Circle S and Circle Rein Sukhumvit 12 are separate developments from the same company on the same soi, and online listings sometimes blur them together. A 122-unit reference, Circle Rein's later room programme or the address associated with that building is a reason to stop and verify the title, juristic person and physical building before treating an advert as a Circle S comparable.

Fragrant Property lists one residential building, eight floors, 110 units and a 1-0-4 rai site; the developer's corporate timeline says the project was launched in 2012, while major property databases place completion in 2013. That changes the due-diligence question. There is no construction promise to underwrite today. A buyer can inspect the actual building, but should also look beyond a staged viewing of one apartment and examine how the condominium has aged: common areas, lifts, waterproofing, mechanical systems, juristic-person management and the financial obligations attached to the selected unit. With only 110 residences, the building is relatively small for the Asok corridor, yet it still has a meaningful amenity package rather than operating as a bare-bones low-rise.

The location is the strongest part of the proposition. Circle S sits inside Sukhumvit Soi 12, between the Asok interchange and Nana, rather than directly on the traffic-heavy Sukhumvit frontage. Fragrant Property states that both BTS Asok and MRT Sukhumvit are within 500 metres, and FazWaz gives roughly the same order of distance to Asok. For an owner-occupier, this puts two rail systems, Terminal 21, offices, restaurants and day-to-day services within a genuinely walkable central district. The trade-off is that map distance is not the whole experience: the route runs through the soi, and a buyer should walk it at the times that matter to them, including after dark and during rain. Being set back from the main road can reduce immediate traffic exposure at the building entrance, but it also makes the quality of the last few hundred metres part of the daily routine.

FazWaz and PropertyHub provide the commonly published size bands: about 33 sqm for studios, 42–46 sqm for one-bedrooms, 68–83 sqm for two-bedrooms and 179–186 sqm for penthouses. Under Thailand's condominium rules, foreign ownership is capped at 49% of the aggregate unit area in the registered condominium building. The condominium juristic person must confirm the foreign-ownership proportion for a transfer. That makes the selected unit's quota status a transaction issue, not a marketing feature. Some advertisements may say 'foreign quota', which is helpful evidence but should still be matched to the juristic-person certificate and the title documents. Public sources establish the general tenure of the project; they do not publish the live foreign-quota balance for Circle S as of October 2026.

Name discipline matters here because Circle S Sukhumvit 12 is frequently confused online with Circle Rein Sukhumvit 12. They are separate Fragrant Property projects on the same soi. The developer maintains distinct official pages: Circle S has 110 units on 1-0-4 rai, while Circle Rein has 122 units on 1-0-28 rai and a different room programme and amenity specification. Search results and some accommodation/listing pages sometimes mix the two names, addresses and unit offers. For a purchase, the building name in an advert should therefore be cross-checked against the title deed, unit number, condominium juristic person and the actual building before any deposit is paid. Because the building dates from 2013, current management quality carries more weight than the original sales concept.
