Why this project is worth a look
Large-format homes
Current units sit roughly in the 179–273 sqm range. This is a very different proposition from a compact holiday-rental condo: the buyer is paying for proper living areas, broad terraces and space that can support extended stays. The internal-versus-external area split matters because some of the largest homes devote a substantial share of their total area to outdoor space.
Low-density scale
The project's own material describes three three-level buildings and 20 homes. Fewer neighbours can create a more residential atmosphere than the large resort-style compounds found elsewhere on Phuket. The trade-off is a thinner resale market, where the exact layout, view and condition of a unit can matter more than a generic project average.
Patong hillside setting
Bluepoint sits above the southern side of Patong with sea-facing exposure towards Patong Bay and the Andaman. That position is central to the appeal, but it also makes transport part of the ownership experience. Buyers who expect to walk everywhere should test the real hillside route rather than relying on straight-line proximity to the beach.
Foreign freehold stock
Two of the four units currently promoted by the project, Units 301 and 601, are marked as eligible for foreign freehold. That is meaningful for an overseas buyer, but it is not a substitute for a quota certificate from the condominium juristic person. Availability of foreign freehold has to be confirmed for the exact unit on the date of transfer.
Inspectable today
This is an existing condominium rather than an early off-plan launch. A buyer can inspect the actual unit, common areas, terraces and management condition before committing. That reduces reliance on renderings, although the inconsistent completion dates across sources make a unit-level document review particularly important.
About the project
Bluepoint Condominiums is a small hillside condominium on the southern side of Patong at 8/1 Muen-Ngern Road. The project's own material describes three low-rise buildings of three levels each and a total of 20 homes. That scale matters because Bluepoint is not built around the standard Phuket investment-condo formula of compact studios, long corridors and several hundred near-identical units. Its character is closer to a collection of large residences with two or three bedrooms, substantial terraces, private outdoor areas and views towards Patong Bay and the Andaman Sea. Earlier project material refers to one- through five-bedroom layouts across the development, while the current official sales page in September 2026 shows four remaining units: two duplexes of roughly 179–184 sqm and two penthouses of 227 sqm and 273 sqm. Buyers therefore need to look beyond a simple price-per-square-metre comparison. A meaningful part of the total area and value proposition sits in terraces, rooftop spaces and the position of each unit rather than in internal air-conditioned floor area alone.
The location also needs to be understood on its own terms. Bluepoint is not in flat central Patong and it is not a walk-out beachfront building. It sits higher on Muen-Ngern Road, on the hillside between the southern edge of Patong and the road towards Tri Trang. That gives the development a quieter setting and strong sea-view exposure, but everyday life is more car- and taxi-dependent than in central Patong. The project identifies Patong, Tri Trang, Merlin, Freedom and Paradise as the surrounding beach cluster, while Jungceylon and the main restaurant and retail areas of Patong remain a short drive away. For an owner who wants access to Patong without living directly in its busiest streets, that can be an attractive trade-off. A buyer who prioritises walking to the beach, convenience stores and nightlife should instead test the actual route from the specific building and unit, because a short map distance on a hillside does not necessarily translate into a comfortable walk.

For a foreign buyer, the legal structure is one of the strongest reasons to distinguish Bluepoint from villa-style products on Phuket's west coast. Bluepoint is presented as a registered condominium. An earlier official project site says the condominium licence was obtained in 2018 and that the condominium juristic person and manager were established in May 2021. Foreign freehold, however, is not interchangeable across the current stock. The project's live unit pages describe Units 301 and 601 as available for foreign freehold or Thai freehold, while Units 101 and 102 are described as Thai freehold or leasehold. That difference needs to be verified before money changes hands. Under the current Condominium Act framework, foreign freehold is available only while the building remains within the 49% foreign-owned floor-area quota, and the juristic person should certify the quota position for the transfer. Leasehold is a different right: an immovable-property lease is registered for no more than 30 years, and any renewal clauses beyond that are contractual promises, not a currently registered 90-year ownership interest.
Bluepoint is best treated as a completed, operating condominium with both remaining stock and active resale listings, but the completion chronology is not perfectly clean across the available sources. Major property platforms generally use 2021 as the completion year. The current official pages for the four promoted units state 'completed 2023/2024', while the current home page uses broader wording that places completion across 2021–2025. None of that prevents a buyer from assessing the property, but it does shift the focus from a single headline date to the condition of the exact unit and common property. A sensible inspection should cover finishes, terrace waterproofing and drainage, air-conditioning, plumbing, glazing and the condition of shared facilities. That is especially relevant in a hillside project where several units include large outdoor areas. The buyer should also match the unit title, registered area and any private-use rooftop or terrace rights to the sale contract rather than assuming that every space visible in marketing material carries the same legal status.
Ownership costs are another reason to look at Bluepoint as a lifestyle-heavy residence rather than a small, purely yield-led condo. The project currently publishes a common-area fee of THB 80 per sqm per month and a one-off sinking-fund contribution of THB 700 per sqm. With units approaching 180–273 sqm, those rates create meaningful absolute annual expenses before electricity, insurance, repairs to private outdoor areas or rental-management costs are added. The developer also promotes potential rental returns, but those claims should not be used as a guaranteed underwriting assumption. Actual performance will depend on purchase price, unit position, seasonality, occupancy, management commission and owner expenses. Bluepoint makes more sense when the buyer values space, privacy, sea views and low density enough to pay for them. Someone buying primarily for personal use, extended stays or family occupation may find that combination difficult to replicate in a compact central Patong condominium. A buyer focused on the lowest entry ticket and the easiest possible rental standardisation will have simpler alternatives elsewhere on Phuket.
Pricing in September 2026 also needs to be separated into official asking stock and the resale market. The four units on Bluepoint's live sales pages are priced from about THB 23.94M to THB 46.83M, while current portal listings provide a lower market reference of roughly THB 22.5M. A cheaper listing is not automatically a better buy: at Bluepoint, value can move materially with outdoor area, elevation, view and the ownership form available to the buyer. Before reserving, the unit number, registered area, furniture package and any rooftop or terrace rights should be matched to the contract and title documents. The project publishes a THB 300,000 reservation deposit; the rest of the payment terms should be fixed in the selected unit's agreement. For foreign freehold, purchase funds need to be remitted into Thailand from overseas with the banking evidence required for registration. In practical terms, this is a project where choosing the exact unit matters more than relying on a project-wide average.

Unit types & sizes
Current official Unit 102. Its 178.84 sqm total area is split into 133.62 sqm of interior space and 45.12 sqm of exterior area, with a large terrace. The project page lists Thai freehold or leasehold for this unit.
Unit 101. The project breaks the area into 148.11 sqm of interior space and 36.28 sqm outside, with a broad terrace. Its live page describes the ownership choice as Thai freehold or leasehold, so an overseas buyer needs the exact proposed structure before reserving.
Unit 301 with a private rooftop. The official sheet splits 227.24 sqm into 149.96 sqm of interior space and 77.28 sqm outside. The live project page marks this unit as available for foreign freehold or Thai freehold.
Unit 601 is the largest of the four units currently promoted by the project. It has 107.99 sqm of interior space and 165.22 sqm of exterior area, including a private rooftop area and Jacuzzi. The unit page lists foreign freehold or Thai freehold.
Historically the project included one- to five-bedroom homes, but the current official sales page shows four units with only two or three bedrooms. - There is no single consistent completion year. Major platforms generally use 2021, current Bluepoint unit pages say 2023/2024, and the project's home page uses a broader 2021–2025 wording. The record therefore keeps only completed status and omits a single completion year.
- Bluepoint's official sites and Sika identify Thai Fareast Property as the developer or project owner, while DDproperty and some aggregators use Blue Point Development. Thai Fareast Property is used in the main record; the legal relationship between the names should be confirmed in the seller's contract and corporate documents.
