Why this project is worth a look
Close to the working district
The industrial estate entrance gives the development a specific commercial catchment area. Businesses already using addresses here demonstrate that the live/work concept has practical applications, but they do not guarantee demand for another tenant or business.
Four usable levels
A four-storey building can separate visitors, operations and private rooms if its configuration allows it. The same vertical layout also creates a need to think about stairs, accessible entry, fire exits and the legitimacy of any alterations.
Genuinely different property sizes
Smaller shophouse units are recorded around 192 square metres, while early material describes larger home offices around 331 square metres. Those differences matter far more than the broad townhouse label often attached to this project in property portals.
An established environment
There is no construction handover to wait for, and the surrounding businesses and buildings can be assessed in person. The trade-off is that a resale purchaser inherits a specific property history, including repairs, tenancies and possible title encumbrances.
A market with varied asking prices
A published THB 4.5 million offer is only one end of the market. Combined units and larger plots cost more; the credible comparison is between the rights, usable accommodation, condition and legal obligations of individual properties.
About the project
Fifth Avenue Ladkrabang sits somewhere between a row-house development and a working commercial precinct. Its four-storey properties were conceived as home offices and shophouses, rather than conventional houses with a small room occasionally used as a study. That distinction changes how the property should be assessed. A buyer needs to understand the customer-facing ground floor, circulation between levels, access for deliveries and visitors, permitted uses and what it feels like to live next to active businesses. Counting bedrooms alone will not answer those questions.
The development is on Chalong Krung Road in Lam Pla Thio, within Bangkok’s Lat Krabang district, close to the entrance to the Lat Krabang Industrial Estate. Soi Chalong Krung 31 and the neighbouring V Condo development are practical landmarks. This part of Bangkok has a working mix of industrial activity, education, retail and residential streets. It may be a compelling location for an owner-operator whose customers, suppliers or staff are already based in the east of the city. It is much less persuasive for someone who expects a central Bangkok lifestyle simply because an airport is in the wider area.

Fifth Development Co., Ltd. identifies Fifth Avenue Ladkrabang in its own corporate history. The developer reports starting the scheme in 2014 and recognising revenue from it from 2015 onward. Major property platforms describe the scheme as completed in 2015, while another directory gives 2018 as the completion year. Neither the developer’s timeline nor those directory entries is a substitute for a completion certificate for a particular building. In a resale purchase, the important dates are also the property’s alterations, maintenance history and the point at which the current owner acquired it.
The number of premises is disputed. FazWaz and an established Thai project guide describe 331 units, on land reported as 19 rai, 2 ngan and 80 square wah. Home.co.th and PropertyHub instead show 144. There is no verified site plan establishing whether these counts refer to different subsets of the same development. We therefore treat 331 as the better-supported working figure, not as a certified total. Buyers do not need a made-up reconciliation: they need to know precisely which plot and numbered building they are purchasing.
There is also more than one scale of property. A larger four-storey home-office product is recorded at 331 square metres in early project coverage; PropertyHub gives 441 square metres for a similarly named configuration. Smaller commercial rows are described at around 192 square metres, a figure echoed by individual resale listings. A buyer should not assume the project offers standardised floor areas. Ask whether a number describes the land plot, the original approved building, a renovated interior or two units combined behind one façade.
The public asking prices reflect these differences. One listing advertised a four-storey, approximately 192-square-metre property on a 17.5-square-wah plot for THB 4.5 million. Other buildings have been marketed around THB 6–7 million. In October 2026, a separate pair of adjoining, connected four-storey premises was publicly listed at THB 10.5 million, with a combined area of about 380 square metres. That last figure belongs to two bays, not one standard home office. A simple price-per-building comparison would obscure more than it reveals.
The THB 4.5 million listing is a useful lower market reference, but it carries an important qualification. Its seller disclosed a bank charge and described a tenant arrangement that was due to end in May 2026. Neither the current balance of the secured debt nor the present occupancy is independently established. Before paying a deposit, a prospective purchaser needs a fresh title search, agreement on how the charge will be discharged at closing and written confirmation of vacant possession or any tenancy being inherited. The cheapest visible advertisement is not necessarily the easiest property to complete on.
The commercial character of Fifth Avenue is observable rather than merely promised. Operating businesses give their addresses inside the development: a language centre, a clinic and other service firms, among others. That suggests the ground-floor retail and office proposition has been put to real use. It does not prove that a new shop will attract customers or achieve any particular rent. Tenant demand, permitted activities and a business’s own operating economics are three different issues, especially in a neighbourhood shaped by working-day traffic.
Some buildings could support a household as well as a business. Marketing plans and resale descriptions include bedrooms, bathrooms and flexible upper-floor spaces. Four storeys, however, mean repeated trips up stairs unless the particular building has a lift; a generic facilities checklist online is not proof of one. Anyone planning to live here should look beyond the photographs to check the stairs, sleeping arrangements, natural light, ventilation and how much business noise reaches the private rooms. Privacy can be harder to maintain when the entrance doubles as a customer doorway.
The verified common amenities are fairly practical: security, CCTV, parking and some landscaped outdoor space appear in independent descriptions. An aggregator also lists a swimming pool, gym, sauna and a broad catalogue of services, but those entries have not been supported by the project-level evidence found. Treat them as unverified, not as part of the purchase proposition. Parking deserves more attention than it usually gets: frontage spaces may be shared, loading might affect neighbours, and a floor area suitable for ten desks does not automatically come with ten visitor bays.
Chalong Krung Road is the defining transport connection, not a rail platform outside the gate. FazWaz places the Lat Krabang Airport Rail Link station around 5.8 kilometres away. The industrial estate, King Mongkut’s Institute of Technology Ladkrabang and Suvarnabhumi Airport help explain the area’s employment and service connections. They do not establish an easy daily commute for everyone. A purchaser should test the actual route to the places they visit, and consider whether customers and employees arrive by car, motorcycle or public transport.
Ownership requires a different conversation from buying a condominium. Fifth Avenue’s buildings sit on land, and the familiar condominium foreign-ownership quota is not the route to acquiring these plots. Foreign nationals generally cannot directly acquire Thai land, apart from narrowly defined statutory exceptions. A registrable land lease and separately evidenced building rights may be relevant to an individual transaction, but there is no verified project-wide ownership scheme for foreign purchasers in the sources reviewed. A listing marked “freehold” is not evidence that a non-Thai buyer can acquire the land on identical terms.
Commercial use has its own checks. A street-facing shophouse may be physically suited to a studio, café, service business or showroom; that does not mean every activity is authorised. Relevant building approvals, business licences, fire safety arrangements, signage permissions and any rules governing common areas need to match the intended use. Alterations undertaken by previous owners deserve particular attention where walls, stairways or two adjoining units have been opened up. A buyer paying for a business-ready building should be sure that its present configuration is lawful and serviceable.
Because the development is established, many uncertainties can be answered by visiting rather than relying on renders. Look at the condition of common areas, take note of the neighbours on both sides, see where delivery vehicles stop and return after working hours. Ask for the land title, construction records, approved floor plans, evidence of mortgages or other encumbrances, ongoing charges and the details of any tenancy. An international buyer should obtain advice on the legal holding structure before negotiating a purchase price, not after an offer has become difficult to unwind.
Fifth Avenue Ladkrabang is best understood as a location-specific live/work property market. It may suit an entrepreneur who needs a business address in eastern Bangkok and can make practical use of several levels of space. It will be less intuitive for somebody seeking a quiet family house or a straightforward, foreign-freehold investment comparable with a condominium. The most productive first decision is whether the exact property supports the intended business and way of life; the second is whether the rights being offered can lawfully be held by that buyer.
Home types & sizes
The 331 sqm figure appears in the original project guide and Home.co.th. It describes the larger home-office format, not a guarantee that every building has an identical internal arrangement. Another portal lists 441 sqm for a home office, so the as-built plan is essential.
The 192 sqm figure is supported by the shophouse type listed on PropertyHub and a resale offer. These buildings can have commercial space below and rooms above, but room labels in advertisements are not a substitute for an approved layout or evidence of permitted use.
The 192, 331 and 441 sqm figures come from distinct building formats and inconsistent portal records, not a standardised inventory. Land area expressed in square wah must not be confused with internal floor space. A resale offering of two connected bays at roughly 380 sqm is not an original single-unit floor plan. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: An owner-operator whose customer base, suppliers or staff are concentrated around eastern Bangkok and who wants work and private rooms in one building.; A service business that needs a physical address and a visitor-facing entrance, provided the intended activity can be licensed and the building is approved for it.; A buyer comfortable with resale due diligence, fit-out costs and the possibility that two apparently similar properties have very different ownership and maintenance histories.; Someone whose usual journeys are within Lat Krabang and the surrounding districts, especially when a car is part of daily life.; A commercial-property investor able to assess actual tenancy terms, the cost of holding the property and the realistic range of prospective users.; may not suit: A family prioritising a quiet residential enclave and confirmed leisure facilities over access to business premises.; A buyer expecting a walk-to-rail location or an easy, predictable commute across central Bangkok.; A foreign purchaser looking for the straightforward foreign-freehold condominium route; land and shophouse ownership follows a different legal framework.; Someone seeking passive income without being willing to check tenancy documents, permissible uses, ongoing costs and the condition of an individual building..

- Unit count differs: FazWaz and the early Homenayoo profile report 331, while Home.co.th and PropertyHub show 144. No authoritative site-wide schedule was found to explain the difference.
- Project listings disagree on completion in 2015 versus 2018 and on the larger format measuring 331 versus 441 sqm. No definitive approved as-built schedule for the property types was located.
- The June 2026 THB 4.5M listing mentions a bank mortgage and an earlier tenant. Current title status, tenancy, availability and any lawful foreign-buyer structure remain unverified.
