The practical draw is access to Suvarnabhumi Airport, the Lat Krabang employment belt and the everyday retail and education infrastructure on Bangkok’s eastern side. The development has two eight-storey residential buildings, 541 units and a site of roughly five rai. That makes it large enough to support a proper amenity package without becoming a high-rise tower project. Sansiri still markets available units on the official project page, while resale stock is already circulating on major portals, so a buyer should identify the actual seller of a chosen apartment from the outset rather than assuming every listing is developer inventory.

The legal-development structure is unusually useful to see in the primary documents. Sansiri presents Dcondo Air as a joint-venture project with Tokyu, and the official brochure names Siri TK One Co., Ltd. as the project owner. Sansiri’s annual reporting lists Siri TK One among its joint ventures with Tokyu Group and shows a 70% Sansiri interest. For due diligence, this distinction matters: the familiar Sansiri brand is not necessarily the legal name that will appear as the contracting party or payment recipient. These distances support a convenient local routine, but they do not make Dcondo Air a rail-at-the-door development. A resident may still rely on a car, taxi or motorcycle for the first and last part of many trips. For airport staff, logistics workers, frequent flyers or people whose daily life is concentrated around Lat Krabang, that trade-off may be entirely sensible; for someone commuting to central Sukhumvit every day, it deserves more scrutiny.

The common areas are designed for regular daily use rather than a resort-style sales pitch. The official brochure lists lobbies, a co-working area, a shared living room, swimming pool, gym, waterside garden, laundry and drying facilities, 24-hour security and CCTV. EV charging is provided, and Wi-Fi is available in several common spaces. One practical constraint is parking: the project publishes a ratio of roughly 30% relative to the number of units. In a 541-unit development, a buyer who expects to drive every day should ask how spaces are allocated, whether access is first-come-first-served and how heavily the car park is used in the evening. The existence of a car park should not be read as a guaranteed space for every apartment.

As of September 2026, pricing has already split into developer and market layers. Sansiri’s official page advertises from THB 1.75 million, while DDproperty shows current asking prices starting around THB 1.68 million and extending to roughly THB 1.99 million in the lowest part of the market. PropertyHub also carries fresh sale listings. The cheapest headline number should not drive the decision by itself. In a completed condominium, price differences can reflect floor, outlook, fit-out, furniture, seller motivation, quota status and transfer terms. A buyer comparing units should therefore work from the total acquisition package and the unit documents, not just the portal price.

For a foreign buyer, Dcondo Air follows Thailand’s normal condominium ownership framework. A unit can be registered as foreign freehold only when sufficient foreign quota remains, and foreign ownership is capped at 49% of the aggregate condominium unit area. Some market listings identify a unit as foreign- or Thai-quota stock, but that is a property-specific statement, not proof of the remaining project-wide quota.
