This is no longer a project that exists only in launch material. FazWaz records completion in January 2021, and the secondary market contains real homes inside Borey SSC. One well-documented IPS listing describes a four-bedroom, five-bathroom flat house with 144 sqm of floor area on an 80 sqm plot. It should not be treated as the standard plan for every property in the community, but it does show the scale and vertical arrangement buyers may encounter: living and kitchen functions on the lower level, bedrooms above, and extra open space on balconies and the rooftop.

The architecture follows a practical urban borey pattern. Multi-level homes form continuous rows, each with its own entrance and a modest front apron. The photographs supplied with this dossier are of a completed, occupied house rather than a sales render. They show a long ground-floor plan, a central stair, a kitchen toward the rear and separate rooms upstairs. This configuration can provide more enclosed family space than an apartment at a similar price point, but buyers should be comfortable with stairs, a narrow frontage and limited private outdoor land.

The main source conflict concerns the sangkat, not the city. FazWaz categorises Borey SSC under Sala Kamreuk, while Realestate.com.kh, IPS Cambodia and recent operating addresses inside the community place it in Svay Dangkum. A separate administrative cross-check confirms that both village names appearing in project-related addresses—Kantrok and Ta Phul—belong to Sangkat Svay Dangkum. Svay Dangkum is therefore used in the main record, with Sala Kamreuk retained as a documented source discrepancy rather than presented as an equally likely address.

The location is tied to day-to-day life in Siem Reap city. IPS describes short access to the central area, schools, supermarkets, healthcare and leisure destinations to the west. Any quoted drive time should be tested at the time of a viewing because traffic, road works and the chosen borey entrance can change the route. Even so, several independent in-project addresses support an urban Svay Dangkum location. They also contradict a stray aggregator paragraph that places the development far outside the city in Banteay Srei.

Borey SSC should now be approached as a resale project. The Realestate.com.kh profile carries a starting reference of $58,800, but it does not establish that a home is available at that figure in July 2026. Due diligence needs to focus on the individual property: measured land and floor area, condition after occupation or tenancy, title and parcel documents, unpaid charges, permitted shophouse use, drainage and road access, and exactly which fixtures or furnishings transfer with the sale. In a completed borey, those details can vary materially between neighbouring homes even when the façades look similar.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs. Which one applies — if any — is a question for a qualified Cambodian lawyer on your specific deal, not something we settle on a web page. The principal residential format confirmed by project profiles. As a real market example, IPS documents a four-bedroom, five-bathroom home with living, kitchen and a shared bathroom on the lower level, two bedrooms on each upper floor, and additional open space on balconies and the rooftop. These particulars belong to one resale property, not every home in Borey SSC.

Shophouses

A home with a more adaptable ground floor that may support a small business or customer-facing use. Public sources do not provide a single verified schedule of sizes or plans, so permitted use, frontage, parking, signage and operating restrictions need to be checked unit by unit.

No current public schedule of all house types, sizes and prices was found. The 144 sqm floor area and 80 sqm plot refer only to one IPS listing and should not be applied to other homes automatically.
