About the project
Casablanca Pool Villas is a small completed estate of 11 private-pool villas in the Yamu area of Pa Khlok, Thalang. The main property databases are consistent on the core identity: completion in September 2020, a two- and three-bedroom villa mix, and Andanapa Real Estate named as the developer brand. That makes this a very different purchase from a launch-stage villa project. A buyer is looking at an existing home with a real maintenance history, a specific seller and a specific land-and-building title package, rather than relying on a construction promise or a developer sales schedule.
The original design language is one of the project’s more distinctive features. Published project descriptions combine Marrakesh, Balinese and Sino-Portuguese references, with large arches, broad sliding-glass openings and indoor-outdoor rooms organised around a private pool. The master bedroom was conceived with direct pool access and the pool area included a sunken lounge. Those are useful clues to the estate’s character, but a 2026 buyer should treat them as the project’s original concept, not as a guarantee that every resale villa is still finished, furnished or landscaped in exactly the same way.

The public project records show two basic layouts: two bedrooms with two bathrooms and three bedrooms with three bathrooms. They also quote an overall 202–322 sqm range, but the older wording does not reliably map each number to a specific bedroom type and appears to refer to plot sizes. For that reason, the registry below does not assign a precise area to either layout. On a live resale, land area, internal floor area, covered terraces, pool dimensions and any later extensions should be checked against the documents and a current measurement for that particular villa.
Location is another point that needs to be read in the context of Phuket rather than through generic island marketing. Hipflat places the project on Phuket 4003 Rural Road in Pa Khlok, close to Yamu on the island’s east side. FazWaz places Yamu Pier at roughly 0.5 km and Phuket International Airport at about 28.1 km by road. This can suit buyers who prefer a quieter east-coast residential base and access to the Yamu side of the island, but it is not a west-coast beach lifestyle where Bang Tao, Surin or Kamala are on the doorstep. A practical test drive at the times you normally travel is more useful than a brochure description of the area.
Published management data also needs a date-sensitive reading. The archived FazWaz project page lists a fixed common-area management charge of THB 5,000 and a sinking-fund contribution of THB 800 per sqm. Because the estate was completed in 2020, those figures should not be assumed to be the current 2026 owner invoice without confirmation. For a resale, ask for the latest bills, community rules, any outstanding balance attached to the property, and a clear explanation of what the fee actually covers today.
The verified shared facilities are limited and straightforward: 24-hour security and CCTV appear consistently on the major project pages. No substantial clubhouse, communal leisure complex, gym or resort-style service package has been confirmed. The private pool is part of each villa rather than a shared amenity, so its upkeep and equipment condition sit at unit level. That can appeal to owners who value privacy and a smaller estate, while buyers who want a full-service residential resort may find the common facilities too light.
The developer attribution is usable for identity but not strong enough to stand in for legal due diligence. FazWaz, Thaiger Property, Dot Property and Hipflat all associate Casablanca Pool Villas with Andanapa Real Estate, and some describe Andanapa as a Phuket developer and brokerage. What is missing is a primary corporate or project source that establishes the legal development entity behind the estate. For a completed resale property, that gap is less important than the seller’s current title chain, but it is still worth recording rather than presenting the developer name as if a legal entity had been independently verified.
Foreign ownership is the part of the transaction that cannot be inferred from the architecture or the project name. These are landed villas, and foreign ownership of Thai land is generally restricted apart from narrow statutory exceptions. The public project material does not confirm the land title, a project-wide foreign-buyer structure or a standard lease arrangement. A foreign buyer therefore needs a unit-specific answer: who owns the land, what title document exists, who owns the building, what rights are being transferred, and whether any lease or other structure is properly documented and registrable.
A completed villa also needs a match between the physical property and its registered paperwork. If a previous owner changed the layout, added a covered terrace, service room, carport or other structure, the buyer should understand whether those changes are reflected in the relevant records and approvals. That comparison is more useful than relying only on the original 2020 plan because a private villa can evolve materially during several years of occupation.
Availability is another reason not to recycle launch-era numbers. At the time of this review, the main FazWaz and Thaiger Property project pages showed no available units. Older project pages still preserve the original construction-linked payment schedule and stray historical price elements, but these do not establish a current resale asking price. The registry therefore omits a starting-price field. A credible price anchor should come from a live, identifiable villa listing or a documented transaction, not from an old development page that currently has no stock.
A resale inspection should separate estate-level facts from unit-level condition. The location, project size and original design concept are shared, but maintenance history is not. Pool systems, waterproofing, roof drainage, air-conditioning, exterior finishes and any owner-made alterations can age very differently from one house to the next. Service invoices and repair history can therefore be as informative as the viewing itself, particularly in a tropical climate where deferred maintenance may not be obvious from listing photographs.
What remains attractive about Casablanca Pool Villas is relatively simple: a genuinely small estate, private pools, two- and three-bedroom formats and a design that is less generic than many Phuket villa compounds. The trade-off is that the buyer cannot rely on a deep current data set. The right way to assess the project in 2026 is to start with the exact villa, inspect it in person, then reconcile the physical property with the title, land area, building records, community charges and seller documents. In a six-year-old, 11-home project, those property-level facts matter more than the original sales story.
