Why this project is worth a look

Patong on foot

The tower sits inside Patong's central visitor district rather than in a car-dependent fringe location. The project's key reference distances are about 150 metres to the beach, roughly 300 metres to Jungceylon and about 350 metres to Bangla Road. That walkability is commercially useful for a holiday home or rental unit, but an owner-occupier should still inspect evening noise and pedestrian activity from the exact side of the building being considered.

One tower, many markets

Thirty-one floors create meaningful differences between apartments. Mountain and city views, open sea views, low and high floors, standard layouts and combined large units all trade inside the same address. A sensible comparison therefore needs more than price per square metre: stack, floor, renovation, outlook and ownership quota can all change the value of a particular apartment.

Older, larger layouts

The core range includes one-bedroom apartments of 64–76 sqm and two-bedroom formats starting at 64 sqm, including a 145.6 sqm deluxe layout. That can appeal to buyers who find many modern resort units too compact. The resale pool is not standardised, though, so the registered area and title plan of the actual unit matter more than the generic room labels used online.

Completed, not maintenance-free

A buyer avoids off-plan construction risk, but a 1995 building creates a different due-diligence burden. Juristic-person records, arrears, reserve funds, planned capital works and the condition of common systems deserve close attention. A newly renovated apartment can still sit inside a building with future expenditure that is not visible during a short viewing.

There is no construction schedule or developer payment plan to assess; the important questions are the physical condition of the chosen unit, the building's shared systems, title and seller documents, foreign-quota availability and the rules under which the condominium is currently managed.

The location is the project's clearest differentiator. The main address is 110/185 Thaweewong Road, with the beach, shopping and Patong's entertainment core within short walking distance. This is not a quiet residential pocket on the edge of the resort. The building sits inside Patong's most active visitor district, where daily needs, restaurants, retail and the beachfront can be reached without relying on a car. The trade-off is equally clear: traffic, nightlife and tourist movement are part of the setting, so unit orientation, floor level and window exposure matter far more here than a generic label such as “Patong”.

At 31 floors, the tower also creates a much wider spread of living conditions than a typical low-rise Phuket condominium. A lower-floor mountain-facing apartment and a high-floor sea-facing apartment can behave like very different products even though they share the same building. Views, road noise, renovation quality and natural light all vary by stack. Buyers should therefore resist using one resale listing as a proxy for the entire project. Current inventory ranges from fairly conventional apartments to heavily reconfigured or combined large units, and the price gap between them is substantial.

The core layout range includes one-bedroom units of 64–76 sqm, two-bedroom units of 64 sqm, and a larger 145.6 sqm two-bedroom deluxe format. These are generous dimensions compared with many newer resort condominiums, particularly at the entry end of the layout range. They should not, however, be treated as a complete schedule for all 342 condominium titles. Today's resale market includes additional bedroom counts and very large homes that may reflect combinations, alterations or owner-specific layouts. For a purchase, the registered area and plan shown in the title documentation should take precedence over any generic room catalogue.

Common facilities are functional rather than resort-heavy. The building has a swimming pool, lifts, parking, a lobby or reception area, 24-hour security, CCTV and paid laundry services. The current public maintenance figure is THB 35 per sqm per month, with the condominium described as self-managed. Those numbers are useful for screening, but in a building of this age a buyer should obtain the latest juristic-person statement, common-fee invoice and information about reserve funds or special assessments. A low recurring fee is not automatically a benefit if significant building work has been deferred.

Patong Tower also has a long-standing accommodation component. Apartments continue to be offered on daily and monthly rates, while the market shows both rental and resale inventory. That tells a buyer that holiday and rental use is part of the building's real operating history, but it does not mean that every privately owned condominium unit can be rented short term on identical terms. The legal operating route, condominium rules, management agreement and unit-specific permissions need to be checked before a purchase is underwritten as a short-stay investment. Advertised yields from third-party listings should not be treated as transferable performance.

As of early September 2026, the lowest current resale asking price we found was THB 8.9M for a 65 sqm two-bedroom unit on the 13th floor, with the listing refreshed on 7 September. Other active offers around 54–75 sqm are asking roughly THB 12.9M to THB 16.6M, while much larger apartments and penthouses sit far above that range. The spread is not explained by size alone. View, floor, renovation standard, ownership quota and the legal history of an individual unit can materially change its value. THB 8.9M is therefore a useful market-entry reference, not a promise that an equivalent foreign-freehold apartment will be available at the same price.

Foreign ownership is a unit-level issue. Thailand's condominium regime permits qualifying foreign buyers to hold condominium freehold within the statutory foreign quota, currently capped at 49% of the aggregate area of all units in the building. Active Patong Tower listings are labelled across Foreign Quota, Thai Quota and Company ownership. The project name cannot substitute for a title check. Before paying a meaningful deposit, a foreign buyer should confirm the title deed, seller identity, debt-free status and the juristic person's certification that the selected unit can be transferred within the foreign quota.

The building's age is neither automatically a defect nor proof of quality. Nearly three decades of operation give Patong Tower a long transaction history, an established physical setting and observable resale demand. The same age increases the importance of technical inspection. Risers, waterproofing, electrical systems, windows, lifts, façade work and the condition of shared areas can affect future ownership costs more than an attractive interior renovation. The sensible way to assess Patong Tower is therefore at three levels at once: the condominium building, the specific apartment and the exact legal structure of the transfer.

Ownership format

A unit can be held by a foreign buyer on a freehold basis when that unit is in the foreign quota and total foreign ownership in the condominium remains within 49% of the aggregate unit area. Current Patong Tower listings include Foreign Quota, Thai Quota and Company ownership labels, so the exact tenure has to be verified for the specific unit together with the condominium juristic person's quota confirmation.

64–76 sqm

The core one-bedroom format is 64–76 sqm. The size is generous by modern resort-condominium standards and supports a separate bedroom, living room and kitchen. Resale listings also include one-bedroom units outside this range, so 64–76 sqm should not be assumed for every title in the building.

2 bedrooms
64 sqm

The core two-bedroom layout is 64 sqm. Current resales include similar units in roughly the mid-60s to mid-70s sqm range, but bathrooms, condition, views and ownership labels vary. The lowest current asking-price reference found on 7 September 2026 was THB 8.9M for 65 sqm; that is one resale listing, not a project-wide two-bedroom price.

2 bedroom deluxe
145.6 sqm

The larger 145.6 sqm two-bedroom format is a different residential proposition, with two en-suite bedrooms and substantially more shared living space. Today's resale market also includes much larger multi-bedroom and penthouse units, but those should not be treated as standard original layouts without checking the registered plans and titles.

The operating website shows three core formats, while the present resale pool is much broader, including 3–7 bedroom homes and very large floor areas. Some of those may reflect combinations, alterations or other historical configurations. For a purchase, the title deed, registered area and actual plan of the selected unit should override the marketing label used in a listing.
