Why this project is worth a look
Room to be private
Individual pool villas can offer more separation than a hotel-style residence. The actual advantage depends on each plot’s boundaries, overlooking and the living areas shown on its floor plan.
About the project
Arin Grin Complex Pandawa is marketed as a small private-villa development on Bali's southern Bukit Peninsula. Listings also use Arin Grin and Arin Grin Pandawa, and consistently connect the homes with the DM Projects brand. The product is fundamentally different from a serviced apartment: these are individual houses with swimming pools and outdoor areas, intended to offer the privacy of a stand-alone residence. That distinction matters for both occupation and ownership. A villa owner must consider the condition of the building, the rights attached to its plot, and the arrangements for roads, security and shared services. None of those can be settled by the design concept alone.

The first question is how many houses actually belong to the development. FazWaz's project summary reports five units, a count also repeated by Housearch. WorldEstate and Balinsky describe seven, and confusingly FazWaz's own narrative switches to seven villas while the summary retains five. This is more than a small inconsistency in sales copy. It affects the site plan, expectations of privacy, shared maintenance costs and potentially the land-right structure. A revised scheme or separate phase is conceivable, but the public information does not substantiate either explanation. The sensible conclusion is that one recognisable development has competing published unit counts, not that two fully documented residential phases have been identified.
What can be located reliably is the broader Pandawa area of South Kuta in Badung Regency. Local government identifies Pandawa Beach with Desa Kutuh, yet several property databases classify the residential project under Ungasan. Those descriptions may be using different geographical conventions, but neither provides the cadastral boundary or a verifiable street entrance. A seller-supplied pin and the land certificate should resolve the uncertainty. Until then, a district-level point would be misleading on a property map. The advertised proximity to Pandawa Beach is useful as general context, not a verified walking distance from the front gate.
Life on southern Bukit has its own practical pattern. The coastline is approached through hills and limestone cliffs, with short journeys that can depend heavily on the exact access road. This is not a neighbourhood where proximity on a map automatically means an easy walk. Some marketing material highlights ocean views, and the elevated landscape makes that proposition plausible. However, the view from a particular terrace is not the same as a protected view corridor. Its orientation, neighbouring plots and any future building activity matter. Buyers who expect regular beach visits should look at the actual drive, parking arrangements and seasonal road conditions rather than an unsourced journey-time claim.
Two-bedroom and four-bedroom configurations appear in multiple descriptions of Arin Grin. They appeal to different occupants. The smaller option might suit a couple, a small family or guests seeking privacy without the work of a very large home. Four bedrooms allow a larger group to stay together, but more occupied rooms also mean higher housekeeping needs, power consumption and wear. Sales materials refer to en-suite bathrooms, open living areas, kitchens, gardens and terraces. These are useful indications of the design direction, though the descriptions do not amount to a complete unit-by-unit specification. The actual floor plan, ceiling heights, storage and service areas are more revealing than the bedroom count alone.
A specific four-bedroom sale listing on FazWaz supplies firmer details than the general project copy: four bathrooms, a two-storey arrangement, a stated property area of 335 square metres and a plot size of 255 square metres. These figures belong to that listing only. They cannot automatically be applied to every four-bedroom residence in the group, particularly when houses may occupy plots of different shapes. A private swimming pool also changes how an apparently generous land area functions. Garden space, parking and equipment rooms compete for the same footprint, and the usable outdoor area is rarely apparent from an aggregate number.
There is a striking inconsistency on the same platform. Its promotional paragraph describes roughly 255 square metres of interior space on around 400 square metres of land, the reverse of the impression created by the individual listing's 335-square-metre property and 255-square-metre plot. WorldEstate separately gives 187 square metres as the project's minimum area, without tying it conclusively to a particular two-bedroom floor plan. These numbers should not be blended into a range or explained away as gross versus net area without drawings. For a purchase decision, the relevant evidence is a dated plan identifying built area, enclosed interior, terraces, pool, service space and registered parcel boundaries for the exact unit.
Private pools are part of the recurring sales proposition, alongside landscaped courtyards and terraces. The architecture is presented in a Mediterranean-inspired language of pale surfaces, arches and generous windows. More relevant to living conditions is how well the spaces perform in Bali's climate. The quality of drainage, protection against heavy rain, shading, ventilation and access for pool maintenance can have a greater effect on the experience than the facade style. Outdoor privacy also depends on where the houses face and how nearby terraces overlook each other. None of these performance details has been independently verified for every villa; they belong in the physical inspection and handover specification.
The project is also advertised with a broader hospitality offer: a spa, restaurant or cafe, parking, surveillance, security and sometimes yoga facilities. Their legal and operational position is less clear than the marketing suggests. DM Projects' own property-sales page identifies Arin Grin Restaurant and Arin Grin Spa as separate commercial properties, with individual asking prices and floor areas. That is evidence that they are distinct saleable assets, not proof that their services come free with ownership of a villa. Access rights, service charges, public access, opening hours and responsibility for operating costs should be documented. A well-presented restaurant nearby is not equivalent to a guaranteed amenity in a residential contract.
Completion is another unresolved issue, and the conflicting dates should remain visible. FazWaz records June 2024 as completed. WorldEstate gives a second-quarter 2024 delivery date, while DDA Real Estate labels its offering delivered. Balinsky, by contrast, associates Arin Grin Complex Pandawa with a 2026 handover and an estimated 95 percent construction level. Both sets of claims can be found publicly, but neither comes with a project-specific completion certificate in the reviewed material. A developer might have finished some homes before the final site works, or an agency might simply have old data; there is no reliable basis to decide which explanation applies here.
Even a reported construction percentage is not an occupancy certificate. It may refer to a selected building, fit-out works or shared infrastructure rather than a complete inspection of every home. The physical condition of a villa, the readiness of utilities and the formal right to occupy and use it are separate questions. The reverse caution applies too: a portal that still says under construction may not reflect a more recent handover. For this project the most useful evidence would be a dated walk-through of the particular house, its utilities and a documentary record of any transfer or acceptance. Until that is available, assigning an unequivocal project-wide completion status would overstate the research.
DM Projects is a credible public brand attribution in the limited sense that several platforms name it and the group maintains its own website. That does not identify the entity legally responsible for this individual transaction. A landholding company, an operating company, the builder and the seller can all have different roles. The buyer needs to understand who controls the land interest, who can grant the lease, who receives funds and who is obliged to repair defects or hand over a completed building. One marketing identity can coexist with several Indonesian companies, and public brand recognition should not be mistaken for a verified corporate chain.
The tenure advertised for Arin Grin is a contractual long-term lease, with Balinsky specifying a basic 30-year term. That arrangement should not be described as foreign freehold ownership of the underlying land. Indonesia distinguishes Hak Milik landownership from other land rights and private contractual interests. Hak Milik is not a straightforward title available directly to a foreign individual, while rights such as Hak Pakai have their own qualifying requirements. None of those general rules tells us what the seller can legally grant over the Arin Grin plot. The title document and the proposed lease must establish that chain, including any rights of assignment and subletting.
The lease commencement date matters as much as the headline length. A thirty-year right starting on an earlier date may give a later buyer less than thirty years of remaining occupation. Renewal provisions should identify who has to consent, the conditions for extension and the way any additional premium is determined. A loose promise of further years is not equivalent to an enforceable obligation by the titleholder. The ability to sell the remaining lease to another buyer also affects the exit strategy. On Bali, the property marketed as an attractive house and the legal interest transferred by the agreement are not necessarily the same thing, so the contract description must be precise.
Permitting information is not ready for an unconditional statement. Balinsky uses an 'applied PBG' label, referring to the building approval process. It is not a copy of an issued approval and does not establish that an application was refused or that no permit exists. A separate SLF concerns a building's fitness for use; a completed-looking villa cannot substitute for that documentation. No project-specific underlying PBG, SLF, land certificate or spatial-use approval was available for independent examination in the reviewed public sources. These are therefore unverified documents, not proven deficiencies. The distinction is important when assessing whether occupation and a proposed rental operation would be lawful for the actual property.
One published four-bedroom listing on FazWaz showed an asking price of IDR 13.9 billion when checked on 16 October 2026. This is a listing price for a particular advertised home, not an agreed transaction price or a confirmed available unit. Other platform versions display different asking figures. Older WorldEstate material starts at USD 275,000 and DDA Real Estate presents an offer from USD 545,000, but they do not establish what either home would cost today or whether the same specification is being sold. A meaningful price comparison needs the unit number, its drawings, furniture schedule, legal tenure, remaining lease term, taxes and closing charges on the same dated offer.
Historic payment promotions add another layer of uncertainty. WorldEstate described a 30 percent initial contribution followed by five instalments for the balance, and DDA Real Estate also advertised 30 percent down. Neither intermediary's description proves that this structure is still offered by the contracting seller. It may have been designed for an earlier construction stage and no longer be relevant to a completed or resale property. Buyers should distinguish a refundable reservation payment, a contractual deposit, construction-linked milestones and the final amount due on handover. The consequences of delayed delivery or an inability to supply documents need to be set out before any significant funds change hands.
For rental use, a private villa close to Bukit's southern beaches has an understandable audience: small groups seeking outdoor space and privacy. That does not create a reliable yield forecast. The examined sources provide no independently substantiated operating record for the specific home being offered. Net results would depend on the booking mix, actual management commissions, electricity, pool chemicals, maintenance, repairs, insurance if applicable, taxes and vacant periods. Some advertisements promote managed rentals or particularly attractive returns, but those claims are not evidence of receipts. Permission to conduct the intended type of letting, together with the contractual right to do so, should be established separately from any forecast.
A managed-villa purchase can still be convenient for an overseas owner, provided the management agreement is clear. The public material does not establish an agreed operator fee, reporting standard, maintenance reserve, damage-handling process or the owner's entitlement to use the property personally during busy periods. Nor does a nearby spa or restaurant establish that someone will attend to every issue in the house. For someone buying a holiday home, the ease of arriving, using the pool, obtaining repairs and leaving the property secure may ultimately matter more than a sophisticated marketing package. Those practical obligations need a named responsible party.
Arin Grin merits consideration as a small villa offering for people drawn to the southern Bukit landscape rather than a dense urban resort. It is less suitable as a decision made from web listings alone. The project identity and broad format are recognisable, but the public data leave gaps in its count of homes, completion record, exact parcel, contract counterparty, lease term and permitting evidence. Before committing, the outstanding information needs to be tied to one specified villa through its plans, title and lease documents, handover status and a dated price quotation. Until that happens, any advertised return, completion label or starting price deserves to remain a claim rather than a verified property fact.
Unit types & sizes
The two-bedroom format appears in project marketing. No reliable unit-specific plan or area schedule was available to confirm the size and configuration of a particular house.
Get floor plans and current pricesA particular FazWaz listing describes two floors and a 255 sqm plot. Its stated 335 sqm building size should not be extrapolated to the entire four-bedroom inventory; the same platform also carries conflicting project-level dimensions.

Best for: Buyers seeking a stand-alone private-pool villa on southern Bukit rather than a room in a large resort.; People planning occasional family stays who are willing to inspect the actual two- or four-bedroom layout.; Overseas owners prepared to obtain a clear management contract and budget for pool and building upkeep.; Purchasers able to verify the legal interest and handover condition before making a binding commitment.; Anyone requiring a fully documented, unquestionably completed villa immediately: public handover dates conflict.; Foreign individuals looking for straightforward freehold title to the underlying land: the advertised interest is contractual leasehold.; Investors relying on a guaranteed yield or automatic use of adjacent hospitality venues; neither has been demonstrated in binding documents.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Published inventory and completion records conflict: FazWaz and Housearch report five villas, while Balinsky and WorldEstate say seven; FazWaz states 2024 completion but Balinsky cites work continuing towards a 2026 handover. No verified handover record or SLF resolved this. The parcel address and coordinates are unverified, with Pandawa and Ungasan both used in listings. DM Projects is the named brand, but the seller’s legal entity, land title, 30-year lease commencement and project-specific PBG/SLF documents remain unexamined. Area figures differ between an individual 335 sqm / 255 sqm plot listing and project narrative of 255 sqm / 400 sqm. Historical 30% payment terms and hospitality services are not contractual evidence, and current inventory and final pricing have not been confirmed.
