Why this project is worth a look
Low entry point
Active listings put the lower asking-price reference around THB 1.67M. That is attractive relative to many new Bangkok townhome schemes, but the number only becomes meaningful after checking the actual house, renovation needs and title documents.
Mature estate
With 443 homes and a 2011 completion date, the neighbourhood can be judged in its real operating condition rather than from launch promises. The same maturity makes house-by-house technical inspection essential.
Eastern Bangkok fit
Soi Chalong Krung 53 is practical for households connected to Lat Krabang, the industrial corridor and airport-side employment. It is less compelling for someone who needs a walkable central-Bangkok rail commute every day.
Land is the key issue
This is a townhouse purchase involving land, not a condominium foreign-quota transaction. A foreign buyer needs to establish a lawful ownership structure before treating any resale listing as directly purchasable.
About the project
Baan Pruksa 51 Chalongkrung is a mature low-rise housing estate in eastern Bangkok, not a new launch with a single developer inventory. Older databases also identify the same scheme as Pruksa 51 Chalongkrung and Baan Panalee 11. That changes how the project should be evaluated. A buyer is not choosing between standardized new-build units; they are choosing between individual resale houses that may have been renovated, extended or maintained very differently over more than a decade. The estate-level facts are useful as a framework, but the real purchase decision sits at house level: condition, land plot, alterations, documents, parking and seller terms matter as much as the original project specification.
Pruksa Real Estate Public Company Limited is consistently identified as the developer, and 443 homes is the most stable project count across the major property databases. FazWaz, Hipflat and ZmyHome date completion to March 2011 or 2011, while DDproperty and PropertyHub leave the completion year blank. The weight of the evidence supports March 2011, but there is no surviving official Pruksa project page in the sources we could verify. For a buyer, the practical point is more important than the missing archive: this is an established estate whose streets, security, neighbouring houses and common areas can be inspected as they actually operate today rather than judged from launch material.

The estate sits in Lam Pla Thio, Lat Krabang, inside Soi Chalong Krung 53 with access to Chalong Krung Road. This is a functional eastern-Bangkok location rather than a central, rail-oriented neighbourhood. The area serves people connected to Lat Krabang's industrial and logistics employment, the airport corridor, local schools and day-to-day retail. FazWaz places the Airport Rail Link station at Lat Krabang well beyond walking distance, so a household that relies on rapid transit should test the commute at the times it will actually travel. The location makes more immediate sense for drivers, airport-related workers or households whose daily life is already centred on the eastern side of Bangkok.
Historic project records add useful detail that current portals often omit. Tooktee links Baan Pruksa 51 to the earlier name Baan Panalee 11 and records a project land area of 30 rai 3 ngan 90 square wah. ZmyHome lists an original two-storey Pispruksa townhouse type from 95 sq m with three bedrooms, two bathrooms and one parking space; Baania also records a two-storey, three-bedroom, two-bathroom home type. Today's resale stock is less uniform. Current portal listings include two- and three-bedroom houses around 90–100 sq m, and some houses show different land or usable areas. That is normal in an older townhouse estate where extensions and owner alterations can change how a house functions even if its original shell was standardized.
As of 7 October 2026, the lower visible asking-price reference was about THB 1.67 million on FazWaz and DDproperty. Hipflat showed a cluster of resale offers roughly between THB 1.67 million and THB 2.3 million. Those numbers should be read as asking prices for specific houses, not as a project price list. In an estate of this age, two homes with similar headline floor areas can deserve very different prices because one may have a sound roof, useful extensions, sensible parking and recent systems work while another may require immediate spending. The cheapest listing is therefore a useful entry-point marker, but it is not evidence that every comparable house can be bought at that level.
The common facilities appear modest and residential rather than resort-like. ZmyHome confirms a communal garden and 24-hour security, while DDproperty also lists 24-hour security. FazWaz additionally shows CCTV, key-card access, a children's area and a walking or jogging path. The sources are not perfectly consistent, and some portals display generic amenity inventories that are too broad to trust without a site check. A sensible expectation is a gated neighbourhood with basic shared space and security, not a modern clubhouse development built around a pool, large gym and lifestyle facilities. Anyone who values a particular amenity should verify that it still exists and is maintained before committing.
Because the estate dates from 2011, technical due diligence deserves more attention than marketing. Older townhouses often reveal their history clearly: roof repairs, kitchen extensions, covered parking, changed drainage, rewired rooms or added structures. Some alterations can improve the house; others can create leaks, ventilation problems, access issues or undocumented work. A viewing should therefore go beyond paint and furniture. Check roof and wall moisture, drainage after heavy rain, electrical condition, water pressure, structural cracking, the quality of extensions and whether any changes affect parking or access to shared infrastructure. The advantage of buying an established resale is that these issues are visible if someone actually looks for them.
Foreign buyers face an additional structural issue. Individual listings may label houses as freehold, but this is a townhouse-with-land project, not a registered condominium where the familiar 49% foreign quota applies. Thai land law generally prevents a foreign individual from registering land in their own name except in narrow statutory circumstances. That does not automatically make the property irrelevant to every foreign buyer, but it does mean the ownership route must be established before treating the asking price as an actionable purchase opportunity. The specific title, land parcel, seller's ownership and any proposed lease or other lawful arrangement need professional review. Nominee ownership through Thai persons should not be treated as a legitimate workaround.
For a Thai buyer, or a household that already has a lawful way to hold the land, the estate can offer a straightforward value proposition: a two-storey home with multiple bedrooms in a settled part of Lat Krabang at a relatively low entry price. It can work for families who need more separation of space than an apartment provides and who value proximity to eastern Bangkok employment over central-city convenience. The trade-off is that there is no uniform new-build condition. One resale may be move-in ready; the next may need a substantial renovation budget. Comparing only floor area and asking price can therefore be misleading.
The investment case should stay grounded in the local market. Baan Pruksa 51 is tied to Lat Krabang's resident and employment base rather than tourism or Bangkok's prime rental corridors. Public sources do not provide a robust project-level rental yield, occupancy rate or resale-liquidity series, so there is no responsible basis for presenting a guaranteed return. An investor should instead compare current and recently closed townhouse transactions, realistic renovation costs, achievable long-term rent and the exact position of the house inside the estate. In a mature suburban project, street position, parking, upkeep and tenant practicality can matter more than a broad market narrative.
Ownership format
Resale listings describe individual properties as freehold, but this is a low-rise project where the transaction includes land. A foreign individual generally cannot register Thai land in their own name except in narrow statutory cases, so the lawful ownership structure must be checked for the specific purchase.
Home types & sizes
ZmyHome records three bedrooms, two bathrooms, two storeys and one parking space. This is the original house type; an individual resale may have been altered or extended since completion.
Current resale stock includes houses around 90–100 sqm with two or three bedrooms, with some listings showing other sizes. These are individual resale configurations rather than separately verified original model types, so they should not be generalized across the estate. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate is inside Soi Chalong Krung 53 with access to Chalong Krung Road.
- It is in Lam Pla Thio, Lat Krabang, on the eastern side of Bangkok.
- The location is shaped by Lat Krabang's local employment, industrial area and the Suvarnabhumi corridor rather than central-Bangkok office districts.
- Lat Krabang Airport Rail Link station is not within practical walking distance, so the real commute should be tested around the buyer's normal travel times.

Price & purchase terms
- Current price: From THB 1.67M in active FazWaz and DDproperty resale listings checked on 7 October 2026. This is a lower resale-market reference, not a developer price; the specific house, its condition, availability and transaction terms need to be confirmed separately.
- Completed: March 2011
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

- FazWaz, Hipflat and ZmyHome date completion to March 2011 or 2011, while DDproperty and PropertyHub leave the year blank; we did not find a surviving developer archive page for this specific project.
- Portals disagree on the full amenity set. The main record keeps only the communal garden and 24-hour security, which are the most consistently supported; other facilities should be verified on site.
- Public sources did not reliably establish the current common charges, estate-management rules or the specific land-title type for every house; those documents need to be checked for the selected property.
