The project has been operating since 2023, so a buyer can inspect the pool, lifts, corridors, parking and landscaping rather than relying on renderings. Construction uncertainty is largely gone, but management quality and the condition of the individual apartment matter more. The useful benchmark in 2026 is how the building actually works today, not how it was marketed at launch.

Two practical size bands

The real choice is between compact 24–27.5 sqm one-bedrooms and 32–37 sqm one-bedroom-plus layouts. The smaller units keep the entry budget lower, while the plus format gives enough extra space for a study, storage or a more separated daily routine. There is no broad family-layout range, so the project is best understood as housing for singles and couples.

Not a doorstep BTS condo

The nearest BTS stations are roughly 1.5–1.6 km away according to the major property portals. Drivers benefit from the Vibhavadi Rangsit, Ratchadaphisek and Phahonyothin road network, while non-drivers need to judge the actual walk, motorcycle-taxi options and any current shuttle service. The project name should not be used as a shortcut for that location test.

Amenities across both blocks

Facilities are distributed over levels one, two and four rather than compressed into a single lobby zone. The pool, work areas, gym, yoga spaces and game room sit in different parts of the two buildings and are connected by the bridge. The arrangement is useful when well maintained; on a resale inspection, current condition and access rules are more important than the original feature list.

Unit-level resale economics

Live resale asking prices have reached the THB 2.19M–2.2M range, but that does not make every apartment interchangeable. Floor, orientation, interior condition, view, seller urgency and ownership status all affect value. Foreign buyers also need a unit-level quota check before treating an attractive listing as a transferable foreign-freehold purchase.

Blue Phahonyothin 35 is a completed low-rise condominium by Grand Unity in northern Bangkok, close to the Ratchayothin–Vibhavadi road network rather than directly beside a rail station. The project was completed in 2023 and is already operational: two eight-storey buildings contain 322 apartments, with 160 units in Building A and 162 in Building B. The official project record and Thailand's environmental register confirm the core configuration, the Lat Yao–Chatuchak location and the project's operational status. The buyer is therefore assessing a functioning building rather than construction risk; the variables are the individual apartment, its condition, price, outlook, seller and ownership status.

The name appears in several forms — blue Phahonyothin 35, Blue Phahonyothin 35 and the Thai บลู พหลโยธิน 35 — but they refer to the same development. The government record uses the shorter name BLUE 35, which is useful when matching the formal project identity with the public name. No evidence was found of separate phases with independent specifications or delivery dates. Buildings A and B are two parts of one condominium project, not two separately marketed schemes.

The master plan is built around compact urban apartments and a shared internal courtyard. Both buildings rise eight floors and face landscaped common space and the pool. Residential floors begin on level two; level three and levels five through eight are fully residential, while parts of levels two and four carry the principal amenities. A sky bridge links the buildings at amenity level. That matters more than the feature list may suggest: the work areas, gym, game room and pool are split between the two blocks, so residents can move between them without returning to ground level.

The unit mix is deliberately narrow. Standard one-bedroom apartments run from 24 to 27.5 sqm, while the larger one-bedroom-plus layouts range from 32 to 37 sqm. This is primarily housing for one person or a couple rather than a conventional family project. The plus layouts are the more flexible option for someone who needs a small study, dressing room or occasional second space without moving into a true two-bedroom apartment. Units were originally marketed fully furnished with adaptable furniture, but that launch specification should not be assumed for every 2026 resale. Individual owners may have changed furniture, appliances or finishes since handover.

Pricing is now a resale story. A detailed 2023 review recorded primary pricing from roughly THB 2.29M for the smaller one-bedroom units and from about THB 3.29M for the larger one-bedroom-plus layouts. When checked on 7 October 2026, live resale inventory included a 27.59 sqm apartment at THB 2.19M, with several recently refreshed listings around THB 2.2M–2.55M for units of roughly 24–28 sqm. The lowest listing should not be treated as a project-wide price. Floor, orientation, fit-out, urgency of the seller and ownership status can all explain a discount, so a useful comparison set is a handful of genuinely similar apartments rather than every unit carrying the project name.

The location also needs to be read accurately. The Phahonyothin name can imply a station-adjacent condominium, but the main project portals place the nearest BTS access at roughly 1.5–1.6 km. The development sits deeper in the local street network close to Vibhavadi Rangsit and Ratchadaphisek, with access from the Phahonyothin 35 side as well. That can work well for drivers or residents whose daily destinations are around Ratchayothin, Vibhavadi, SCB Park and nearby offices, but it is a different proposition from stepping directly onto the BTS. Grand Unity originally provided a shuttle route, yet the project review explicitly noted that the route could change after the juristic person took over, so current service should be checked rather than assumed.

For a low-rise project of 322 units, the amenity programme is relatively distributed. The ground floor includes landscaped common areas and the main Building B lobby. Level two places the saltwater pool and outdoor yoga area in Building A, while Building B carries co-working and meeting space. Level four contains the gym and yoga room in Building A, with the game room and inter-building bridge in Building B. Grand Unity also lists smart parcel lockers, EV charging and gardens. A resale buyer should inspect how these spaces have aged and how busy they are at normal peak times; the original amenity schedule tells you what was delivered, not how the facilities are being managed three years later.

Parking is one of the clearer trade-offs. The detailed handover-era review counted 114 conventional spaces plus 14 tandem spaces, roughly 40% of the 322 units when tandem parking is included. That is not automatically a problem, but it matters more in a project that is not immediately beside a BTS entrance. A buyer who drives daily should look at the car park during an evening peak, ask how access stickers are issued and check whether any parking right is attached to the unit or simply managed as common property. Those practical rules can affect day-to-day ownership more than the headline percentage.

Foreign buyers benefit from the condominium structure, but the legal check is still unit-specific. Thailand allows foreign freehold ownership of condominium units only within the statutory foreign quota, capped at 49% of the total condominium area. The condominium juristic person provides the confirmation used for transfer at the Land Department. A listing described as freehold therefore does not by itself prove that foreign quota is available for that apartment today. The buyer should confirm the seller's title, quota availability, outstanding common charges and transfer documents before treating an attractive asking price as an executable deal.

Running costs have a reasonably consistent published benchmark. At handover, the common-area fee was reported at THB 55 per sqm per month and the sinking-fund contribution at THB 500 per sqm. Current public project profiles continue to show the same monthly common fee. That consistency makes the figure useful as a reference, but the current juristic-person invoice is the document that matters for a purchase in 2026. Shuttle operations, parking rules and access to specific shared facilities can likewise evolve after the developer hands management to co-owners.

Ownership format

Units are held on a freehold condominium basis. A foreign buyer can register a unit in foreign freehold only while the building remains within Thailand's 49% foreign-ownership quota by total condominium area; quota availability for the selected unit must be confirmed by the condominium juristic person before transfer.

The larger layout adds a separate flexible room that can work as a study, dressing room or small secondary space. It is more practical for a couple or a regular home worker, but current resale inventory is thinner than for the standard one-bedroom units. Before comparing prices, confirm that the selected floor plan is genuinely a plus layout rather than a marketing description of a normal one-bedroom apartment.

Grand Unity officially lists two principal formats: one bedroom at 24–27.5 sqm and one bedroom plus at 32–37 sqm. Current 2026 resale inventory is dominated by standard one-bedroom apartments of roughly 24–28 sqm, so the absence of larger plus units from a live search does not mean they were not built.
