Why this project is worth a look

A 104-home estate

With 104 houses, The Plant Chalong Krung is easier to read on the ground than a very large suburban master development. A single visit can give a meaningful view of the internal roads, landscaping, security and overall upkeep. The smaller scale does not guarantee liquidity, though. Resale supply can be thin, which makes the individual plot, renovation standard and seller expectations more influential.

The plot matters

The original 100-square-wah starting plot is central to the value proposition. Buyers are paying not just for enclosed floor area but for outdoor space, setbacks, parking and the ability to use a meaningful garden. Two houses with similar interiors can feel very different if one has a better-shaped plot, stronger drainage, less road exposure or useful extensions. The land deserves its own inspection rather than being treated as a line in the listing.

Four original designs

Archived material shows four distinct house types from 120 to 180 square metres. That gives buyers a useful baseline for understanding what they are viewing, from the smaller Propose to the larger Prestige design. Resale homes may no longer match those plans exactly, so the original type should be checked against the current floor plan, extensions and actual measured space before comparisons are made.

A driving location

This is not a rail-led Bangkok purchase. Its logic is Chalong Krung, Suwinthawong, Lat Krabang and the eastern road network. For households already tied to this side of Bangkok, that can be a sensible exchange: more land and a detached-house environment for the budget. For buyers commuting daily to inner Sukhumvit, Sathorn or Silom, the travel pattern can outweigh the extra space.

Land changes the deal

A foreign buyer cannot treat this like a condominium freehold transaction. The house sits on land, and direct foreign ownership of Thai land is generally unavailable outside narrow statutory exceptions. Before a reservation or deposit, the buyer needs a plot-specific review of the registered owner, title document, encumbrances and the lawful structure being proposed. Those legal mechanics are part of the asset, not a paperwork detail to solve after agreeing the price.

About the project

The Plant Chalong Krung is a completed Pruksa estate of detached two-storey houses in Lam Phak Chi, Nong Chok, on Bangkok’s eastern edge. Pruksa’s investor archive records the project as a January 2018 launch with 104 homes, while contemporary project reviews describe roughly 41 rai of land and four original house designs. That distinction matters today. This is no longer a new-launch purchase where buyers compare developer stock and payment plans; it is an established residential community where each resale house has its own condition, modifications, plot position and ownership history. Home.co.th now marks the developer sales phase as closed, while resale and rental listings remain active.

The original product was unusually land-heavy compared with many Bangkok suburban projects at a similar budget. The published starting plot size was 100 square wah, roughly 400 square metres, while internal floor areas ranged from 120 to 180 square metres. All four original designs had three bedrooms, with either two or three bathrooms and two-car parking. On the resale market, however, some houses are advertised with four bedrooms, expanded parking or other owner changes. A buyer therefore needs to distinguish the original design from what has actually been built, extended or renovated on the selected plot rather than assuming that every house in the estate matches the archived brochure.

Location is the main trade-off. The estate sits on Chalong Krung Road in Lam Phak Chi, Nong Chok, with resale listings placing it around Soi Chalong Krung 69. Older project material positioned it close to the Suwinthawong junction, and area databases place Lat Krabang Industrial Estate and the Lat Krabang Airport Rail Link station within the wider catchment rather than on the doorstep. In practical terms this is a car-oriented suburban address. The reason to consider it is space: land, a detached house and community facilities at a price point that would usually buy a very different type of property closer to central Bangkok. The cost of that space is longer day-to-day travel for buyers whose work, schools or social life are concentrated in the inner city.

The communal facilities are substantial for a 104-home estate. Historical project descriptions list a clubhouse, lounge, fitness room, large landscaped park, playground and shared swimming facilities; one detailed source specifies an 8-by-20-metre saltwater main pool and a smaller saltwater children’s pool. The original security package included controlled vehicle access, CCTV at the entrance and 24-hour guards. Because the estate has been operating for several years, the current condition and management of these facilities matter more than the launch brochure. A sensible viewing should include the common areas, internal roads, drainage, security operation and any current common-charge arrangements rather than focusing only on the house interior.

For a 2026 purchase, the useful way to read The Plant Chalong Krung is as a resale-house market, not as a single developer price list. The lowest current asking price we found for the original estate was THB 5.29M for a 100-square-wah resale house, with the listing updated on 20 September 2026. Other asks are higher, so the headline number should be treated only as a lower market anchor. Plot shape, corner position, extensions, renovation quality, furnishings and title history can all shift value. Foreign buyers also face a fundamental difference from condominium purchases: the land underneath a detached house cannot normally be held directly in a foreign individual’s name, so the legal structure for the specific plot must be reviewed before price comparisons become meaningful.

Ownership format

For a foreign buyer, direct ownership of the land is generally not available in an ordinary Thai property transaction. The selected house therefore needs a plot-specific legal review of the registered land right and any lawful structure, such as a registered long lease of the land combined with separate rights over the building. Nominee-company arrangements should not be treated as a shortcut.

Home types & sizes

Propose PS72 — 3 bedrooms
120 sqm
2 bathrooms

The smallest of the four original designs, with three bedrooms, two bathrooms, a kitchen and two-car parking. It was the entry family format on plots starting from 100 square wah. On a resale viewing, check whether the internal plan remains original and whether later extensions have taken over garden or parking space.

Pricey PS72 — 3 bedrooms
142 sqm
3 bathrooms

At 142 square metres, Pricey adds a third bathroom while retaining two-car parking. It is a more flexible family layout than the entry model, particularly when one bedroom is used for guests or older children. Resale value will still depend heavily on ground-floor condition, kitchen changes, extensions and the position of the plot within the estate.

Posh PS72 — 3 bedrooms
159 sqm
3 bathrooms

The 159-square-metre Posh design appears regularly in resale advertising. The original specification was three bedrooms, three bathrooms, a kitchen and two-car parking. Some current listings claim more parking, which may reflect a particular plot or later alterations rather than the standard plan, so the physical configuration should be verified at the house.

Prestige PS72 — 3 bedrooms
180 sqm
3 bathrooms

The largest original type at 180 square metres. Contemporary launch material adds an upstairs multipurpose room to the three-bedroom, three-bathroom layout, creating useful flexibility for a study, family room or extra sleeping space. For a resale purchase, however, the present condition and any owner alterations matter more than the archived model name.

The four cards describe the original launch-period house designs. Resale homes may show different bedroom counts, parking arrangements or extensions, so these are baseline configurations rather than a guarantee of the selected property’s current layout. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The estate is in Lam Phak Chi, Nong Chok, on Chalong Krung Road; current listings for the original estate place it around Soi Chalong Krung 69.
  • Historical project material puts the Suwinthawong Road junction roughly 1.3–1.5 km away.
  • Area databases place Lat Krabang Industrial Estate at about 5.4 km, making the location more logical for households whose work and daily routines are already on Bangkok's eastern side.
  • Airport Rail Link Lat Krabang is listed at roughly 11.8 km, so rail access exists in the wider area but this should not be marketed as a station-adjacent project.
  • Driving is the practical default. Buyers should test real peak-hour travel to their own workplaces and schools rather than relying on straight-line distance or brochure travel claims.

Your selections are not saved anywhere. This is a decision aid, not an assessment.

Best for: Families who value a meaningful private plot, a detached house and a quieter residential setting more than proximity to central Bangkok.; Buyers whose work, schools or daily routines are already in Nong Chok, Lat Krabang, Min Buri or the broader eastern side of the city.; People comfortable buying resale property house by house, where renovation, plot quality and owner modifications need separate assessment rather than relying on a uniform developer product.; Buyers working around the lower end of the current resale range who understand that better plots, corner positions or well-executed upgrades can command materially higher asking prices.; Foreign buyers prepared to treat the legal structure of the land as a separate due-diligence workstream instead of assuming the purchase works like condominium freehold.; may not suit: Anyone who needs walkable rail access, dense urban amenities and a short daily commute to Bangkok's core business districts.; A buyer looking for a standardised brand-new house with a developer-controlled specification and primary-market payment schedule.; A foreign buyer expecting to register the underlying land directly in their own name without a separate legal structure and review.; An investor who wants condo-like price transparency and easy comparison by price per square metre; detached-house value here is much more plot- and condition-dependent..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The selected property's land title, registered owner and any encumbrances need plot-level verification; these cannot be established reliably for the entire estate from public project pages.
  • The current common-charge rate and the exact scope of estate management services in 2026 were not confirmed from one reliable current source.
  • Some portals mix The Plant Chalongkrung 2 listings into the original estate page, so every resale listing should be matched back to the correct address and title documents.
