Why this project is worth a look
A completed first phase
The 1,474-home first phase was formally marked as completed in October 2024. For a buyer, the central questions are therefore about the actual apartment—condition, floor, outlook, finish, common areas and seller terms—rather than whether the first four buildings will be delivered. The media pack uses real completed-project photography instead of construction shots.
Three clear layouts
The delivered phase has a simple unit structure: 65.64 sqm one-bedrooms, 85.28 sqm two-bedrooms and 117.41 sqm three-bedrooms. Official project data gives 568, 608 and 298 units respectively. That makes Booyoung Town more relevant to buyers who want usable residential space than to those shopping for studios or micro-units.
A true mixed-use compound
Booyoung Town Mall, the sports centre, central garden, schools and substantial parking create a meaningful on-site layer of daily infrastructure. This does not replace the rest of Phnom Penh, and access conditions should be checked in person, but it gives residents more than a conventional lobby-and-pool condominium setup.
A specific Sen Sok address
The project is not merely described as being somewhere in Sen Sok. Official and independent sources place it in Sangkat Tuek Thla, on Russian Federation Boulevard, at Phum Borey Kamakor. That precision lets a buyer assess the real access roads and surrounding urban fabric rather than comparing developments only by district labels.
A traceable price anchor
The $119,000 starting figure comes from a current CAM Realty listing for a 65.64 sqm one-bedroom; it is not a calculated price-per-square-metre estimate. IPS Cambodia shows a slightly higher lower bound, so the figure should be treated as a dated market reference. The chosen unit and final deal terms need a fresh availability check.
About the project
Booyoung Town is a large residential-commercial development on Russian Federation Boulevard in Sangkat Tuek Thla, Khan Sen Sok. The first distinction a buyer needs is between what has actually been delivered and the much larger long-term vision carrying the same name. Booyoung Group marked the completion of the first 1,474-home phase in October 2024, across four residential buildings, while its wider Phnom Penh plan has been described as a sequential mini-city of roughly 20,000 homes. This page therefore covers the completed 1,474-unit phase and the amenities that can be tied to it today. It does not treat the full future masterplan as finished or assign a completion date to parts that have not been delivered.
The location is unusually well documented for a Phnom Penh project. Booyoung Town’s own website gives the address as Russian Federation Blvd, Phum Borey Kamakor, Sangkat Tuek Thla, Khan Sen Sok, Phnom Penh, and the parent group also lists the project in Tuek Thla on Russian Federation Boulevard. The coordinate used here comes from the project’s own map link rather than a district centroid. That matters because the development is physically identifiable: the green residential blocks, the Booyoung Town Mall frontage and the surrounding compound appear consistently in current photography and mapping. A buyer can therefore evaluate the real site instead of relying on a broad Sen Sok label.

For the completed phase, the freshest corporate and business reporting identifies the local developer entity as Booyoung Khmer II, part of South Korea’s Booyoung Group. Older consultant pages and some property portals shorten that to Booyoung Khmer or simply Booyoung Group. The dossier uses Booyoung Khmer II as the primary developer name because that is the entity cited in the 2024 completion coverage for the residential-commercial complex. The broader Booyoung identity is still relevant: the group’s official global-business page lists both Cambodian entities and separately lists Booyoung Town at the same Tuek Thla location. The naming difference is recorded as a source conflict rather than treated as evidence of a separate project.
The completed residential component contains four buildings and 1,474 homes. Current sources consistently give 21 above-ground floors, while the completion announcement also describes four basement levels. The unit mix is straightforward: 568 one-bedroom apartments at 65.64 sqm, 608 two-bedroom apartments at 85.28 sqm, and 298 three-bedroom apartments at 117.41 sqm. Even the entry unit is sizeable compared with many compact city one-bedrooms, so Booyoung Town is not built around studios or micro-units. Keeping the phase boundary clear is important here; the 1,474-unit figure belongs to the delivered first phase, not to every future building associated with the wider Booyoung Town plan.
The mixed-use component is more substantial than a token retail podium. Project materials describe Booyoung Town Mall with more than 45,000 sqm of commercial space, together with a sports centre that includes a pool, fitness facilities, spa, sauna and an indoor golf practice area. The site also includes a central garden and large resident parking provision. Education is part of the compound: Woojeong Cambodia School is described by the project as having 125 classrooms, while Booyoung reporting gives three school buildings, five storeys and capacity for around 2,000 people. Phnom Penh Korean International School operates alongside the education cluster. These facilities make the project function more like a self-contained residential district than a standalone condominium tower.
The development’s status can now be judged from physical evidence rather than renderings. Booyoung Group held the first-phase completion ceremony on 8 October 2024, and 2025 photographs show the completed green towers, the operating mall frontage and the wider built environment. Older search results still contain construction-era material and architectural perspectives, so media selection needs care. This dossier treats the 1,474-unit phase as completed and uses current real photographs in the final archive. That does not remove the need for a unit-level inspection: condition, fit-out, view, floor, common-area maintenance and any seller-specific inclusions should still be checked against the apartment being offered.
There is no single public price list that can be treated as the definitive current price of Booyoung Town. CAM Realty was advertising a 65.64 sqm one-bedroom from $119,000 on the review date, a two-bedroom from $154,000 and a 117.41 sqm three-bedroom from $212,000, with different ranges for garden-facing and road-facing units. An IPS Cambodia project page gave a sale range beginning at $125,000 and extending to $212,000, and showed rental examples from $350 to $800 per month across the one- to three-bedroom range. The $119,000 figure on this page is therefore a lower public market anchor, not a promise that a particular unit remains available at that price. Stock, view, condition and transaction terms need a fresh check before reservation.
CAM Realty also publishes a short payment outline for its sale inventory: a $1,000 booking amount followed by a 10% SPA down payment within 14 days, with instalments marked as unavailable. That is useful as evidence of one current sales route, but it does not disclose the complete settlement mechanics for every unit in the complex. A completed project can contain developer stock, brokered stock and resale apartments at the same time, so the buyer should confirm who the seller is and what payment milestones apply to the exact unit. Booyoung Town is better approached as a ready residential asset with observable buildings and amenities than as an early off-plan scheme with a long construction payment schedule.
The clearest reason to shortlist Booyoung Town is the combination of generous apartment sizes and an already established mixed-use setting. The trade-off is scale. A first phase of 1,474 homes is a substantial community, not a boutique residence, and buyers who want a quiet low-density building or a walk-everywhere BKK1 lifestyle may prefer another location. For households specifically considering Sen Sok, however, the project offers a concrete set of features to inspect: 65.64–117.41 sqm layouts, completed towers, a mall, sports facilities, schools and parking within one large compound. The most useful next step is to compare specific units and buildings rather than making a decision on the masterplan name alone.

Unit types & sizes
The smallest layout in the scheme is still a relatively large one-bedroom, with 568 units in the first phase. CAM Realty’s listings for sale started at $119,000 on the review date and varied by orientation and outlook. Fit-out, condition and inclusions should be checked against the exact apartment.
This is the most numerous format in the first phase, with 608 apartments. CAM Realty was listing two-bedrooms from $154,000, with higher asking ranges for different orientations and views. It is the logical middle option for buyers who need two separate bedrooms without moving to the 117 sqm category.
The three-bedroom is the largest standard apartment in the completed phase, with 298 units officially recorded. CAM Realty showed asking prices from $212,000. Buyers should compare it with other family-sized apartments and landed alternatives on usable space and location, not headline price alone.
The official project confirms the three unit sizes and their counts. Prices shown here are current public CAM Realty asking prices rather than a single developer price list. IPS Cambodia shows a lower sale bound of about $125,000, so the exact offer should be rechecked before a transaction. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The Booyoung Town name is also used for a wider masterplan of roughly 20,000 homes. This page covers only the confirmed completed first phase of 1,474 apartments and its current infrastructure; a completion date for the full masterplan has not been publicly fixed.
- Fresh completion reporting identifies the developer of the current phase as Booyoung Khmer II, while some older or secondary sources use Booyoung Khmer or Booyoung Group. They point to the same group and location; the primary field follows the newer Booyoung Khmer II identification.
- Rumavi lists a 2020 completion year and refers to 23-storey towers in its prose, conflicting with the 2024 completion ceremony and repeated current data for 21 above-ground floors. This dossier uses 2024 and 21 floors.
