Overview of Anjuna Palms in city to be confirmed

Why this project is worth a look

Beach-oriented daily living

The Pecatu setting makes Thomas Beach and Uluwatu's dining scene part of the property's practical appeal, not merely a picturesque backdrop. Direct beach access is marketed, though its exact route and availability still need to be established for the home being purchased.

About the project

Anjuna Palms is a collection of private-pool homes in Pecatu, the part of southern Bali commonly marketed as Uluwatu. The homes sit within the larger Anjuna Bay development near Thomas Beach. That distinction matters. Anjuna Bay also promotes apartments, other villa products and a commercial village, whereas Anjuna Palms has its own range of one-, two- and three-bedroom homes. Depending on the listing, these are called villas or townhouses. Buyers should look past the label and establish the actual floor plan, number of shared walls, outdoor space and the agreement attached to their particular home.

For many buyers the appeal is straightforward: a private place to stay close to Uluwatu's beaches, restaurants and surf-oriented lifestyle rather than an apartment in a larger building. The developer advertises direct access to Thomas Beach. Listings for holiday rentals in the surrounding Anjuna Bay estate likewise describe a short walk to the shore. Neither statement establishes a legally secured access route for every Anjuna Palms unit, however. The specific gate, path, gradient and any changes in access arrangements could make a real difference for families, older residents or guests travelling with luggage.

The architectural proposition is more tangible than the investment slogans. Anjuna Palms is marketed with individual swimming pools, open-plan living areas and modern finishes incorporating Balinese materials. A published two-bedroom townhouse specification includes two storeys and a terrace. That makes circulation and the relationship between living space, bedrooms and outdoor areas worth understanding before comparing asking prices. Private pools offer a meaningful degree of independence from communal leisure facilities, but owners should also budget for filtration, cleaning, equipment replacement and the less visible work of keeping water and surfaces in good condition throughout the year.

Public descriptions give a useful starting point for the layouts, though they do not form a complete and consistent schedule of areas. Rumavi describes a one-bedroom villa of 90 square metres on a 130-square-metre plot. The FazWaz two-bedroom townhouse listing specifies 127.5 square metres of building area and a 105-square-metre plot, with two bathrooms. Separately, BaliBig advertises a 100-square-metre one-bedroom home under Anjuna Palms Phase 1. Those are not necessarily competing measurements of the same unit. They may be different houses or use different area conventions, and there is not enough evidence to choose between those interpretations. A reliable three-bedroom area schedule was not publicly established.

Project scale is one of the unresolved details. The official Anjuna Palms page says there are 30 homes, a figure also used by Rumavi. FazWaz, meanwhile, lists 15 townhouses across three buildings. The developer's marketing divides sales into three phases, and BaliBig has a distinct Phase 1 listing. It is tempting to treat the 15 as a subset of the 30, but that is still only a possible explanation. Without a dated, signed master plan mapping unit numbers and phases, the project cannot honestly be reduced to a single uncontested count. The headline record uses the developer's 30-unit figure and discloses the alternative.

The delivery picture needs the same care. A recently indexed FazWaz project page marks Anjuna Palms completed in June 2026, while an older individual listing still describes it as off-plan with June 2026 as the target date. BaliBig attributes a completed status and a late-2025 delivery period to Phase 1. There are also guest reviews under the Anjuna Palms name and short-stay listings for villas within Anjuna Bay. This supports the practical conclusion that some properties in the area are being used. It does not, on its own, establish final handover of all Anjuna Palms houses, approval for occupation or the state of common areas at the selected unit.

Actual guest accommodation provides a useful counterweight to the development's tranquil imagery. The host of a separately listed villa inside the wider Anjuna Bay estate warns about ongoing construction and a nearby nightclub. Feedback on accommodation associated with Anjuna Palms also raises construction and music noise, although not every guest reports the same experience. A villa elsewhere in Anjuna Bay should not be mistaken for proof of conditions in every part of Anjuna Palms. Still, the disclosures make sound exposure a serious unit-by-unit consideration. A home facing an active building site or venue can perform very differently from another home behind it, even when both share the same brochure and postcode.

Price references come from different stages of the sales process. The developer's own page displays a starting figure of IDR 3.9 billion and separately describes US-dollar launch pricing for successive phases. It does not establish that a home is still on offer at the historical entry figure, or which layout that figure buys today. A more recent FazWaz overview displays four two-bedroom townhouse listings at IDR 5.37 billion each. These should be read as current asking-price references, not completed transactions or a uniform price across the entire development. Differences in phase, furnishing, plot position, lease commencement and payment terms may be material.

A prospective overseas buyer also needs a precise answer about tenure. One of the two-bedroom sales listings explicitly uses the word leasehold. Rumavi describes a 30-year contractual lease with a potential 20-year extension, but an executed agreement, the starting date of the term and the price or conditions of renewal were not available for verification. This is not a small drafting issue: a 30-year right beginning years before handover is not economically identical to one commencing when the buyer receives the keys. Nor is an option to negotiate a new term equivalent to an unconditional additional twenty years. Indonesian law distinguishes contractual leases from registered land rights, and the property's underlying land certificate has not been reviewed.

There is a further claim that calls for documentary evidence. Anjuna Bay states on its Anjuna Palms page that Bank BRI guarantees the investment amount and would refund it if delivery is late. The bank itself has not been shown issuing an instrument covering a particular buyer, unit and payment. A meaningful guarantee must identify its issuer, beneficiary, amount, expiry, triggering event and claims procedure, and the buyer should be able to verify that document with the issuer. Until then, the website's language is a developer assertion, not a conclusion that capital is bank-protected. The same separation applies to advertised rental yields: a promotional percentage is not an audited record of what an owner will receive after expenses.

The wider Anjuna Bay vision features retail, dining, wellness, fitness and spaces to work. If delivered and properly managed, those facilities could give future guests more reasons to stay within the neighbourhood rather than driving elsewhere for every meal or errand. But a plan for an integrated community is not evidence that each advertised amenity is open, accessible and included for owners of Anjuna Palms homes today. A buyer needs the current operating inventory as well as clarity on access rights, service charges and who maintains shared infrastructure. A future restaurant cannot compensate for an inconvenient site entrance or unresolved maintenance arrangements at handover.

Rental buyers should approach the numbers from the operating side of the property. A two-bedroom private-pool home may fit couples travelling together and families seeking the convenience of a kitchen and their own outdoor space. Occupancy and nightly rates, however, are exposed to seasonality, competing villas, review quality and disturbance from neighbouring works. Gross accommodation revenue is not the amount an owner keeps. Management fees, cleaning, pool servicing, repairs, utilities, distribution charges, tax and periods without bookings all sit between the advertised rate and spendable income. A proposed management agreement and actual comparable statements would be more informative than a projected return figure alone.

Owner-occupiers may assess the very same site quite differently. Being close to beach clubs and food outlets is convenient when that is the daily routine you want; the trade-off can be activity outside normal daytime hours. A viewing in the middle of a quiet afternoon does not necessarily capture the sound environment at night. Families and remote workers may care particularly about bedroom orientation, reliable internet and water, parking arrangements, privacy around the pool and access to support when something fails. These are practical features of a functioning home, not finishing touches to discuss after purchasing it.

Taken together, Anjuna Palms offers a recognizable lifestyle proposition with a published developer identity, identifiable housing types and both sales and holiday-rental activity around the estate. It is not yet a uniformly documented, fully reconciled product. Unit counts, completion evidence, the legal counterparty, exact lease rights and the claimed bank protection remain less clear than the architectural pitch. The sensible focus is the chosen house, its plot and its paperwork: once those are established, location and rental economics can be judged on a much firmer basis.

Unit types & sizes

One-bedroom private-pool villa

Rumavi describes a 90-sqm one-bedroom villa on a 130-sqm plot. A separate Phase 1 offer on BaliBig advertises 100 sqm instead. That may indicate distinct units or different methods of measurement, so neither area should be applied automatically to another home. This is the most compact format for a couple or individual seeking private outdoor space, but the precise boundaries of internal, covered and external areas need a unit-specific plan.

Two-bedroom townhouse

A published FazWaz unit measures 127.5 sqm of built area on a 105-sqm plot, with two floors, two bathrooms, a private pool and a terrace. The arrangement could suit a small family or two couples who value private facilities. Stairs and bedroom placement may matter more for long stays than they do on a short inspection. The recently advertised project price starts at IDR 5.37 billion for two-bedroom homes, but the unit's present availability and individual terms still need confirmation.

Three-bedroom townhouse or villa

Both the developer and FazWaz identify a three-bedroom format. Guest feedback associated with the Anjuna Palms accommodation name suggests that at least some three-bedroom homes are being used. No dependable public schedule of built area, plot area or current asking prices for the type was established. The extra bedroom may broaden potential guest groups, but pool dimensions, actual sleeping capacity and privacy still depend on the chosen villa rather than the generic category.

Your selections are not saved anywhere. This is a decision aid, not an assessment.

Best for: A part-time Bali resident who wants beach access without living in a hotel-style building may find the concept appealing. One-bedroom and two-bedroom private-pool homes offer a more personal base for longer stays, with restaurants and social venues close by. The value of that flexibility depends on whether the house is ready for the intended move-in date and whether day-to-day property support is reliable. Someone living in the house will experience maintenance and noise issues differently from a buyer looking only at an investment illustration.; Small families and groups sharing accommodation have a plausible fit with the two-bedroom option. Two bathrooms, a kitchen-living arrangement and a pool make it possible to spend time together without relying on common resort facilities. At the same time, a two-storey house needs to be assessed for accessibility and safety, especially with young children. The advertised building area does not automatically tell you how large the outdoor seating and pool surrounds feel in use.; Buyers hoping to rent the home when they are away may appreciate that the surrounding estate already has short-stay activity. That is evidence of a hospitality use case, not evidence of an assured yield or universally permitted rental operation. The strongest decision inputs would be an identified property manager, a clear allocation of expenses, a realistic maintenance allowance and actual booking and cost records from comparable homes. Personal-use dates and owner access should be spelled out rather than presumed.; A careful buyer comparing different phases of the same development may also find Anjuna Palms worth studying. The spread of published one-bedroom sizes, the separate Phase 1 marketing and the different project-wide unit counts indicate why individual plans matter. Comparing houses on identical assumptions about area, remaining lease term, furnishings and closing costs may reveal distinctions that a simple bedroom-count filter misses. The development name is a useful starting point, not a substitute for the property's exact identity.; This is not a documented route to directly owning Indonesian land in perpetuity. At least one specific sales listing uses leasehold, and the underlying land certificate for the selected plot was not reviewed. Buyers who require a particular registered title or the ability to transfer land rights directly into their personal name should not infer that outcome from an attractive villa sales page.; Someone who needs certainty about immediate occupation, fully completed surroundings and all approvals may find the available evidence insufficient. Listing platforms describe completion at different dates and different levels of the development, while definitive handover and occupation documents were not inspected. A completed label on a directory cannot settle an obligation to deliver a particular house on an agreed day.; Light sleepers, remote workers seeking silence and families wanting a secluded retreat face a specific site trade-off. Short-stay descriptions for the broader Anjuna Bay estate warn of construction and a nearby nightclub. The issue may be worse in some positions than others, but a promise of tranquility should not be taken as a guarantee that every bedroom is free of disruptive noise.; The offer is also a poor match for anyone treating developer projections as fixed rental income or a website reference to Bank BRI as a substitute for financial security. No bank-issued guarantee instrument covering a selected buyer was available, and no unit-level net rental statements underpinning advertised returns were verified. Those gaps matter most when an investment decision depends heavily on projected cash flow or refund protection.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The published unit counts conflict: the official Anjuna Palms website and Rumavi describe 30 homes, while FazWaz lists 15 townhouses in three buildings. Sales phases may account for part of the difference, but no verified unit-by-unit phasing schedule was found. The record uses the developer's 30-home claim, not an independently certified count. FazWaz marks the project completed in June 2026, BaliBig marks Phase 1 completed in Q4 2025, and older individual listings still show off-plan status. Signed handover records, project-specific building approval (PBG) and the certificate of fitness for occupation (SLF) were not inspected, so completion of every Anjuna Palms home cannot be confirmed. Rumavi refers to a 30-year lease and a possible additional 20 years, and the developer advertises Bank BRI refund protection. No executed lease, underlying land certificate, enforceable renewal clause, identified selling legal entity or bank-issued guarantee was verified. The individual plot boundaries and applicable site-use permissions also remain unconfirmed by documentary evidence.
