This gives the estate a practical northern-Phuket profile: close enough to the airport for frequent travellers and within a short drive of the beach, but without the dense walkable restaurant, retail and leisure environment found in areas such as Bang Tao. A car or regular taxi use is likely to be part of daily life here.

Trinity Property Co., Ltd. is consistently identified as the developer. The Aileen Villas name covers several nearby projects, so the phase distinction is important. Brand-related material separates an earlier seven-villa phase from the 16-villa second phase, while later Aileen projects also appear around Sakhu. This dossier treats the 16-home Phase 2 estate as the subject and does not import specifications from the first phase or later schemes simply because the naming and design language are similar.

The original product mix was broader than today's resale feed suggests. Project records show one- to four-bedroom layouts, with published type sizes including about 125 sqm for a one-bedroom plan, 150 sqm for a two-bedroom plan and 223 sqm for the A3 three-bedroom type. An archived four-bedroom resale shows 278 sqm of interior area. Completed homes now appearing on the resale market do not always match those original type-card figures exactly: three-bedroom listings checked in September 2026 range from roughly 222.5 to 287.5 sqm. Buyers should therefore use the historical type matrix as orientation and rely on the individual villa's plans and title documents for transaction-level facts.

The homes are designed around private outdoor living. Historical Phase 2 material describes open-plan living and dining areas, western-style kitchens, terraces or balconies, utility or storage space and private swimming pools. An archived four-bedroom villa also confirms a private garden, terrace and covered parking. In practical terms, most of the lifestyle value sits inside the boundary of the individual property. That makes the estate easier to understand for owner-occupiers and long-stay tenants who value privacy, but less compelling for someone specifically looking for hotel-style common services.

Shared facilities are relatively restrained. Major project portals consistently list a clubhouse, 24-hour security, CCTV, parking and communal landscaped space. There is no need to stretch that list into a resort-service story. For a 16-home community, a lighter common-area package may also mean that the buying decision should focus more heavily on the quality and condition of the selected villa itself: waterproofing, pool equipment, air-conditioning, roof and drainage condition, landscaping and any owner-specific alterations can matter more than the headline amenity list.

Phase 2 should now be priced as a resale community. At the time of review, the lower end of current major-portal asking prices was approximately THB 13.5 million for a three-bedroom villa, while other active offers sat around THB 14-16 million. These are not interchangeable units. Built area, plot size, fit-out, furniture, maintenance history and legal holding structure can all differ. A cheaper asking price can therefore be a better or worse deal depending on the underlying property; price per square metre alone does not resolve that question because land and private outdoor areas also contribute materially to villa value.

Foreign-buyer due diligence needs particular care because this is a landed property. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions. A portal's 'freehold' label should not be interpreted as an automatic right for a foreign individual to register the land in their own name. Historical Phase 2 material specifically referred to Thai freehold or leasehold structures. For any villa, the practical document set should establish the land title, registered landowner, ownership of the building and, where a leasehold structure is used, the registered lease itself and the rights it actually grants.

Resale due diligence is best split into two layers: the estate and the individual house. The estate determines the location, shared areas and community framework, but the buyer acquires a villa with its own maintenance history. Two neighbouring homes of the same age can differ materially in waterproofing, pool equipment, air-conditioning, kitchen condition, furniture, exterior finishes and later owner alterations. A useful inspection therefore asks less whether Phase 2 is 'good' in the abstract and more what the selected home will require over the next few years.

Running costs also need property-level evidence. Different listings show different common-fee figures, and portal descriptions do not always make clear whether the same services are included. Before purchase, the buyer should obtain the current estate invoice or rules and see exactly what the common payment covers, such as security, landscaped areas, road maintenance, lighting or waste services. The villa then has its own operating budget on top: pool care, gardening, electricity, water, internet, repairs and periodic replacement of equipment. For a private-pool home, those items can matter more than a modest headline estate fee.

There is visible long-term rental activity in the development. Major portals checked in September 2026 showed individual three-bedroom villas offered at roughly THB 130,000-140,000 per month. That is evidence of an asking market, not a guaranteed income figure. The achieved rent can differ from the advertisement, while vacancy, seasonality, management fees, pool and garden care, utilities and maintenance affect the owner's net result. A rental-led purchase should therefore be underwritten from the selected villa's own leasing history and a current management proposal rather than from a portal's projected yield.

There is also a completion-date discrepancy worth preserving rather than smoothing over. FazWaz, Dot Property, PropertyScout and Aileen-related material point to completion in 2023, frequently January 2023. A small number of newer agency pages instead state Q3 2024. The weight of project-level evidence supports 2023, which is the year used in this record. If the distinction matters for a specific purchase, the safer approach is to verify the individual villa's construction, handover and registration documents rather than relying on a generic project card.

Ownership format

A freehold label on a project or resale listing does not mean that a foreign individual can automatically register the underlying land in their own name. Historical Phase 2 material referred to Thai freehold or leasehold structures; for any specific villa, the land title, registered landowner, building ownership and any registered lease should be checked separately.
