The ownership history also explains conflicting information online. The original Grand Phnom Penh International City was associated with GPPIC, Ciputra Group and YLP. Chip Mong acquired the full property in October 2019 and continued the development under Chip Mong Land. Some older directories still identify the former developer and mark the overall project as completed in November 2018. Recent brokerage listings, however, include homes recorded as built in 2024. The practical reading is an established, operating township that has grown in stages, not a single building delivered on one date.
Housing is mainly low-rise and family-oriented. Chip Mong's current inventory pages list a broad range of named villa lines, including King Manor, King, Queen, Queen Grand, Queen II, Queen A, Queen B II and Twin II. Current agency profiles also describe twin houses, detached villas and linked homes with roughly three to six bedrooms, while some of the larger Manor or Queen II layouts go beyond that range. These names are useful for narrowing a search, but they are not a substitute for the individual property sheet. Corner plots, extensions, renovation quality, build year and actual internal area can vary even within the same marketed house type.
The mixed-use element comes from the combination of homes, shopfront property and leisure land rather than a cluster of high-rise towers. Project imagery shows completed and planned shophouse rows along internal streets, offering a live-work option for a small office, showroom or family business. The township also contains an 18-hole golf course identified in official material as a major part of the master plan. Buyers should keep ownership and club access separate: purchasing a villa does not, by itself, establish membership rights, playing privileges or the cost of using the golf facilities.

Khmuonh sits in Phnom Penh's north-western Sen Sok corridor. Legacy profiles place the township about seven kilometres north-west of the central city, and present-day listings commonly use AEON Mall Sen Sok City, Makro and American Intercon School Phnom Penh as driving references. This is not a downtown, walk-everywhere setting; most daily trips are easier by car. In return, the project offers lower-density streets and larger private plots than buyers usually find in BKK1, Tonle Bassac or Daun Penh. Travel times should be checked during the hours that matter to the household, particularly along Street 598 and its connecting roads.
Visible sale stock in 2026 is primarily individual resale inventory rather than one developer price list. The lowest open reference found was $425,000 for each of two five-bedroom villas. It should not be read as a universal starting price. Larger Queen, Queen II, King or Manor homes, golf-facing land, corner sites and recent fit-outs can sit in a different price bracket, while an older linked house or a property needing work may appear below it. A sensible comparison uses land area, built area, condition, construction year, position within the township and title evidence—not bedroom count alone.
Title checks deserve particular attention. One current listing states that a hard-title transfer is available, while another describes the property as having a borey title. That may reflect genuine differences between phases or individual homes, but it means the project name cannot answer the legal question. The buyer should review the title copy, cadastral reference, registered owner, seller authority, encumbrances, plot boundaries and transfer costs for the exact property. Where a villa has been extended or remodelled, the physical building should also be compared with approved plans and the legal limits of the land.
Grand Phnom Penh City therefore works best for buyers who are comfortable selecting within a varied, mature township. Its appeal lies in the range of substantial homes, established streets and lower-density living within Phnom Penh. Its challenge is the same diversity: older and newer releases, different villa families, individual renovation standards and documentation that can vary from one property to another. A buyer prepared to inspect several homes and complete proper due diligence gains meaningful choice. Someone expecting one launch brochure, one handover date and a uniform specification will need to narrow the search to a particular phase—or consider a more standardised condominium project.
