Alisa Pool Villa is a small eight-home pool-villa community in the Si Sunthon side of Thalang, close to the better-known Cherng Talay and Bang Tao residential market. The scale is one of the clearest facts about the project: the official project site states eight villas on a 1-2-0 rai site, and the major property databases largely agree on the same total. That matters because this is not a master-planned estate where the brand and a long amenity list dominate the buying decision. Value is much more property-specific. Privacy around the pool, plot position, neighbouring villas, access, building condition, parking and the legal structure attached to the land can make two homes inside the same eight-unit development very different purchases.
The original project material dates the start of construction to the first quarter of 2020 and presents a two-storey, three-bedroom, four-bathroom concept. The ground floor combines the living and kitchen space with one bedroom, bathrooms, pool deck, private swimming pool and parking; the upper level carries the remaining bedrooms, bathrooms and a terrace. The market has moved beyond that single early layout. Current listings include three- and four-bedroom homes around 254–255 sqm, while some substantially enlarged villas appear in the resale market as well. A buyer should therefore treat the old master plan as project history rather than a guaranteed description of every villa now available. Completion is another area where a single project date can be misleading. FazWaz records the development as completed in February 2023, while DDproperty and several other portals use 2024. At the same time, current project pages still advertise made-to-order villas with a 12-month construction period, and individual resale records show completed homes built in 2024 or later. In practice, that creates two distinct purchase paths. A completed resale villa can be inspected, measured and checked against its existing documents before commitment. A made-to-order purchase shifts more of the risk into the contract: construction milestones, specifications, permits, delay remedies, payment security and the identity of the legal entity receiving funds become central to the decision.
Pricing in 2026 is similarly unit-driven. DDproperty showed active three- and four-bedroom offers around THB 16.9M in June and July, generally for homes around 254–255 sqm. Keller Henson, updated in July 2026, showed a THB 16.9M–19.9M range for two villas, while FazWaz-related inventory also includes offers around THB 19.9M, THB 24.5M and significantly higher for larger homes. That spread should not be compressed into one project price. It can reflect plot size, furnishing, extensions, bedroom count, condition and whether the property already exists or is still to be built. The THB 16.9M figure is therefore best used as a current lower resale anchor, not as an expectation that any Alisa villa can be bought at that level.
The location is well established even though different sources use slightly different neighbourhood labels. Most large project databases place Alisa Pool Villa in Si Sunthon, Thalang, Phuket, while the official project material markets it as part of the Cherng Talay area. Those labels are not necessarily describing different sites; the project sits close enough to the broader Cherng Talay–Bang Tao catchment that agents often use the more recognisable west-coast name. The developer's embedded map centres the project at approximately 8.000043, 98.312795, and driving descriptions repeatedly route access through Road 4015 and Soi Bang Jo 1. This is a car-oriented residential location with practical access to the Bang Tao and Cherng Talay lifestyle cluster, rather than a walk-out beachfront proposition.
The on-site features are straightforward and largely private to each home. The official site confirms a private swimming pool, equipped kitchen, built-in storage, jacuzzi, controlled estate access, CCTV, underground electrical supply and a management office. It also advertises housekeeping, pool care, gardening, maintenance and rental-related services. Those services are useful, but they should not be treated as permanently bundled benefits. In a development of only eight homes, the actual service model can change with management arrangements and owner participation. A buyer should ask for the current community rules, the fee schedule for the selected villa and a clear list of what management performs today rather than assuming that every item from the original marketing package is included in a fixed common fee.
Land rights are the most important legal distinction for an international buyer. A villa advertisement marked 'freehold' does not by itself explain who owns the underlying land, what title the land carries, or what rights a non-Thai purchaser receives over the building and the site. Thailand's official public guidance maintains the general rule that foreigners are not normally permitted to own land directly, apart from narrow statutory exceptions. The Alisa market data is inconsistent on this point: DDproperty marks several listings as freehold, while Renthai and some PropertyHub inventory describe leasehold. We therefore do not treat the project's ownership structure as verified. The land title, registered owner, building ownership evidence and the contract governing land use have to be reviewed for the exact villa before any reservation becomes non-refundable.
The developer identity also needs documentary confirmation. The primary project site identifies Alisa Real Estate as the developer and Whiteplus Construction and Engineering as the constructor. PropertyScout uses the Alisa Real Estate name as well. DDproperty, however, lists Alisa Estate Co. Ltd., while FazWaz, Hipflat and several syndicated databases attribute the project to Real S Management Co., Ltd. These names could represent a brand, land-holding entity, sales entity or another project company, but the public web record does not resolve the relationship. For a buyer, the practical test is simple: the entity signing the sale or construction agreement must have documented authority over the specific villa, and the account receiving money should match the legal payment structure in the contract.
A completed Alisa villa deserves a proper building inspection, not just a visual walkthrough. Private pools, outdoor decks and tropical landscaping create much of the appeal, but they also bring maintenance points that can become expensive if neglected. Pool equipment, waterproofing, air-conditioning, drainage, roof details, external timber, gates and garden systems should all be tested. Current listings range from fully furnished to unfurnished, so headline prices are not directly comparable without checking the inventory and condition. It is also worth visiting after rain and at different times of day to understand drainage, access, construction noise and privacy. In a compact eight-villa estate, one neighbouring plot or an altered house can have an outsized effect on how a particular property feels.
