Documented units are spacious: 54 sqm for a one-bedroom, 96 sqm and 150 sqm for two different two-bedroom apartments, and about 170 sqm for a three-bedroom resale. That can suit long-stay living far better than a compact holiday condo, although renovation, air-conditioning and common costs rise with the extra space.
Resale evidence, not promises
Because the building has been completed for years, buyers can inspect the exact apartment and the common areas before committing. The trade-off is inconsistency: two units with the same bedroom count can differ sharply in size, fit-out and maintenance history.

Patong Harbor View Company Limited appears in Thai company data, and its Phuket branch address matches 42/1 Sirirat Road. That gives the project identity a stronger documentary trail than many older small developments, while still leaving title and juristic-person checks to be done on the chosen unit.
Age is part of the deal
A building completed around 2010 should be assessed on current condition, not launch-era specification. Waterproofing, balconies, air-conditioning, plumbing, electrical systems and planned common-area works may matter more to ownership cost than another line in the amenities list.

The core project facts are unusually consistent across several property databases: 39 units, five floors, a mix running from studios to three-bedroom apartments, and completed status. The completion date is the main exception. Some directories show 2009, while more detailed project profiles, current listings and the property's own site generally point to 2010, often November 2010. For a buyer, the practical conclusion is not to debate a one-year difference but to recognise what kind of asset this is. Patong Harbor View is now a mature resale building more than fifteen years old. The original launch specifications matter less than the registered condominium documents, the title deed of the chosen unit, the actual condition of common systems and any renovation history. Unlike an off-plan purchase, there is no need to imagine how the project will operate after handover; it can be inspected as it exists today.

The most consistently supported address is 42/1 Sirirat Road, Pa Tong, Kathu, Phuket 83150, Thailand. This places the project in south Patong rather than directly on the beachfront strip. That distinction is worth making because the name can create a stronger harbour or sea-view impression than the evidence supports. Listings regularly refer instead to pool, mountain, city or open views, and orientation clearly varies by unit. Sirirat Road is also the route leading south toward Karon, so the building sits on a useful side of Patong for buyers who want access beyond the central nightlife district. At the same time, this is still Patong: traffic, tourism intensity and seasonal rental patterns are part of the location. A Street View link attached to the project profile resolves to approximately 7.8773081, 98.2894888, which is sufficiently specific for a project map when shown with a modest radius rather than as a promise of survey-grade precision.
Apartment size is one of the more distinctive reasons to look at this building. A 54 sqm one-bedroom is documented in current rental stock. Two-bedroom units vary substantially: one current rental is 96 sqm, while a fresh resale listing is 150 sqm. A three-bedroom resale is documented at about 170 sqm, and the historical record includes a 48 sqm studio. These figures are not presented as an original developer plan schedule because we did not find a reliable launch-era matrix. They are identifiable unit examples, which is arguably more useful for a resale buyer. Bedroom count alone is a poor comparison tool here: a 96 sqm two-bedroom and a 150 sqm two-bedroom have very different proportions, running costs and renovation exposure even though portals may place both under the same filter.
The common facilities are straightforward rather than expansive. A swimming pool, gym, parking, 24-hour security and CCTV are repeated across multiple project sources, with lobby space and a jacuzzi also appearing consistently. Key-card access is mentioned by project directories and unit listings. We deliberately leave out a longer list of amenities that appears only in isolated advertising feeds because it is not clear whether every item is a permanent common facility. FazWaz currently states a common-area management charge of THB 45 per sqm per month. In a mature condominium, that figure should be treated as a reference rather than a substitute for the juristic person's current statement. A serious buyer should see the present common-fee rate, any arrears attached to the unit, the latest financial position of the condominium juristic person and any major works that owners have approved.
Ownership requires unit-level verification. DDproperty describes the project tenure as freehold, and current resale listings are also marketed as freehold. For a foreign buyer, however, Thai condominium law limits foreign freehold ownership to 49% of the aggregate unit area in the registered condominium. The condominium juristic person must certify the foreign-ownership proportion for a transfer. This makes the quota status of the exact apartment more important than a project-level label. A unit can be perfectly valid Thai freehold and still not be transferable into foreign freehold if the building's foreign quota is full at that moment. We found no verified project-wide leasehold programme for Patong Harbor View, so it would be misleading to present leasehold as a standard fallback product here. Any alternative structure should be reviewed around the selected unit and the actual documents.
Pricing also needs a clean separation between old database anchors and genuinely current stock. Several syndication sites still display an entry point around THB 3.1 million, but that figure traces back to an older studio listing and should not be treated as a dependable September 2026 asking price. The fresh resale evidence is materially higher. A three-bedroom apartment of about 170 sqm is being marketed at THB 9 million, while a 150 sqm two-bedroom has a fresh September 2026 asking price of THB 10 million. We do not turn those two asking prices into our own price-per-square-metre benchmark because the units are different in floor, fit-out and condition. For the public page, THB 9 million is the cleaner lower market anchor among listings that are visibly current, with a clear note that availability, ownership form and negotiation terms must be reconfirmed.
The strongest case for Patong Harbor View is therefore not novelty. It is space, a small building and a location that remains connected to Patong without being a high-rise beachfront tower. Buyers who want a full-size apartment for longer stays may find the proportions more practical than the compact layouts common in newer resort projects. The trade-off is that age is real. Air-conditioning, waterproofing, plumbing, electrical work, windows, balconies and common-area maintenance deserve the same attention as the living room and view. This is the kind of project where due diligence should move from the broad project to the exact unit very quickly. If title, foreign quota, common-fee position and physical condition all check out, the building can make sense as a mature Patong resale. If the priority is new-build warranties, a large amenity programme or uniform modern interiors, another project is likely to fit better.
