The group’s official website calls it Borey Tyleang Dangkor Green Park, while listings and project directories often use the spaced spelling Ty Leang or the shorter Borey Ty Leang. The references point to the same development: the address, housing range, visual materials and legal developer name all align. TL (Cambodia) Property Development Co., Ltd is also named alongside Borey Ty Leang Dangkor Green Park in the 2022 PropertyGuru Cambodia Property Awards results, where the project won Best Housing Development (Greater Phnom Penh). The award is useful identity evidence, not a substitute for checking an individual home, its documents and its present condition.

The developer describes a 25-hectare master plan with a hierarchy of 30-, 20-, 16- and 8-metre internal roads and states that 43% of the land is allocated to green space. Those figures describe the community as a whole, not the private plot that accompanies a particular house. More importantly for a buyer, the development can now be judged through completed-product evidence rather than renders alone. Official photographs show finished shophouse rows, planted streets, parking in front of homes and completed villa buildings. A site visit should still compare the published master-plan narrative with the roads, public areas, drainage and access that actually serve the selected block.

Owner listings are active, so the project is best approached as an established community with resale opportunities rather than as a single developer inventory with one price sheet. In a completed borey, value varies with house type, position on the internal road network, frontage, renovation, ground-floor use, building condition and document package. Two homes that began as the same model may be materially different after several years of occupation. Inspection, boundary confirmation and a comparison between the physical layout and the title documents therefore matter more than a headline promotion.

The housing range is broader than in a small estate built around one repeating plan. The official website presents Shophouse B and Shophouse C, the more compact Link Villa A and Link Villa B, Twin Villa, Prince Villa and the large Queen Villa. The published community offer includes a supermarket and retail, cafés, Firstview School by the gate, a fitness centre, playground, cinema, landscaped areas and 24-hour security. The group also refers to modern drainage infrastructure. These amenities can reduce daily travel, but their current operating status, management, opening hours, fees and distance from the chosen house should be checked at the time of purchase. A home close to the main commercial road may be attractive for a business but less quiet at peak times. The listing states three bedrooms, four bathrooms, a 4.2-by-13-metre house and a 4.2-by-19.3-metre plot; the seller also says hard-title transfer is included. Those details apply only to that resale property and differ slightly from the official Shophouse C template, which lists four bedrooms, five bathrooms and a 4.2-by-19-metre plot. Resale discrepancies are common: a home may have been altered, measured under a different convention or described imprecisely. The physical dimensions and room configuration should be recorded during inspection and matched against the documents before negotiation.

The practical advantage of Borey Ty Leang is that a buyer can inspect a real street and choose among completed homes. The same maturity creates a more demanding due-diligence process for each listing. The inspection should cover the façade and roof, signs of moisture, drainage around the plot, electrical work, water supply, air-conditioning, windows, gates, repair history, service-fee arrears and the actual use of adjoining properties. For a shophouse, customer access, parking and the permitted business activity deserve separate attention. For a villa, the priorities are yard privacy, side access, noise and safe access for future exterior maintenance.

Compared with a condominium apartment, a landed home here comes with a different balance of control and responsibility. The owner normally has more direct responsibility for maintaining the building, while gaining a private entrance, parking at the house, the ability to separate living and working floors, and outdoor space in several models. There is less reliance on lifts and shared corridors, but more to examine in the structure and site. The final decision should be based on the exact home, its title and the household’s real routes—not simply the model name or a polished façade photograph.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
