Why this project is worth a look
A genuinely small compound
Five private-pool homes offer a different proposition from a tower or a managed holiday resort. Privacy and upkeep depend on the exact plot and neighbouring villas, not on the project name alone.
Evidence beyond renders
Individually numbered Hazelnut homes are advertised to guests, providing an observable sign of use. Rental listings are not audited operating statements, and they do not establish compliance for every unit.
An Ungasan base
This is a southern-peninsula home for people comfortable travelling to beaches and restaurants. The value of the address is in its actual access and daily convenience, not in a generic promise of being close to everything.
Resale terms matter most
A published sales figure exists, but current availability is unverified and market sources disagree on lease duration. The transferable rights and the condition of the particular house have to be established before the price becomes meaningful.
About the project
Hazelnut Villa is a small, five-home development on Bali's southern Bukit Peninsula. Each home is marketed as a two-bedroom villa with its own swimming pool, rather than an apartment in a larger managed resort. Its most useful distinguishing feature is that it has moved beyond a purely off-plan promise: at least two addresses, marketed as Hazelnut 1 and Hazelnut 5, appear on short-stay booking platforms. That is evidence of an accommodation product being offered to guests. It is not proof that all five homes have been legally handed over, nor is it a rental-performance record for any prospective purchaser.

Someone shopping for a resale villa should first establish whether there is actually anything to buy. FazWaz's project page currently displays no available sales units. A separate Bali property directory still carries a Hazelnut Villa entry priced at IDR 2,194,628,000. Those two observations can coexist: a listing may be old, its owner may be testing the market, or the aggregator may not cover every resale. None of those possibilities is confirmed here. The displayed price is therefore a dated market reference, not a live asking price or a promise of availability. Before using it in a budget, the relevant unit, owner, inclusions and exact transaction structure need to be identified.
The location is another area where one source should not override all the others without explanation. FazWaz and a syndicated project page place the development under Jimbaran. Rental listings for separately numbered Hazelnut villas, a mapped place entry and the Rise Real Bali developer directory point instead to Ungasan, within Kuta Selatan, Badung. The named map location carries the plus code 55M8+R6R and sits in the wider Garuda Wisnu Kencana area. For understanding the neighbourhood, Ungasan is the more useful description. For signing a land-related contract, however, a map pin is still no substitute for a surveyed parcel, legal address and title documentation.
Living in Ungasan means choosing the southern hills rather than a beach-front address. The peninsula gives residents access to different beaches and dining areas, but everyday trips are generally easier with a car or motorbike. The accommodation host highlights supermarkets and the beaches around southern Bali, with driving times presented as visitor guidance. Those times are not independently verified travel measurements. For a longer stay, the practical questions are simpler: the condition of the access road, traffic at the hours that matter, grocery trips, water supply and whether nearby construction affects the space around the pool. A few evenings in the house can tell a buyer more about that routine than a broad neighbourhood label.
The published floor-area figures need particular care. The developer-related project listing presents the villas as approximately 60 square metres, and a separate sales index pairs a 60-square-metre building figure with a 100-square-metre land area. Yet short-stay platforms describe individual homes numbered 1 and 5 as roughly 109 square metres. These are not interchangeable measurements. One may cover an enclosed building footprint and another the area used for holiday accommodation; the sources do not give sufficient measurement definitions to resolve them. The only responsible way to establish usable indoor space, outdoor space and individual plot boundaries is to read the drawings and inspect the chosen home.
The interior concept is compact and straightforward: two air-conditioned bedrooms, a sitting and dining area, a kitchen and direct access to a private pool. The rental adverts for numbered homes show one bathroom, although that has not been independently established as the layout of every villa in the development. Private parking also appears in accommodation descriptions. A small household or four guests may find the arrangement entirely workable. A buyer who needs separate workrooms, generous storage or multiple bathrooms should not assume those features exist just because the villa has two bedrooms. Likewise, there is no verified evidence of a substantial shared clubhouse or the kind of on-site services a resort residence would offer.
Marketing material describes teak or suar elements, protective treatments, insulation and durable paints, presenting the project as a collection of wooden houses. The rental host describes a concrete building dressed in wood textures and finishes. Those descriptions are not necessarily mutually exclusive, but they answer different questions. Visual design does not reveal the load-bearing structure, waterproofing specification or the condition of timber exposed to Bali's climate. Maintenance of the pool, plumbing, air-conditioning, roof drainage and external finishes deserves attention, especially if the property is meant to generate income without the owner being present. An independent inspection is a more useful basis for a maintenance reserve than promotional material.
Sources also use different completion dates. The project profile labels the development completed in December 2024, while older descriptive text refers to September 2024. Rise Real Bali records it as handed over, and accommodation pages for Hazelnut 1 and Hazelnut 5 are consistent with active use. On balance, the development can reasonably be described as completed for cataloguing purposes. That still leaves open the exact handover date of each unit and whether the necessary building documents have been inspected. In Indonesia the SLF relates to a building's fitness for use; a holiday listing does not establish that a particular SLF has been issued or remains appropriate for the proposed use.
DM Projects is the brand consistently associated with the development. It appears on the FazWaz developer profile, the independent developer directory and a Bali sales directory, and a corporate site exists under the same brand. What has not been identified from publicly accessible project documents is the Indonesian legal entity that holds the relevant interests in this specific land and signed the original sale or lease arrangements. The brand on a brochure and the company with legal authority to grant or assign rights can be different. This distinction becomes especially important when a resale owner is not the original developer and the buyer may need consent from the landowner or another contracting party.
Public descriptions classify Hazelnut Villa as leasehold. The Rise Real Bali database lists a 30-year term, whereas the property-sales directory shows 28 years. The latter might reflect time remaining, but that cannot be treated as fact without a commencement and expiry date. A marketing description also promises an extension, without publishing the relevant agreement or a fully stated price and process. A contractual land lease is not the same as holding an Indonesian land title. The actual position depends on who holds the underlying land rights, who is granting use to the buyer, whether transfer is allowed and what the documentation says about renewal. A resale price means little without those answers.
Short-stay listings provide some insight into how the villas are being operated. They describe guest services including housekeeping, Wi-Fi, pool care and assistance from the host. These are terms of accommodation offered to guests, not evidence that a purchaser inherits a management agreement on the same terms. One host also flags possible daytime building work nearby. That is a current-listing disclosure worth investigating, not proof that every home suffers persistent noise. The presence of a registration number on an accommodation platform should similarly be understood as information displayed by the host; it does not independently verify all construction, land-use and tourism-operating permissions for the chosen property.
For an income-focused purchase, projected occupancy is much less useful than the actual records of the identified unit. Booking revenue, platform fees, manager charges, cleaning, utilities, pool maintenance, repairs and replacement of furnishings all belong in that assessment. Nightly rates displayed to prospective guests do not show how many nights were sold or what the owner received. The operator's obligations and the owner's ability to change operators are equally material. These are manageable questions when proper records exist, but public accommodation listings alone cannot answer them.
The appeal here is a familiar one: a manageable two-bedroom private-pool villa in a small compound, with evidence that individual units are being let. The trade-off is that the critical purchase information is still unit-specific and not publicly documented: present ownership, transferable lease rights, usable area, permitted operation, price and remaining term. Hazelnut Villa could suit a buyer who values a compact home and is prepared to verify the particulars. It is a much weaker fit for anyone expecting a fully documented, hands-off investment with guaranteed yield or a ready-to-sign unit available at a published price.
Ownership format
Market sources describe the villas as contractual leasehold rather than foreign ownership of the land. One project database reports a 30-year term, while a sales directory shows 28 years. Neither figure establishes the expiry date or renewal rights of a particular villa without its signed documents.
Home types & sizes
A compact layout built around two bedrooms, a living/kitchen space and a private pool. Rental pages for units 1 and 5 show one bathroom, but the exact layout of the home offered for sale should be taken from its drawings and inspection.

Location
- The individually listed villas identify Ungasan, Kuta Selatan, Badung, rather than central Jimbaran. A named map entry provides the plus code 55M8+R6R, but the cadastral address and parcel boundary have not been supplied.
- Garuda Wisnu Kencana is the practical local reference point. The neighbourhood makes sense as a Bukit Peninsula base, not as a walk-out-to-the-beach location.
- Driving times stated by holiday hosts are indicative promotional guidance. Real access depends on the specific lane, traffic, time of day and transport arrangements.
- A visit should capture the approach road, water and drainage conditions, nearby development activity and what daily journeys feel like from the villa itself.

Best for: A buyer looking for a compact home in the Ungasan area, who values a private pool more than a staffed resort and is comfortable driving to beaches and everyday amenities.; Someone who prefers an existing property to an off-plan promise and is prepared to inspect the exact home, including its pool equipment, finishes, drainage and access.; An investor willing to work with real unit-level booking records and manager agreements rather than developer return projections or isolated public nightly rates.; A purchaser familiar with Indonesian contractual leasing who understands that the remaining term, assignment provisions and renewal wording may outweigh a superficial price comparison.; may not suit: Buyers who require a beachfront address, effortless walking access to everything or a large resort-style range of common facilities.; Foreign individuals looking for direct freehold land ownership rather than a contractual interest whose terms and expiry matter.; Purchasers who need an immediately verifiable for-sale unit, a complete published legal file and guaranteed net rental performance before making any enquiries..
