IPS Cambodia describes a 2.2-hectare site with 263 residences arranged in three-storey buildings. ArchDaily records a 50,000 sqm architectural project completed in 2022. The physical experience is very different from a conventional tower condominium. Buildings face internal gardens, water features and walkable landscaped corridors, while many balconies and terraces look towards tropical planting or swimming pools. The architecture grew out of a partially built residential compound left unfinished after the 2008 financial crisis. Bloom Architecture retained much of the existing structure and gradually transformed it into a resort residence. Former vehicle lanes between the blocks became planted pedestrian routes. Metal shading frames support climbing vegetation, and locally made clay brick and perforated blocks with Khmer-inspired patterns provide texture, privacy and airflow. The result is not a superficial temple theme but a climate-conscious setting shaped by shade, ventilation and mature greenery.
The residential offer runs from one to five bedrooms. IPS lists a broad area range of 94–295 sqm, while the official hotel site describes one-bedroom suites around 94 sqm and larger family accommodation extending to five bedrooms. Current listings commonly show separate living rooms, equipped kitchens and private balconies or terraces. These are substantial resort apartments suited to longer stays and family use rather than compact urban units. The same generous scale also brings higher acquisition and operating costs and a narrower rental audience than a small city condominium.
The project’s defining feature is an integrated wellness ecosystem rather than a single amenity. On-site operations include Mahalaya Spa, Aum Yoga Center, Meru Performance Center, a sound-healing venue, restaurants and cafés, children’s facilities and swimming pools. IPS also refers to a 33-metre lap pool, a children’s pool, an event hall, 24-hour reception, secure parking, backup power and landscaped common areas. Service access can differ between hotel guests and owners, so buyers should distinguish shared property rights, complimentary services and paid resort programmes.
IPS reported in August 2025 that Angkor Grace had partnered with TUI BLUE and would operate under the international hotel brand. That may improve global visibility and support a professional hospitality environment, but a brand relationship does not by itself guarantee rental income, occupancy or resale value for an individual residence. Any leaseback arrangement, annual return, complimentary-stay allowance and operator obligation should be verified in the current contract for the exact unit. The location suits buyers who want a quieter resort setting with access to Siem Reap’s main cultural and commercial areas. The official website states approximately 4.8 km to the Angkor Wat complex, about 1 km to Angkor National Museum and roughly 2.5 km to Pub Street and the Old Market. These project-published figures are useful as geographic context, while actual journey times vary with route and traffic. The new Siem Reap–Angkor International Airport is stated to be about 47 km away.
Angkor Grace is best considered as an operating resort residence with large floor plans and a strong amenity package, not as a generic buy-to-let apartment. Its clearest strengths are the completed architecture, low-rise scale, established landscaping and active hospitality operation. The trade-offs are exposure to tourism demand, possible hotel operating rules, service costs and the need for careful legal review of title, management agreements and personal-use restrictions before purchase.
Before purchase, it is useful to separate three layers of the transaction: ownership of the residence itself, rights in the common property and the agreement with the hotel or management operator. Each document answers a different question.
