The community now operates primarily as a completed and resale market. FazWaz records completion in January 2021, and active IPS Cambodia and Realestate.com.kh listings show finished homes that can be inspected rather than off-plan promises. A buyer therefore needs to evaluate the individual property, not rely on a single developer specification sheet. Position within the borey, plot size, actual fit-out, furnishing, maintenance history, drainage, utilities and title documents can differ from one house to another. The lowest asking price found was $145,000 for a four-bedroom shophouse explicitly described as being inside Borei Somadevi Angkor. A 2017 Phnom Penh Post report said Khek Leang Co., Ltd had started the Somadevi Angkor project in 2016 on roughly two hectares, with an initial plan for 100 homes. No later primary record confirming the completed total was found, so 100 should be treated as an early plan rather than the as-built figure. Even so, current exterior photography and resale inventory show an established row-house and villa environment with coherent modern façades, internal access roads and homes that are already occupied, fitted out or being resold.
The location proposition is straightforward: landed housing with direct access to one of Siem Reap’s main urban corridors. National Road 6 is the clearest orientation point, and Chreav connects to the city’s everyday services, including markets, banks, universities, schools, hospitals and large-format retail. Listings name Makro, Phsar Leu, Angkor University and provincial medical services as practical reference points. Their quoted drive times are listing estimates rather than guaranteed journey times, so a serious buyer should test the route during normal commuting hours, check evening access and inspect road and drainage conditions after rain.
The shared infrastructure is described in practical rather than resort-style terms. Project profiles mention concrete entrance and internal roads, a drainage system, state water and electricity connections, and car parking. The detached villa photographed by IPS has a gated yard and outdoor space, while the shophouse listing includes paved frontage, a rear service area and an accessible roof terrace. There is no reliable public confirmation of a communal swimming pool, gym, clubhouse or managed hospitality package. Borei Somadevi Angkor is better understood as a finished landed neighbourhood than as an amenity-heavy condominium compound.
A viewing should be treated as both a building inspection and a document review. First match the plot and boundaries to the hard title or L-Map record and verify that the seller is the registered owner or has valid authority. On site, check cracking, damp, yard levels, storm-water flow, water pressure, electrical capacity, roof and balcony condition, and any unapproved extensions. For a shophouse, test frontage visibility, parking and the practical separation of business and family areas. For a villa, focus on yard privacy, vehicle access and the distance to neighbouring façades. Utility bills, taxes, tenant history and the exact furniture inventory should then be reconciled with the sale terms.
