These figures are market asks, not a project price list. Plot size, furnishing, orientation, condition, title and seller urgency vary. The lowest number is useful as a starting market anchor only, not as a promise that every suitable home can be bought at that level.
For day-to-day living, the project’s strongest case is its straightforward family format. The developer confirms a garden, children’s playground, clubhouse and swimming pool. Homes have private entrances and parking, while most of the larger plans use three levels. That can work for a household needing separate bedrooms, a study, storage and room for visiting relatives. The facilities still need an on-site check. The official page confirms what was provided, but not current opening hours, access rules, maintenance condition or service charges after years of occupation.
National Road 6A connects the area with Chroy Changvar and central Phnom Penh through the bridges, but journey times are highly sensitive to traffic. Homes near the entrance or the highway may have a different noise profile and commercial value from properties on internal streets. A serious viewing should include both peak-hour access and the immediate surroundings after rain. Buyers should also check how easily daily needs can be met without crossing the city. A generic claim that the location is convenient would hide the practical differences between individual positions inside the community.
A purchase here is likely to be a transaction with an existing owner or intermediary rather than a standard unit selection from a developer price sheet.
