Why this project is worth a look
A real resale market
The community is long completed, so a buyer can inspect the actual house, plot, street environment and neighbouring properties instead of relying on a future delivery promise. The uncertainty shifts from the developer to the asset itself: two houses inside the same project may require very different renovation budgets.
Substantial private space
Historic material points to homes of roughly 144–336 sqm on plots around 100–120 square wah and larger. That gives the project a different value proposition from central Bangkok housing: the useful comparison is not only purchase price, but how much land, internal space and practical family use remain after any refurbishment.
Eastern Bangkok logic
Chalong Krung and Lat Krabang work naturally for households connected to Suvarnabhumi, the industrial estate or the nearby university cluster. The trade-off is public transport. This is not a walk-to-rail community, so everyday mobility is considerably easier with a car.
House-specific pricing
2026 evidence spans a THB 4.3M active listing, a THB 7.29M recorded sale and higher asking stock. Those numbers describe different plots, floor areas and renovation levels. Anaville Suvarnabhumi is therefore a project where individual comparable homes are more informative than a single project-wide average.
Title before tenure labels
DDproperty labels the project tenure as freehold, but that does not give a foreign individual an automatic right to register the underlying Thai land. A resale purchase needs a plot-level review of title, ownership, encumbrances and the legally workable house-and-land structure for the specific buyer.
About the project
Anaville Suvarnabhumi is an established detached-house community in eastern Bangkok rather than a new launch where buyers are choosing from developer stock and presentation materials. The project sits on Chalong Krung Road in Lam Pla Thio, Lat Krabang. The main property databases consistently identify Narai Property as the developer and 272 homes as the project scale. Narai's own corporate history places Anaville Suvarnabhumi in its 2005–2013 development timeline, while specialist property portals record completion in 2008 or 2009. For a buyer in 2026, the practical implication is more important than the date discrepancy: every purchase is now a resale purchase, and individual houses can differ substantially after nearly two decades of occupation, renovation and maintenance.
The original product was generous by Bangkok suburban standards. Historic project material points to plots around 100–120 square wah and larger, with house designs ranging from roughly 144 to 336 sqm. Current project databases preserve five core layouts: three-bedroom homes at about 144, 148 and 203 sqm, a four-bedroom home around 256 sqm, and a larger three-bedroom design around 336 sqm. These original plans are useful for orientation, but they do not define the house you will actually buy. Resale owners may have enclosed terraces, added rooms, changed kitchens, reworked service areas or renovated the entire interior. A 203 sqm house that sold in March 2026, for example, was marketed with four bedrooms even though the original project-plan databases associate that size with a three-bedroom design.

Pricing should therefore be read house by house. An active PropertyHub listing refreshed on 2 October 2026 was asking THB 4.3M for a two-storey house of about 145 sqm on 105 square wah of land. A different property, 203 sqm on 152 square wah, was recorded as sold for THB 7.29M in March 2026 after renovation. DDproperty also showed a larger resale offer close to THB 9M in April 2026. Those figures are not contradictory once the underlying assets are considered. Plot size, renovation quality, corner position, drainage, roof condition, extensions, furnishing and general upkeep can matter more to value here than a headline project average. The lowest asking price is useful as a market entry point, not as a promise that comparable homes will trade at the same level.
This is primarily a car-oriented address. The project is on Chalong Krung Road, with the Lat Krabang industrial area and the King Mongkut's Institute of Technology Ladkrabang cluster forming much of the nearby employment and education context. A historic project review places the entrance opposite Soi Romsai 1 and publishes the coordinates 13.763314, 100.803425. Rail is not realistically walkable: sources identify Lat Krabang Airport Rail Link as the nearest major urban rail connection, but the last leg still requires a taxi, motorcycle or car. The location therefore makes the most sense for households whose daily life is already anchored in eastern Bangkok, the airport corridor, Lat Krabang's industrial zone or nearby institutions, rather than for buyers whose routine depends on central Sukhumvit or the inner-city BTS/MRT network.
Multiple independent sources identify a communal green area, swimming pool and 24-hour security, with FazWaz also listing CCTV. There is an important historical nuance behind the simple facilities list. A disclosure preserved by Home.co.th states that the swimming pool was built and owned by the company as a service facility rather than being common property, while a public garden for the first phase was described separately. Modern portals simply present the pool and green area as project facilities. For a resale buyer, the current operating arrangement matters more than the historic wording: who controls those facilities today, what fees apply, what rights transfer with the house and whether the estate has an active management structure should be established from current estate documents.
The project's identity is unusually well documented for an older suburban development. Historic disclosure material names Narai Property as the landowner and operator, identifies land-allocation permit 125/2548 and references title deed 15035 for the first phase. Those records are valuable provenance, but they are not a substitute for the documents of a specific resale plot. The buyer still needs the current land title, registered owner, encumbrance status, building documentation and evidence that any later extensions match what is legally registered. This is particularly important for foreign purchasers: a portal may label the tenure as freehold, yet Thai land ownership rules generally prevent a foreign individual from simply taking the land title in their own name outside narrow statutory exceptions.
The strongest way to view Anaville Suvarnabhumi is as a mature resale neighbourhood with relatively large houses and plots, not as a lifestyle launch or guaranteed investment story. A well-maintained or properly renovated house can offer a substantial amount of private space for a budget that buys far less in more central Bangkok. The trade-off is that age shifts much of the due diligence from the developer to the physical asset itself. Roof condition, leaks, electrical systems, plumbing, drainage, signs of settlement or flooding, boundary walls, extensions and the condition of the land should all be assessed on the actual property. A low asking price can be attractive, but only after the cost of bringing the house to the buyer's required standard is understood.
Ownership format
Resale portals describe the house-and-land tenure as freehold, but foreign individuals generally cannot register Thai land directly in their own name except under narrow statutory exceptions. The house and land structure therefore has to be checked against the documents of the specific resale property; nominee-company structures are not recommended.
Home types & sizes
One of the smaller original house types. For a resale property, 144 sqm should be treated as the baseline project plan rather than a guarantee of the current configuration; later extensions or enclosed areas need to be checked on the specific house.
A slightly larger original three-bedroom plan. Its size is relatively consistent across the older project databases, but any resale inspection should still separate the original design from alterations made by previous owners.
A mid-sized original plan. A 203 sqm resale house has already appeared on the market with four bedrooms, showing why the current room count of a specific property should not be inferred automatically from the historic project layout.
A larger family-oriented original plan. Current databases give approximately 256 sqm, while one older review shows 265 sqm; for a specific house, registered documents and actual measured space matter more than an archival marketing figure.
The largest consistently documented original design. Historic descriptions also mention a study, an additional living area and staff accommodation, making it materially different from the smaller houses and unsuitable for direct comparison with the lowest entry-price listings.
The supported original size range is approximately 144–336 sqm with three to four bedrooms. An older Homenayoo review shows conflicting figures of 114, 202 and 265 sqm for several plans, versus 144, 203 and 256 sqm in PropertyHub and BaanFinder. The cards above use values that align across at least two specialist databases; a specific resale house should ultimately be assessed from its own documents and current configuration. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Chalong Krung Road, Lam Pla Thio subdistrict, Lat Krabang district, on Bangkok's eastern side.
- A historic project review places the entrance opposite Soi Romsai 1 and publishes the project coordinates as 13.763314, 100.803425.
- The Lat Krabang industrial estate is part of the immediate area, making the location especially relevant to households working in eastern Bangkok.
- King Mongkut's Institute of Technology Ladkrabang is roughly five kilometres away in independent mapping-oriented sources.
- Lat Krabang Airport Rail Link requires a road connection from the project; this is not a walk-to-rail housing community.
- Suvarnabhumi Airport is connected through the eastern Bangkok road network, but published distance estimates vary enough that actual drive time should be judged by route and traffic.

- Current price: From THB 4.3M based on an active resale listing refreshed on 2 October 2026. This is a lower-market anchor for one house, not a developer price; the selected property's condition, plot size, documents and final price need separate confirmation.
- Completed: 2008
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Best for: Families wanting a detached house and meaningful private land at a budget that would buy materially less space in central Bangkok.; Buyers whose work, schools, business or daily routine are tied to Lat Krabang, Suvarnabhumi, the industrial estate or eastern Bangkok.; People comfortable selecting a resale property on its actual condition and budgeting for refurbishment where necessary instead of paying a new-build premium.; Buyers who value an established neighbourhood where the streets, neighbouring homes and overall environment can be inspected before committing.; may not suit: Buyers who require daily walkable access to metro or urban rail; a car materially improves everyday life here.; Foreign purchasers expecting to register the underlying land directly in their own name without a separate legal structure; Thai land restrictions apply.; People who do not want the technical due diligence that comes with an older house and would rather buy into a new-build warranty period.; Investors who need deep, clean project-level rental statistics; current inventory is thin and some portals appear to misclassify neighbouring listings..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing conflicts: FazWaz and DDproperty state 2008, PropertyHub states 2009, while Narai Property's own corporate timeline shows the project spanning 2005–2013. The sources do not clearly document a formal phase structure that reconciles those dates.
- For several original house plans, an older Homenayoo review lists 114, 202 and 265 sqm, while PropertyHub and BaanFinder list 144, 203 and 256 sqm. The selected resale property's own documents should control.
- Historic disclosure says the swimming pool was provided by the company as a service facility and was not common property, while modern portals simply list a pool as a project amenity. Current management rights and charges need to be checked from live estate documents.
