Inland access to Bang Tao

Mori is in Si Sunthon, not on the beach. The specific to the project page puts Bang Tao Beach about 6.3 km away, so this is fundamentally a car-based address. That can work well for a household using the schools, shops, restaurants and leisure facilities around the Bang Tao corridor while preferring a more residential home base. It is a weaker fit for a buyer who defines the purchase around walk-to-beach convenience.

Milestone-linked cash flow

The published construction schedule spreads payments across reservation, contract signing and visible building stages. That gives buyers a useful framework for planning cash outflows. The schedule is not a substitute for contract protection: the important clauses are who certifies each milestone, the notice process, the remedy for delay and the conditions for handover. A percentage table becomes meaningful only when those mechanics are clear.

Due diligence has clear targets

The public record contains identifiable inconsistencies rather than vague uncertainty: 49 versus 118 villas, several developer/company names and differing descriptions of the private pool package. That actually makes the next check straightforward. The latest master plan, selected-plot specification, seller’s corporate documents, land title and contract should resolve each point before a significant payment is made.

The cleanest way to understand the project is as a relatively compact family-villa product rather than a trophy-villa estate. The recurring specification across the most consistent current sources is three bedrooms, four bathrooms and about 229 sqm of built area over two storeys. Phuket.Net also describes an open-plan living and dining zone, a Western-style kitchen with island, a dedicated work or multifunction room, laundry and storage areas, plus covered parking for two cars. That mix is practical for full-time use: there is enough separation between social and private areas without creating the upkeep burden of a 400–600 sqm home.

Public sources do not agree on the project’s total size. Mori’s dedicated project page, Lazudi, Phuket.Net and PHUKET.PRO all state 49 villas, and PHUKET.PRO currently shows 29 units available out of 49. FazWaz, LivePhuket and several sites using the same data feed publish 118 units instead. This is not a small discrepancy and should not be averaged away. The registry therefore uses 49 as the better-supported current figure, but a buyer should still ask for the latest signed or developer-issued master plan showing the plot numbering and the exact villa being reserved.

Private pools are another detail that looks straightforward until the listings are compared. Lazudi, Phuket.Net, PHUKET.PRO and Vera Visio present Mori as a pool-villa project, while FazWaz describes a private pool as optional. The difference may be inventory-specific, package-specific or simply a data error. It changes the economics enough to matter: pool construction, equipment, landscaping and ongoing maintenance should be visible in the specification rather than assumed from a project label. Two 229 sqm villas are not necessarily equivalent if one price excludes part of the outdoor package.

Mori sits in Si Sunthon rather than on the Bang Tao beachfront. The project-focused Mori page gives a distance of about 6.3 km to Bang Tao Beach, while the large property-platform dataset puts Blue Tree at roughly 2.8 km. This is therefore a driving location. Boat Avenue, Porto de Phuket, schools, supermarkets and the west-coast lifestyle zone are part of the practical catchment, but the home itself is set farther inland. For a family living in Phuket with a car, that can be a sensible trade-off between access and a more residential setting. For a buyer whose priority is walking to the beach every morning, it is the wrong product category regardless of the marketing around Bang Tao.

Delivery is consistently placed in 2027, although the public dates are not identical. Mori’s dedicated page says the second quarter of 2027; FazWaz and Hipflat state February 2027; Vera Visio lists 1 June 2027. The registry uses Q2 2027 because it is the specific to the project published window and accommodates the current spread better than a single month. Mori is still being marketed as under construction, so the operative date for a buyer is the one in the sale and construction agreement, together with the clauses covering delay, notice and handover.

The published payment structure is more useful than a generic 'installment plan' label because it is tied to construction milestones. The schedule shows 2% on reservation and 33% on signing, followed by four 15% installments linked to the foundation, ground-floor structure, roof and wall/floor/interior work, with the final 5% at villa construction completion. That sequence gives a buyer a clear cash-flow outline. It does not, however, explain who certifies a milestone or what remedy applies if work is delayed. Those are contract questions, not assumptions that can be filled in from a sales table.

On 9 September 2026, the lowest public asking price found was THB 13.048 million on Papaya Property for a three-bedroom, 229 sqm Mori villa. PHUKET.PRO showed a comparable unit from THB 15.73 million and Lazudi started around THB 16.31 million. That spread cannot be resolved without live stock and a current specification: the lowest-priced page also uses different developer naming, and its package may not be like-for-like. THB 13.048 million is therefore used only as the lower market anchor, not as a promised NovAsia price. The selected plot, furniture, pool, taxes and payment terms need to be compared in one transaction schedule.

Foreign ownership requires a different due-diligence path from a condominium purchase. A non-Thai buyer generally cannot register the land under a villa in their own personal name through the ordinary route. Thai government guidance describes registered land leases as a standard lawful structure for foreigners, with a basic registered term of up to 30 years; any future renewal is contractual and depends on the lessor’s consent. Buildings and land rights therefore need to be reviewed separately. No specific to the project Mori land title, lease form or sale contract was available in the public sources reviewed, so this dossier does not label Mori itself as a confirmed leasehold or freehold product for foreign buyers.

The developer identity is clear at brand level but not yet clean at legal-entity level. Jitmax Group’s official site includes Mori in its own portfolio, and FazWaz and Hipflat identify Jitmax Group as the developer. Lazudi names ASL Management Contracting Co., Ltd., while Phuket.Net and PHUKET.PRO use Manor Phuket. These may represent a group brand, project company, contracting company or sales-facing developer name, but the public pages do not establish the relationship. A buyer should therefore match the company named in the reservation and sale contracts to the land title, corporate documents and authority to sell before transferring a material payment.

For the right buyer, the proposition is uncomplicated: a two-storey family-sized villa, around 229 sqm, in an inland Thalang location with access to the Bang Tao ecosystem and a staged construction payment plan. Mori is less convincing for someone buying primarily for beachfront walkability or immediate occupancy. It also deserves more document checking than a project whose public record uses one unit count and one legal developer name everywhere. Once the master plan, exact plot, pool specification, legal seller, land-right structure and contractual completion date are aligned, the project can be compared sensibly with other Si Sunthon and Bang Tao villas on total acquisition cost rather than brochure language alone.
