Why this project is worth a look
Space for the money
The residential offer starts at 128 sqm with two-car parking while the current headline price begins at THB 2.99M. That is a substantial amount of internal space for the absolute budget, particularly for someone who does not need central Bangkok. The trade-off is the attached-townhome format and a relatively compact starting plot, so land size, end-unit position and the exact row still matter to the final value.
Two use cases
The residential and commercial products should be underwritten differently. A family townhome is primarily about layout, privacy, parking and daily travel; a shophouse is about frontage, customer access, traffic and permitted use. Choosing the intended use first prevents the project's 164-unit total from masking two very different property decisions.
Residential stock is inspectable
The townhome component is presented as fully complete, so a buyer can inspect real noise, sun exposure, finish quality, parking manoeuvrability, neighbouring façades and the operating common areas before committing. That removes much of the construction-stage uncertainty, although title, plot boundaries, encumbrances and transfer terms remain unit-specific due-diligence items.
East Bangkok logic
The location is strongest for households tied to Lat Krabang's industrial, education and airport employment base. A buyer commuting daily to central business districts may find that the lower house price is partly exchanged for travel time. Here the actual weekday route should be tested before the size of the house becomes the deciding factor.
Foreign ownership is different
Unlike a condominium purchase, the core legal issue is the underlying land. A normal foreign buyer cannot simply take the plot in their own name. The lease structure, building rights and transfer mechanics should therefore be understood before comparing the headline price with a condo or another property type that offers a more straightforward foreign-ownership route.
About the project
SENA Viva Chalongkrung – Ladkrabang is not simply a row of townhouses and it is not a pure commercial scheme. The roughly 15-rai site contains two distinct products: 88 two-storey townhomes and 76 shophouse-style commercial units, making 164 units in total. The residential rows sit further inside the development, while the commercial blocks face the road and are designed to combine business use with upper-floor space. That distinction matters from the first viewing. Price, traffic exposure, privacy, parking behaviour and even the legal acquisition structure differ depending on which product is being considered. A THB 2–3M family townhome and a three-and-a-half-storey commercial unit priced above THB 5M should not be evaluated as interchangeable versions of the same property; they serve different decisions within one project.
The residential range is built around two plans, THEE and THEE+. THEE provides 128 sqm of usable area with three bedrooms, one multipurpose room, three bathrooms and parking for two cars, on plots starting at roughly 20 sq wah. THEE+ expands the house to 140 sqm, keeps three principal bedrooms and adds two multipurpose rooms, with plots starting around 33.5 sq wah. Older portal and preview descriptions sometimes count those flexible rooms as additional bedrooms, which is why four- and five-bedroom labels appear elsewhere. The current developer specification is more useful for a buyer: think of the extra rooms as adaptable space that could become a study, ground-floor bedroom, children's room or storage depending on the individual household rather than assuming a fixed bedroom count from an advertisement.

The commercial component is a different proposition. These are three-and-a-half-storey units positioned towards the road frontage. SENA's current commercial page gives a 4-metre frontage, land from 17 sq wah, about 162 sqm of internal area, three bedrooms and three bathrooms. The format can accommodate a shop, office, clinic, service business or a work-and-live arrangement, but the word 'investment' does not remove the need to test the actual business case. A shophouse here costs materially more than the townhome product, and its value depends far more on visibility, customer access, parking, permitted activity and genuine local foot or vehicle traffic. Those factors need to be checked for the exact row and unit rather than inferred from the project name.
The site is in eastern Bangkok's Lat Krabang district, within the broader employment and education ecosystem around the Lat Krabang Industrial Estate, King Mongkut's Institute of Technology Ladkrabang and Suvarnabhumi Airport. The project connects to Chalong Krung Road; the legal project description uses Lam Kor Phai canal road in Lam Pla Thio. This is best understood as a road-oriented local employment location, not a central Bangkok address where rail access defines every journey. Airport Rail Link Lat Krabang is part of the wider area, but the project is not station-front. For an owner-occupier, the practical test is the daily route to work, university or the airport and the real driving conditions at the hours that matter, because those habits will shape the value of the location more than a headline distance to central Bangkok.
The residential product offers a notable amount of internal space for its price bracket. Even the smaller house provides 128 sqm, a flexible ground-floor room and two-car parking, which is a very different living proposition from a compact condominium at a similar capital budget. The compromise is equally clear: these are attached townhomes, not detached houses, and the standard THEE plot begins at around 20 sq wah. Buyers who want generous indoor space, several rooms and two cars without paying for a large private plot may find the trade-off sensible. Someone expecting the acoustic separation, wrap-around garden and privacy of a detached home should not let the 128–140 sqm internal area create the wrong expectation.
Shared facilities include a clubhouse, swimming pool, gym, co-working space, landscaped areas, children's space, controlled access, CCTV and 24-hour security. SENA also makes solar generation a prominent part of the product. The residential page refers to an approximately 3 kW system and a promotional saving of up to THB 1,800 per month; the commercial product references about 5 kW and up to THB 3,000 per month. Those figures are not guaranteed cash savings. The developer itself conditions them on electricity tariffs, sunlight hours, installation angle, shading and other real-world variables. For a completed unit, the useful due-diligence question is therefore not whether the brochure once promised 'free electricity', but what equipment is installed on the chosen property, whether it is functioning properly, what warranty remains and how actual consumption compares with generation.
Project-completion data need to be read by component. The residential page shows 100% for structure, architecture and internal works and markets the townhomes as ready to move. The separate shophouse page still shows 97% overall, with structure at 100% and architecture and interiors at 95%; the detailed progress images are labelled February 2025. SENA's central progress list, updated on 2 October 2026, still displays the project as 'ready to move' at 97%. The buyer-level conclusion is more useful than forcing a single neat number: the townhome side can be treated as completed stock, while the exact handover condition of a commercial unit should be inspected and confirmed rather than borrowing the residential side's 100% figure.
Pricing also contains several layers. The main current project card shows townhomes from THB 2.99M, while the commercial page displays shophouses from THB 5.19M. Elsewhere on SENA's site, selected-unit campaign pages still refer to THB 2.89M or THB 5.7M, but the visible campaign terms run only to 31 July 2026. A buyer should therefore use the public 'from' price as a budget screen, not as an entitlement to a particular plot. Corner position, land size, frontage, fit-out, stock status and the sales programme attached to the exact unit can change the final number. For commercial property in particular, road exposure and customer access can matter more than a headline discount of a few hundred thousand baht.
For a foreign buyer, the central constraint is land ownership rather than the physical quality of the project. This is not a condominium where a unit may be registered in foreign freehold within a 49% quota. An ordinary foreign individual cannot simply take title to the land underlying one of these townhomes or commercial units. Thai law contains a narrow exception requiring at least THB 40M of qualifying investment and approval from the Minister of Interior, but that is not the normal route for a mass-market home purchase. A registered land lease of up to 30 years can be a lawful alternative, with building ownership and any renewal rights documented separately, yet SENA does not publish one standard foreign-buyer structure for this development. The acquisition structure therefore needs to be understood before a deposit is treated as routine.
The project makes most sense when the buyer starts with use rather than marketing. For an owner-occupier, it offers a ready townhouse with unusually large internal area for the price, two-car parking and a location tied closely to Lat Krabang's employment base. For an operating business, the road-facing shophouse gives a different combination of frontage, working space and upper floors. Those are separate reasons to buy, and they should remain separate in the underwriting. Once the intended use is clear — family home, owner-operated business or rental asset — the relevant questions become much sharper: which plan, which row, what plot, what frontage, what legal structure, and what current price for that exact property.
Ownership format
This is a landed low-rise development rather than a condominium with a foreign freehold quota. An ordinary foreign individual cannot directly own the underlying Thai land, apart from a narrow statutory exception requiring at least THB 40M of qualifying investment and ministerial approval. For a typical foreign buyer, a registered land lease of up to 30 years may be a lawful structure; ownership of the building itself and any renewal mechanics have to be documented separately. SENA identifies the project land under Chanote title deed No. 62838, but the project does not publish a standard foreign-buyer acquisition structure. Nominee Thai-company landholding should not be treated as an acceptable workaround.

SENA's legal project disclosure splits the development into 88 townhomes and 76 commercial units. The standalone commercial page currently states 77 units, which conflicts with that legal disclosure and with the 164-unit project total; the registry therefore uses the more specific 88 + 76 = 164 breakdown. Older reviews sometimes count THEE/THEE+ multipurpose rooms as bedrooms, producing four- and five-bedroom labels in the market; the cards above retain SENA's current specification of three bedrooms plus flexible rooms.
