It also means buyers should pay close attention to the actual internal roads, neighbouring plots and management setup because there is little shared infrastructure to compensate for weak estate operations.
Airport-side Phuket
Published location data puts Phuket International Airport at roughly 5.9 km and Nai Thon Beach at around 2.6 km. That is a strong combination for frequent travellers and buyers who genuinely prefer northern Phuket, but less convenient for a daily routine focused on Bang Tao, Kathu or Phuket Town.
Build-linked payments
Most of the price is scheduled against physical construction milestones rather than arbitrary dates. This is useful only if the contract clearly defines how each stage is certified and what remedies apply if the work falls behind.

About the project
Aileen Villas Phase 6 is a small private-pool villa development in Sakhu, northern Phuket, positioned between Nai Thon and Nai Yang. It is the sixth phase in Trinity Property Co., Ltd.'s Aileen series and should not be confused with Aileen Villas Layan Phase 5 in Choeng Thale. The main project databases consistently describe Phase 6 as a 15-villa community on roughly 7,600 sqm of land. The core proposition is straightforward: an individual house, private swimming pool, garden and parking inside a secured residential estate rather than a large resort-style compound with extensive shared amenities.
Construction status needs more care than the headline project pages suggest. Older records show a September 2024 completion date, other portals have published 2025 or January 2026, and one current sales source advertises handover in Q2 2027. Yet active inventory in September 2026 still describes some homes as made-to-order with a roughly 12-month build period after purchase. At the same time, a four-bedroom listing published in late August 2026 is marketed as ready to move in. The sensible reading is that the estate is being delivered plot by plot: some houses may already exist while other plots remain available for a fresh build cycle. A single project-wide completion date would therefore be misleading.

The public entry price is around THB 13.5M. The clearest base configuration is a two-bedroom, three-bathroom villa with 180 sqm of internal area on a plot of about 252 sqm. A three-bedroom version increases the internal area to 205 sqm on a similar plot and is marketed around THB 14.5M. The larger original three-bedroom configuration reaches 250.5 sqm on roughly 330 sqm of land and has been listed at THB 18M. A newer two-storey four-bedroom house of 300 sqm appeared in August 2026 at about THB 15.9M. Because that last product does not match the original two- and three-bedroom matrix, it is better treated as a current observed offering rather than evidence that four-bedroom homes were part of the estate's original standard range.
The standard villa listings consistently show private pools, terraces, gardens and parking, with the common two- and three-bedroom products indicating space for two cars. Estate-level facilities are much simpler: 24-hour security and CCTV are the recurring shared features. The common-area management charge is published at THB 8,500 per month and the sinking fund at THB 150,000. One public interface incorrectly renders the sinking fund as a per-square-metre figure, while several other records show it as a fixed lump sum. That is exactly the kind of platform inconsistency that should be resolved in the signed cost schedule rather than copied into a purchase model.
The location works best for buyers who genuinely want northern Phuket. The estate is mapped on Soi Sakhu 4, with the published plus-code location 379R+C8Q in Sakhu, Thalang. Nai Thon Beach is roughly 2.6 km away, or about five minutes by car, while Phuket International Airport is approximately 5.9 km or eleven minutes. A small local shop is around 730 metres away, Mini Big C about 3.5 km and the Sakhu subdistrict health facility roughly 3.9 km. That gives the project a practical airport-and-beach profile, but it is not the best base for someone whose daily routine centres on Phuket Town, central-island schools or the Bang Tao/Laguna lifestyle zone.
The payment schedule is construction-linked rather than purely calendar-based. The public version starts with a THB 300,000 reservation, followed by 35% on signing, 20% once the foundation posts are complete, 15% after the concrete structure, another 15% after walls and door frames, 10% after floor finishing, painting and doors, and 5% on handover. That structure is useful because most of the price follows physical progress. It still leaves important contract questions unanswered: how each milestone is certified, what happens if construction stops or runs late, whether the reservation is credited against the 35% contract payment, and what documentation is required before the handover instalment becomes due.
This is a relatively compact villa product rather than an estate built around oversized plots or elaborate communal facilities. Much of the value sits inside the individual villa: orientation, privacy, pool dimensions, drainage, kitchen and bathroom specification, air-conditioning, built-in furniture, landscaping and construction quality. Public listings do not describe those items consistently enough to assume that every 180 sqm or 205 sqm home is delivered with the same package. A buyer comparing two nominally similar villas should therefore price the actual specification, not just divide the asking price by internal area.
Land rights are a separate diligence track. Aileen Villas Phase 6 is not a condominium development where a foreign buyer can rely on the condominium foreign quota. Each villa sits on land, so an international purchaser needs to see the title for the selected plot, the registered owner, encumbrances, building documents and the legal structure under which they will use the land. Thailand's Department of Lands and government information portal both confirm the general restriction on direct foreign land ownership. Section 96 bis creates a narrow route for residential land ownership subject to at least THB 40M of qualifying investment, a five-year holding condition and ministerial approval, but that is exceptional and should not be presented as the normal way to buy a villa in this project.
For owner-occupation, the development makes the most sense to households that specifically value the Nai Thon–Nai Yang side of Phuket, private outdoor space and a short airport transfer. It may also have rental relevance for holidaymakers and longer-stay tenants who want the north of the island, but the sources reviewed do not provide a credible operating history for Phase 6 occupancy, realised net yield or management performance. Any investment case should therefore be built from the selected completed villa, realistic achieved rent, vacancy, maintenance, common charges and management costs rather than a generic return promise.
Trinity Property has a visible project history beyond this one phase. FazWaz links the company with earlier Aileen developments, while PHUKET.PRO lists Aileen Villas Naithon I, Naithon II and The Scenery among its projects. That background is useful because the buyer is not dealing with a name that appears only once online. It does not remove the need to verify the legal seller for Phase 6, the seller's rights over the selected plot, building approvals, the construction specification and the handover process. With a made-to-order structure, performance after signing is a central part of the purchase risk.
The practical way to assess Phase 6 is therefore villa by villa rather than as one uniformly completed estate. The project itself is easy to identify, the developer is consistently named and the standard layouts are reasonably well documented. The weaker point is the project-level timeline: public sources describe different completion dates while the current market simultaneously contains off-plan, made-to-order and ready-to-move-in stock. A buyer who pins down the exact plot, build status, specification, contract party and land-use structure can evaluate the real strengths — low unit count, private pool living, quieter northern Phuket and airport access — without relying on inconsistent project metadata.
Ownership format
The project consists of villas on individual land plots. A Thai buyer may be able to take freehold title to the land subject to the specific title documents. A foreign buyer generally cannot register the underlying land directly in their own name in an ordinary villa purchase, so the building right and lawful land-use structure need to be documented separately, commonly through a registered long lease. Thailand has a narrow statutory exception for direct foreign residential land ownership, but it requires special conditions, substantial qualifying investment and government approval and should not be treated as the standard route here.
