Old-city address
The project sits in Chana Songkhram, beside Bang Lamphu and the Khao San/Phra Sumen part of old Bangkok rather than in a conventional high-rise condo corridor. The address is most attractive to someone who values the historic neighbourhood, river access and walkability; it is a different lifestyle choice from living next to a major mall or rail interchange.
Small building scale
Three six-storey buildings and 144 units make this a relatively compact development by Bangkok standards. The trade-off is age: in a 1998 property, the condition of lifts, waterproofing, electrical and plumbing systems, parking areas and common spaces deserves more attention than the original specification sheet.
Resale due diligence
There is no construction risk left to analyse and no developer payment plan to compare. The important evidence is attached to the individual resale unit: title, seller authority, encumbrances, outstanding common fees, registered area, building rules and physical condition. That makes the legal and technical file of the actual room more important than any generic project description.
Limited visible stock
The main portals showed no active sale inventory when checked. That does not establish poor liquidity, but it does mean there is no deep public order book from which a reliable project-wide asking price can be derived. A serious valuation should use the specific unit plus relevant comparables in Phra Nakhon rather than a notional launch price.
Identity needs checking
Travel sites also use the Banglumpoo Place name for a guesthouse at essentially the same address range. A buyer should therefore match the room offered for sale to the condominium title and juristic-person records, rather than assuming that every room carrying the name is legally the same type of asset.
About the project
Banglumpoo Place is an older low-rise condominium in Chana Songkhram, in Bangkok’s historic Bang Lamphu area. The core project data is unusually consistent across the main property directories: completion in 1998, three buildings, six floors and 144 units. This is therefore a resale building rather than a current developer launch. A buyer should approach it as an established piece of housing stock where the decisive questions are the condition and title of the individual unit, the health of the condominium juristic person, maintenance of the common areas and the exact legal status of what is being sold.
The residential directories place the condominium at 82–86 Phra Sumen Road, Chana Songkhram, Phra Nakhon, Bangkok 10200. The same address range has also been marketed for years as Banglumpoo Place Guesthouse, with travel platforms commonly showing 84–86 Prasumeru Road. That overlap matters. It does not prove that the condominium record is wrong, but it means a purchaser should not rely on the shared name or street address alone. The room number, title deed, registered use, building number and condominium juristic-person records should all correspond to the unit being transferred.

This is a very different proposition from a modern mass-transit condominium in Sukhumvit, Rama 9 or the newer suburban nodes. Bang Lamphu is part of Bangkok’s old city, close to Phra Sumen Road, the Khao San area, Phra Sumen Fort and the Chao Phraya riverfront. FazWaz identifies Phra Arthit Express Boat Pier as the nearest landmark. The practical appeal is therefore walkability within a historic neighbourhood and access to river transport rather than a large amenity deck or a rail station at the gate. That location can be compelling for someone who specifically wants old Bangkok, but it is not interchangeable with a conventional BTS- or MRT-led investment thesis.
At the time of our check on 22 September 2026, PropertyHub and FazWaz both showed no active units for sale in the project. That is useful information in itself: the publicly visible resale market is thin, and there is not enough current inventory to publish a credible starting sale price. A Condothai record does provide one concrete unit example — a 26 sqm studio on the third floor — but it is a rental listing and cannot be treated as the official project-wide unit mix or as evidence of present sale pricing.
The original developer could not be verified. PropertyHub does not name one, FazWaz lists the developer as unavailable, and broader searches in both Thai and English did not produce a reliable legal entity that can be tied to the development. For a 1998 resale condominium, that missing history is not automatically a reason to reject a unit. The transaction should instead stand or fall on the current legal and physical evidence: the condominium title, foreign quota certificate where relevant, registered owner, encumbrances, outstanding common fees, building management records and the actual condition of the unit and common property.
Ownership format
A qualifying condominium unit can in principle be held by a foreign buyer on a freehold basis within Thailand’s foreign ownership quota, capped at 49% of the aggregate unit area in the building. Public sources do not confirm the current quota availability or tenure of any specific unit at Banglumpoo Place, so the juristic-person certificate and the unit title need to be checked before transfer.
Unit types & sizes
One broker record provides a concrete example of a 26 sqm unit on the third floor. It is a rental listing rather than an official project floor plan, so the size should not be treated as representative of every unit in Banglumpoo Place.
No reliable public source exposes the original project-wide floor-plan schedule. PropertyHub lists no unit types, while the broker archive confirms only a single 26 sqm example and separately categorises the project under one-bedroom units. Until better documentation or multiple independent listings appear, it would be misleading to manufacture a broader studio/one-/two-bedroom mix.
