One five-storey building with 119 units is a relatively small format for a mainstream AP condominium. That does not guarantee silence, but it gives buyers a more legible building and a very different scale from the thousand-unit towers common elsewhere in Bangkok.

Siriraj is the anchor

Detailed sources put Siriraj Hospital at roughly 850 metres. That can materially simplify daily life for medical staff, students and households tied to the hospital. The flip side is equally clear: MRT Bang Khun Non is much farther away, so rail-doorstep buyers should look elsewhere.

Completed and inspectable

The government EIA database records the project as operating, and AP says all unit transfers were completed during 2025. A buyer can judge the actual building, management and apartment condition rather than relying on construction promises or computer renderings.

A simple unit ladder

The published mix runs from 30–35 sqm one-bedrooms through a 36.5 sqm one-bedroom-plus to 57–60 sqm two-bedrooms. It covers singles, couples and small families without an oversized catalogue, while making the lack of larger three-bedroom homes easy to identify early.

A visible resale market

Fresh 2026 rental listings and several secondary-sale ads show that Arun Privé trades as an occupied building after sell-out. Those listings are useful market anchors, not guaranteed transaction values, and every purchase now depends on the individual owner's title, condition and commercial terms.

About the project

ASPIRE Arun Privé is a compact AP Thailand condominium on Arun Amarin Road in Bangkok Noi: one five-storey building with 119 homes. It should not be confused with ASPIRE Pinklao–Arun Ammarin, another AP project on the same broader corridor. Thailand's EIA database carries the two under separate reports, which gives the identity issue a clean answer. The commercial situation has also moved well beyond launch-stage marketing. As of 30 August 2026, AP's live project page says SOLD OUT 100%, while AP's 9M2025 company snapshot states that ownership transfers for every unit at Aspire Arun–Privé were completed within four months. A buyer entering now is therefore shopping a completed secondary-market building, not choosing unsold developer inventory. That shifts due diligence toward the exact apartment: seller title, outstanding common charges, physical condition, furniture and alterations, the condominium juristic person's paperwork, and foreign-quota availability where the buyer is not Thai.

The location makes most sense through the Bangkok Noi medical and education cluster rather than through a 'near the CBD' label. The government EIA record places the project on Arun Amarin Road, Arun Amarin subdistrict, Bangkok Noi, Bangkok 10700. PropertyHub's detailed review puts Siriraj Hospital at roughly 850 metres, and current rental advertising continues to use the same distance. For someone working at Siriraj, studying in the medical ecosystem or visiting the hospital frequently, that is a direct everyday advantage. Rail access is less immediate. The same review places MRT Bang Khun Non at around 2.2 km, so this is not an MRT-doorstep condominium. The project originally advertised a shuttle serving Siriraj Hospital, Thonburi Hospital and the rail station; a resale buyer should confirm the service's current timetable and eligibility rather than assume an old launch promise still operates unchanged. By car, Arun Amarin Road gives practical links toward Siriraj, Pinklao and river crossings into the historic core, but peak-hour congestion matters more than simple map distance.

The building is genuinely small by mainstream Bangkok condominium standards. PropertyHub records a site of 1-2-53.40 rai, one five-storey block, 119 units and two passenger lifts, while Condonayoo and DDproperty independently match the five-storey and 119-unit configuration. Fewer neighbours can reduce the feeling of living in a mass-market complex, but the unit count alone does not guarantee silence. Most communal activity is concentrated at ground level, the gym shares the second floor with residences, and floors three to five are primarily residential. A first-floor home close to circulation routes can therefore feel very different from an upper-floor unit facing a quieter edge of the site. The useful buying exercise is to inspect the exact stack, the lift route, pool and garden exposure, corridor traffic and evening noise. The project's scale is a positive feature, but it is a physical characteristic rather than a promise of privacy.

The apartment range is deliberately narrow. Detailed project profiles consistently show three main categories: one-bedroom homes from 30 to 35 sqm, a 36.5 sqm one-bedroom-plus layout, and two-bedroom homes from 57 to 60 sqm. AP also featured Arun Privé in its own article about adaptable modular layouts. That is relevant because flexibility matters more in a 30–36.5 sqm home than it does in a large apartment: a moveable or reconfigurable zone can determine whether the space works for home working, storage or a more generous living area. The roughly 60 sqm two-bedrooms provide the clearest small-family option, and live rental listings show that some of these have two bathrooms. There is no published three-bedroom range. Resale inspection is especially important here because the original project specification and the apartment offered in 2026 may no longer be identical; owners may have added built-ins, changed partitions or replaced equipment after handover.

Amenities are more boutique in scale than spectacular in number. The published facility plan includes a hydro-spa swimming pool, Glass House Gym, co-working and social spaces, landscaped corners and terraces, face-scan and key-card access, CCTV, KATSAN security functions and the Smart World resident application. Most of these spaces sit on the first floor, with the gym on the second. AP also promoted Smart Air Quality ventilation equipment installed in the apartments. For a secondary-market purchaser, maintenance condition is now more important than the launch brochure. The questions worth asking are practical: does the ventilation unit in the chosen apartment still operate correctly, when were filters last replaced, how are the pool and common rooms maintained, what hours and booking rules apply, and what is the current common-area fee? We did not find a reliable current primary-source fee schedule, so an up-to-date juristic-person statement is preferable to an old portal number.

The 2026 market trail confirms that the building is occupied and trading after AP's sell-out. DDproperty carried fresh August 2026 rental offers around THB 15,000 per month for a 30 sqm one-bedroom and roughly THB 22,000–22,500 for about 37 sqm; PropertyHub showed two-bedroom homes around 60–61 sqm asking approximately THB 35,000–36,000 in mid-2026. These are asking rents, not registered leases, so they should not be converted mechanically into a yield claim. Sale inventory is thinner. LivingInsider displayed several resale ads, including a 35 sqm unit at THB 3.55M marked 23 February 2026 and a 30 sqm unit at THB 3.95M. The THB 3.55M figure is used here only as the lower visible market anchor, not as a promise that a comparable home is available today. A buyer should recheck the listing, ownership, furnishings, renovation history and transfer costs before using it in negotiations.

The legal trail is stronger than the completion-date labels found on portals. EIA report 256607-48 was approved on 14 December 2023 and identifies Asian Property (Bangkok) Co., Ltd. as the project owner. The government database now records the scheme as approved for operation and already operating. AP's corporate disclosure further says every unit had completed ownership transfer during 2025. DDproperty describes the condominium's tenure as freehold, which is consistent with a registered Thai condominium, but foreign ownership still has a separate legal limit. A foreign buyer can register a unit in freehold only while the building remains within the statutory foreign quota of 49% of aggregate condominium unit area. The relevant evidence is the juristic person's quota certificate for the selected apartment at transfer, not a generic portal label. That distinction matters particularly in a sold-out building because every purchase is now tied to an existing owner's title and the live quota position.

For a buyer, the project's strongest fit is quite specific: someone who values access to Siriraj and Bangkok Noi, wants a completed home, and prefers a 119-unit low-rise building to a large tower. The finished nature of the project removes construction waiting and makes inspection meaningful; you can see the actual corridors, pool, landscaping, management quality and neighbouring uses before committing. The trade-offs are equally tangible. AP has no direct inventory, the published parking ratio is only around 40% of units excluding double parking, pets were not permitted in the project rules cited by the detailed review, and MRT Bang Khun Non is not at the entrance. Buyers needing a three-bedroom family home, guaranteed private parking, pet-friendly rules or station-front rail access should treat those as structural mismatches, not minor points to solve after signing.

Ownership format

The condominium trades on the secondary market as freehold, but a foreign buyer can register freehold ownership only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. Quota availability must be confirmed for the specific unit through the condominium juristic person before transfer.
