the title of a current resale can differ from house to house. A foreign buyer therefore needs the actual land title, the registered owner, the building documentation and a lawful ownership or lease structure reviewed for the selected home before treating a resale advertisement as executable.
Resale pricing is house-specific
The THB 6.59M figure is tied to one current listing, while other portals show different asking prices and a different number of homes available. In a mature estate, condition, renovation quality, plot position, furniture, extensions and legal paperwork can move value as much as bedroom count. The useful question is not the abstract “price of Supalai Essence Phuket,” but whether a particular home is fairly priced after its measured area, physical condition, title and transfer costs have been checked.
About the project
Supalai Essence Phuket is an established detached-house estate on Srisoonthorn Road in Si Sunthon, Thalang. It should be approached as a resale community rather than a new launch: the developer’s original sales phase is over, and the homes now visible to buyers are individual secondary-market properties. That shifts due diligence away from construction promises and toward the house itself. A buyer needs to look at the current condition, any owner alterations, roof and drainage performance, air-conditioning and electrical systems, furniture included in the sale, the land and building documents, outstanding community charges and the actual estate rules. As of late September 2026, one active listing is asking THB 6.59M for a two-storey home with three bedrooms, three bathrooms, around 204 sqm of stated usable area and roughly 51 sq wah of land. Other portals show higher asking prices, so THB 6.59M is best treated as the lowest visible resale anchor, not a project-wide price.
The developer identity is clear. Supalai Essence Phuket was developed by Supalai Public Company Limited, a Thai listed property company whose residential portfolio includes detached houses, townhouses and condominiums. That is useful background for understanding who built the estate, but it does not remove resale-specific risk. The seller of a completed home is the present owner, not necessarily Supalai, and the transaction still turns on the seller’s title, any mortgages or other encumbrances, the legal description of the land and house, and whether the physical property matches the documents. Across the sources, the identity of the estate, its Si Sunthon location and its detached-house format are consistent; “Supalai Essence” and “Supalai Essence Phuket” are simply alternate references to the same development.

The original house range was designed around conventional family living rather than a resort-villa formula. Historical project sources describe several two-storey layouts from roughly 157 to 233 sqm, generally with three or four bedrooms, three or four bathrooms and two parking spaces. Typical plot sizes start around 50 sq wah. That gives buyers a useful framework when comparing resales: two houses can sit in the same estate yet differ meaningfully in internal area, bedroom count, plot size, renovation level and asking price. It also explains why a modern resale advertisement may not line up perfectly with an old model brochure. Owners can reconfigure rooms, extend covered areas or describe gross and usable space differently, so the floor plan and title documents of the actual house matter more than a portal label.
The location is inland and practical. Srisoonthorn Road connects the estate with the Heroines Monument junction and the wider Thepkrasattri Road corridor, giving access toward Phuket International Airport, central Phuket and both sides of the island. Everyday amenities, schools and retail are available around Thalang, including Robinson Lifestyle Thalang, but this is still a car-oriented part of Phuket. It is not a walk-to-the-beach address and it does not offer the same lifestyle as a home inside Bang Tao, Surin or Patong. For a family that values road access, schools and a settled residential environment, that can be a strength. For someone buying primarily for beach proximity, nightlife or a resort-style short-stay proposition, it is a different product and should be judged on that basis.
The most important data caveat is a material disagreement in published project records. The estate is variously described as having 135 or 206 homes, while completion is reported as 2017, 2018 or December 2019. The registry fields on this page use 135 units and December 2019 because that version has the stronger support under the source-priority rule used for this dossier, but the discrepancy remains unresolved. For an actual purchase, the buyer should care less about which portal has the correct headline number and more about the specific home’s title, transfer history, build and renovation records, and the estate documentation that applies to that property.
Home types & sizes
Historical project records associate this layout with a plot of about 50 sq wah and two parking spaces. It is the smallest confirmed original house type, but still a full two-storey family home.
Historical records disagree on the bedroom count for this type: most show three bedrooms while one source shows four. They otherwise align on three bathrooms, two parking spaces and roughly 50 sq wah of land; the original plan should be checked for the selected house.
Historical data points to a plot of about 56.87 sq wah and two parking spaces. A current 204 sqm resale is marketed as a three-bedroom home, illustrating why a secondary-market house should not automatically be treated as unchanged from the original model.
Sources describe this larger three-bedroom type with roughly 53 sq wah of land and two parking spaces. Compared with smaller layouts, the extra area only has value if the present condition and any owner modifications also stand up to inspection.
The largest confirmed original type has four bedrooms, four bathrooms, around 58 sq wah of land and two parking spaces. A resale may differ after extensions or renovation, so measured area and current layout should be verified.
The cards above describe original house types from historical project sources, not guaranteed configurations of today’s listings. Resale homes can differ because of renovation, extensions or measurement conventions; the selected property should be checked against an actual survey and its documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Families looking for a three- or four-bedroom detached home in an established Thalang neighbourhood rather than a condo or holiday studio.; Buyers who prefer a completed estate they can inspect today instead of a new launch, developer instalment plan and construction wait.; Residents who use the schools, retail and road network of north-central Phuket and are comfortable relying on a car or motorbike.; Resale buyers willing to compare individual homes by condition, plot, documents and renovation quality rather than relying on the project name alone.; may not suit: A foreign buyer expecting ordinary direct registration of the underlying Thai land in their own name without a separate lawful structure.; Anyone for whom walk-to-beach access, resort facilities and a private-pool-villa format are non-negotiable.; Buyers specifically seeking a new developer sale with a current payment plan and a standard new-home specification..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Unit count and completion date conflict across sources: FazWaz, Estopolis, ZmyHome and ThinkOfLiving indicate about 135 homes, while PropertyHub and PropertyScout state 206. Completion is reported as 2017, 2018 or December 2019. The main fields use 135 and December 2019, but the discrepancy remains unresolved.
- For the original house type of about 171 sqm, Home.co.th lists four bedrooms, while Estopolis, ZmyHome and ThinkOfLiving list three. The card uses three bedrooms; the original plan of the selected house should be checked.
- The specific land title and any standard foreign-buyer structure for this estate were not confirmed. The selected resale needs its land and building documents reviewed; general Thai rules do not allow an ordinary foreign individual to own Thai land directly without a qualifying legal basis.
