Journeys to central Phnom Penh depend on the bridge, time of day and traffic conditions. The location can work well for households connected to the city’s north-eastern corridor, but school, office and daily-service routes should be tested at the times they will actually be used.

Public project descriptions mention a swimming pool, sports club or communal gym, Royal Club, landscaped garden, parking and CCTV. Individual resale listings also refer to 24-hour security. Availability on paper does not necessarily establish current access rules, operating hours, guest policies or membership charges. A resale buyer should request the latest community fees, confirmation that the seller has no outstanding balance, and a written explanation of the services attached to the selected home. The sources reviewed do not provide one current, project-wide maintenance tariff.

The resale range is wide. Public listings checked in July 2026 included a link house at $150,000, a twin villa at $220,000, a corner link villa at $280,000, larger five- to eight-bedroom homes, and Queen Villa offers above $1 million. These are property-specific asking prices rather than a developer price list. Plot area, corner position, renovation, furniture, title, orientation, parking and seller motivation can all move the figure. The starting price shown on this page is a lower market reference only. It should not be read as proof that an equivalent home remains available at the same terms.

Borey The Mekong Royal is best approached as a collection of individual landed homes within an established estate. Its practical advantage is that a buyer can inspect the real building, streets and surrounding occupancy before committing. The challenge is the lack of a standardised product: facts from one listing cannot automatically be assigned to another house. A disciplined search begins with the required house type, minimum plot, bedroom count, parking and renovation tolerance.
