Its official project name is Park Land 50M, while listings also use Chip Mong Park Land 50M, Borey Chip Mong Park Land 50M and Parkland 50M. It should not be confused with Park Land 6A on the National Road 6A corridor, Park Land Pochentong near the airport side of the city, or Landmark 60M. Park Land 50M has its own site in Dangkao, its own house range and a separate set of community facilities. It is a landed borey development with villas, linked homes and shophouses rather than a condominium or a single tower.

The site sits on the 50M Road corridor close to the junction with Prey Sar Road, which several sources also call Street 30M. The fullest verified address reference is Phum Proka, Sangkat Prey Sa, Khan Dangkao, Phnom Penh. The mapped point is tied to the project itself rather than a corporate office. Daily access is mainly by car through 50M Road, Prey Sar Road, Samdech Techo Hun Sen Boulevard, Ring Road 2 and National Road 2. That position can work well for households whose routines are already concentrated in southern Phnom Penh, but it is not the same kind of walkable, central setting found in BKK1, Tonle Bassac or Daun Penh.

No single official whole-project completion date was found. However, current 2026 listings include real photographs of finished and occupied houses, active resale and rental stock, and unit-specific build years such as 2022 and 2024. The most accurate page status is therefore a completed residential community with possible remaining developer stock and an active secondary market, not a project that should still be presented as a construction site.

The official profile gives the Queen Villa a 14 × 13 metre house on an 18.5 × 23 metre plot; Queen A is 9 × 12 metres on 14 × 23 metres; Queen B is 7.5 × 12.5 metres on 11 × 23 metres. The Twin Villa is listed at 6 × 13.7 metres on an 8 × 23 metre plot, and Link A at 5 × 13.7 metres on 5 × 23 metres. These measurements are useful for comparing frontage, yard depth and parking, but the legal and built areas must come from the documents for the selected property.

The amenity plan is aimed at family and car-based living. The official project page names security, a clubhouse, swimming pool, park, commercial road and a hypermarket or shopping centre. Other project profiles also refer to a children’s playground, sports club, gym and landscaped common areas. That is a meaningful mix for a borey because it can reduce the need to leave the compound for every small errand or recreational activity. Still, a facility appearing in a project description does not establish current opening hours, free access or an included membership. Clubhouse, pool and fitness access should be checked against the terms attached to the chosen home.

Pricing needs a clear distinction between a project-level entry point and the live market. PropertyHub currently shows an entry from $120,000 for a Link A home, $280,000 for one Twin Villa variant and $180,000 for a shophouse. Recent 2026 listings for completed Queen B houses ranged roughly from $318,000 to $370,000 depending on plot, fit-out, furnishing and exact configuration. These figures do not form one developer price list. The page therefore uses $120,000 as the lowest identified market anchor on the review date, while making clear that stock, condition, taxes, title transfer and payment terms must be confirmed for the actual property.

The project is presented with hard title, and current shophouse listings use the same title description. A buyer still needs due diligence on the exact parcel, registered owner, encumbrances, boundaries, outstanding charges and the permitted transaction structure. In a mature borey, two houses with the same facade can differ materially in paperwork, renovation quality, orientation, yard size and maintenance. Model naming also deserves attention. The market uses additional codes such as LA SII, LB SII, SII, SH AM and SH IIM, while the official page groups the homes under broader families. Current photographs of completed villas and shophouses confirm that Park Land 50M exists as a built neighbourhood rather than only a marketing concept. Interior images, however, represent styled model-home presentations. They are useful for reading room proportions and intended layouts, but they should not be treated as a promise that a resale home includes the same furniture, finishes or built-in equipment.

Park Land 50M makes the most sense as a family home in Phnom Penh’s southern growth area. Its practical advantage is the breadth of landed formats within one managed community, ranging from the more compact Link A and business-facing shophouses to large Queen villas with several family spaces and generous parking. The trade-off is reliance on a car and the need to compare individual homes carefully because the development now functions at once as a completed community, a possible source of remaining new stock and a secondary market. A useful comparison should look beyond asking price to plot width, condition, real amenity access, title documents and the household’s everyday route.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs.
