About the project

The Kris Condominium is a completed low-rise condominium on Sirirat Road in the southern part of Patong. That location needs to be stated clearly because several property portals attach Choeng Thale, Thalang or Surin metadata to the project even while their own long-form descriptions place it in Patong, Kathu. The historical record resolves the issue. A 2008 Phuket Gazette advertisement marketed The Kris Condo as a Patong condominium developed and managed by Krissana Paradise Group. On the same advertising page, a different property called The Kris Resort was promoted in Bang Tao. The two similar names appear to have been conflated by later databases. For a buyer, this is not a harmless map-label problem: Patong and Surin serve different day-to-day, rental and resale contexts.

This is now a resale proposition rather than a conventional developer-led launch. The buildings are completed, individual units have passed through different owners, and condition can vary materially from one apartment to another. The advantage is tangible due diligence: a buyer can inspect the actual unit, common areas, access, noise and maintenance instead of relying on renderings or a promised handover. The trade-off is that an older condominium has its own verification priorities. The relevant questions are less about construction milestones and more about the unit title, building registration, outstanding common charges, the condition of shared systems, renovation history and whether the physical apartment still matches the registered plan.

Most consumer-facing project pages describe The Kris Condo as a five-storey development with three residential buildings and 109 units. DDproperty, Dot Property and several derivative platforms repeat that figure, which makes it a useful description of the marketed complex. The official Department of Lands data is more granular. It records The Kris Condo One in Kathu as one building with 32 units, registered on 22 September 2009. It separately records The Kris Condo Two as one building with 32 units, registered on 6 March 2013. Research did not locate a third official registration that reconciles those records with the widely published 109-unit, three-building total. For that reason, this dossier does not promote 109 as an uncontested legal project count.

That distinction matters at transaction level. A buyer does not acquire a generic share of the The Kris brand; the purchase is a specific condominium title in a specific registered building. The title and building determine which condominium juristic person is relevant, which foreign-ownership quota applies and which certificates are needed at transfer. The Kris Condo, The Kris Condominium and The Kris Residence are used as umbrella names in the resale market, but they are not substitutes for the legal wording on the title deed. Two apartments can therefore look comparable on a listing page while belonging to different registered condominium buildings. Identifying Condo One or Condo Two should happen before treating price, quota or building documentation as interchangeable.

The address sits in South Patong on Sirirat Road, reached from the Prachanukroh Road side of the resort district. Project descriptions consistently connect the complex with the Phuket Simon Cabaret area and southern Patong. It is not a beachfront condominium and it is not positioned directly on Bangla Road. That can appeal to buyers who want Patong access without choosing the most intensive nightlife streets, but it should not be turned into a promise of quiet living. Patong is a busy visitor destination, and noise can differ by building face, floor, neighbouring use and season. The only reliable way to judge that factor is to inspect the exact unit, or obtain a recent unedited video at the times of day that matter to the buyer.

The common facilities are typical of an older resort-oriented condominium: a shared swimming pool, gym, reception or lobby, parking, 24-hour security and video surveillance are repeatedly documented. Parts of the property remain in active serviced-apartment use, so the site is not simply an inactive legacy project. For ownership, however, the existence of a pool matters less than its maintenance standard and the finances behind it. Public sources do not provide a dependable, building-by-building picture of current common fees, sinking-fund balances or planned capital repairs. Those figures should come from current juristic-person records rather than being inferred from a single resale listing or a booking website.

The original sales material advertised one- and two-bedroom homes. Later project profiles also mention studios. Real resale evidence confirms more than one apartment size: a current listing offers a 45 sqm one-bedroom, while historical resale records show two-bedroom units of 65 sqm and 69 sqm. These are useful examples of actual stock, not a complete official schedule of every layout ever created. In a mature resale condominium, the registered area on the individual title is more important than a generic floor-plan label. Renovations, furniture packages and even the way a unit is presented for hospitality use can make two apartments with the same bedroom count feel very different, so this dossier keeps observed resale sizes separate from an assumed master range.

The lowest live market anchor found for this review on 5 September 2026 is THB 2,999,999 for a 45 sqm one-bedroom unit marketed at The Kris Residence in Patong. The listing states that the apartment is available under foreign quota. That price is not a project-wide valuation. Different legal buildings, ownership status, floor, outlook, renovation quality, furnishings and seller circumstances can produce very different asking prices. Older listings and portal mirrors also remain indexed after their commercial relevance has faded. We therefore use the THB 2,999,999 figure only as a current lower reference point and do not calculate a project price per square metre or imply that another unit should trade at the same level.

Foreign ownership should be checked against the exact registered condominium. Thai rules allow foreign ownership of condominium units subject to the 49% foreign quota, measured against the total unit area in the condominium. At transfer, the condominium juristic person provides the required confirmation that the foreign proportion remains within the legal limit, and a debt-free certificate is also part of the transfer documentation. This is especially relevant here because official records distinguish Condo One and Condo Two. A listing that says 'foreign quota' is a useful lead but not the final evidence. The title deed and current juristic-person certificate are what connect that statement to the apartment being purchased.

A further layer of naming comes from the property's current hospitality operation. The official Dee Residence website states that The Kris Residence is now Dee Residence and gives the address as 24/131 Sirirat Road, Pa Tong, Kathu District, Phuket. That is strong evidence for the present physical identity and ongoing use of the site, but it does not establish that the registered condominium names in the Department of Lands database have been legally renamed. A hotel or serviced-apartment trading name can change without changing the condominium title structure. For a buyer, Dee Residence is therefore relevant as evidence of current operation and address, while The Kris Condo One or Two remains the level at which legal ownership needs to be checked.

The project is best approached as an established Patong resale asset rather than as a substitute for a new condominium. Buyers who value a completed building, usable apartment sizes and a lower visible entry price may find it worth inspecting. Buyers who expect new-building warranties, uniform interiors or a single current developer specification will encounter a different reality. Individual apartments can have very different renovation histories, air-conditioning systems, kitchens, bathrooms and furniture. The cost of bringing a dated unit up to a preferred standard may matter more than a modest difference in asking price, so an inspection should focus on what will need to be replaced after transfer rather than only on the sales presentation.

Rental potential also needs careful separation from hospitality marketing. The same address is actively used for serviced apartments, which demonstrates real visitor accommodation activity, but it does not mean every private condominium owner automatically has the same operating rights or infrastructure. Long-term letting, short stays, juristic-person rules and any hotel licensing arrangements are different questions. No advertised yield has been adopted as a project fact in this dossier. A buyer planning to rent should first establish who will manage the unit, what the management agreement permits, which fees apply and whether the intended letting model is lawful for that unit and building.

The strongest feature of The Kris from a due-diligence perspective is that its history can be cross-checked across very different source types. There is contemporary advertising from the original sales period, current resale stock, current hospitality use at the address and official Department of Lands entries for two registered condominium buildings. The same evidence also exposes the weakness of relying on a single aggregator: major portals disagree on geography and completion year, and their headline unit count is not fully reconciled to the official registration records found. This is therefore a project where documentary precision adds real value. Once the selected apartment is tied to its title, registered building, foreign quota and present physical condition, the decision becomes much clearer than the mixed portal data initially suggests.
