Why this project is worth a look
Small community
The published total is 22 villas, giving AG Club Villas the feel of a compact gated neighbourhood rather than a high-volume estate. The benefit is fewer immediate neighbours and a house-focused environment. The flip side is that the project is not built around an extensive shared-resort amenity programme.
Family-sized homes
Current inventory shows three- and four-bedroom, two-storey villas. These are practical full-house formats for families, guests and longer stays rather than compact holiday units. The sensible comparison is not bedroom count alone: plot size, house area, fit-out and handover specification can materially change the value of two otherwise similar listings.
Northern Phuket base
Thep Krasattri is more compelling for access to the airport, UWC Thailand, Thanyapura and the Thalang road network than for a beach-on-foot lifestyle. It can work well as a family base in northern Phuket, but buyers whose priority is stepping straight into a resort strip or beachfront district should look elsewhere.

Construction is still in progress and the public sources do not agree on tenure or payment structure. Those are manageable due-diligence questions, but they should be answered before a substantial payment: current build progress, land title, rights over the house and land, contracting entities and the exact payment calendar all need documentary confirmation.

As of 2 September 2026, this is not a ready-to-move-in project. Several current portals still give December 2026 as the target completion date, and the Thai project profile on SamuiTimes marks AG Club Villas as under construction. The distinction matters because some English-language listings still use the broader 'off-plan' label. A buyer should treat the development as an active construction purchase and ask for a dated progress report, current photographs of the specific villa, a list of completed works and the contractual handover date. A project-level status page cannot confirm how far an individual house has progressed.

The current public-market entry point is about THB 25.8 million. FazWaz lists a lowest active asking price of THB 25,797,062, and Emerald Estates shows the same starting figure. Older pages can still be found with lower historical prices, which is why they should not be treated as today's price list. Within the development, asking prices move with bedroom count, house size, land plot, position and specification. Before comparing two villas, the buyer needs the inclusions list as well as the headline price: built-in furniture, kitchen, air-conditioning, landscaping, pool equipment, appliances and loose furniture may not be packaged in exactly the same way.
The live listings provide two useful reference formats. One current three-bedroom offer is described as a 337 sqm, three-bathroom villa, while a four-bedroom offer is listed at 353 sqm with four bathrooms. FazWaz shows other homes around these sizes, so these are best treated as examples of actual inventory rather than a definitive developer schedule of every plan. Plot sizes also vary. More importantly, public portals do not always distinguish clearly between internal area, built-up area and total house area. For that reason, this dossier does not derive a net internal area or convert one published area label into another.
The amenity package is straightforward. Security, CCTV, parking, landscaped areas and a children's play area appear across the project sources, while the villas themselves are marketed with private swimming pools. This makes the development more relevant to buyers who value their own outdoor space than to those looking for restaurants, a large clubhouse or hotel-style services inside the gates. Daily life is also car-oriented. Home In Phuket places UWC Thailand and Thanyapura at roughly 4 km, Nai Thon Beach at about 9 km and Phuket International Airport at around 10 km from the development.
Location is therefore one of the project's clearest filters. Thep Krasattri works well for households whose routine is built around northern Phuket — the airport, international schooling, Thanyapura and the wider Thalang road network — rather than a beachfront walking lifestyle. A family living on the island for months at a time may value that pattern more than a holiday buyer who wants restaurants, sand and nightlife immediately outside the gate. The trade-off is simple: AG Club Villas offers a private-house format in inland Thalang, not a walk-to-the-beach resort address.
Running costs deserve a separate check. The current FazWaz project page shows a fixed common-area fee of THB 13,000 per month, and Dot Property repeats the same monthly figure for a specific villa. FazWaz also shows a one-off sinking-fund contribution of THB 200,000. These figures are useful budgeting references, but a buyer still needs the current management document explaining exactly what the fee covers, whether private pool and garden maintenance are separate, when charges start and how future increases are handled. For a house with its own pool, the difference between estate-level fees and private maintenance costs can materially change the real ownership budget.
The legal structure of the individual purchase remains the most important unresolved point in the public material. Emerald Estates labels one three-bedroom offer as freehold, while a Dot Property four-bedroom listing is marked leasehold. For a villa, those terms cannot be read as if this were a foreign-quota condominium. Under Thailand's general land rules, a foreign individual cannot simply own the land in their own name. The buyer needs the transaction documents to show separately who owns the building, what right is granted over the land, whether any lease is registered, its term, the land title and the actual contracting parties. Until those documents are reviewed, a portal's one-word tenure label is not enough.
There is also a live identity issue worth keeping separate from the main project. A recently published page calls a development 'AG Club Villas Phase 2', gives 22 villas, quotes smaller internal areas and states a Q4 2027 completion. At the same time, the main AG Club Villas profiles continue to show 22 units and a December 2026 target. Those datasets should not be merged. The Phase 2 page may describe a distinct stage, or it may contain recycled project metadata. The registry record below therefore keeps only the facts that consistently attach to AG Club Villas without the Phase 2 label and treats the later page as a verification flag rather than a source for the core specifications.
