Ceylon Villas
There is an important distinction to make before treating Ceylon Villas as a property investment. The five-villa development near Ubud is already built and operating as holiday accommodation.

Why this project is worth a look
A home you can inspect
The developer reports completion in 2019, and independent travel writing and accommodation listings establish a history of actual use. Buyers can examine a real building and its maintenance needs instead of relying on a rendering or a proposed handover date.
Intentionally small scale
Five villas with individual pools offer a much more private proposition than a large managed resort. They should not be marketed as having shared gyms, restaurants or other communal facilities that the sources do not establish.
Distinct room arrangements
Both one- and two-bedroom choices are documented, with en-suite bathrooms and usable domestic spaces. The layout may suit couples, longer visits or groups of adults, but a buyer still needs the actual plans, dimensions and building condition for the specific villa.
Landscape as a daily feature
Rice fields, valley views and greenery influence how the homes feel. They also bring insects, rural noise, transport dependency and uncertainty about future construction next door; that trade-off is central to the decision.
An operating rental track record
Separate guest listings make it possible to see how the homes have been presented and used. They offer a starting point for asking for trading records, not evidence of a guaranteed return or proof that an existing management arrangement transfers to a purchaser.
About the project
There is an important distinction to make before treating Ceylon Villas as a property investment. The five-villa development near Ubud is already built and operating as holiday accommodation. Ceylon Developments dates its completion to 2019, and individual villas can be found in short-stay listings. What is not publicly established is whether any of those homes is currently for sale. A booking page proves that visitors can stay somewhere; it does not establish who may sell the land interest, what a purchaser would receive, or how much it costs to acquire. The available evidence makes this a useful completed-property profile, not a verified catalogue of units on the market.

The setting is one of the clearest reasons to consider the property. Ceylon Villas sits east of the busy centre of Ubud, in the Pejeng Kawan area of Gianyar Regency. A mapped address identifies Jalan Raya Pejeng Kawan No. 16, while the accommodation host describes the northern end of Laplapan village. Ubud is the useful name for the wider destination, rather than the precise administrative location of this parcel. Those details help set expectations: the everyday backdrop is rice cultivation, valley greenery and village roads, not a strip of shops outside the front gate. Someone choosing a longer-term home will experience the route to town much more often than a tourist coming for a few nights.
A small number of homes also changes the sense of place. This is a collection of five private villas, not a resort promising an extensive menu of communal facilities. The developer describes a mixture of one- and two-bedroom plans, each with its own pool and furnished interior. Separately listed Villas 3 and 4 have one bedroom and one bathroom apiece; Villas 1, 2 and 5 have two bedrooms and two bathrooms. These rental identities match the developer's overall count and explain how the accommodation offering is organised. They should not be mistaken for separate development phases or a confirmed inventory of five individually transferable properties.
The one-bedroom homes look particularly relevant to couples and people spending long stretches working away from a fixed office. Their listings describe a private bedroom suite, kitchen, desk space and an outdoor pool, with large sliding doors that bring the garden landscape into the living space. A two-bedroom layout adds flexibility for visiting friends or two adults who do not want to share every part of the day. Bathrooms attached to each bedroom matter in that setting. But bedroom numbers are only a starting point. Public sources do not give a consistent schedule of gross and internal areas, land sizes, room dimensions or architectural drawings that would allow a proper like-for-like comparison between the five homes.
Villa 5 deserves its own mention without being treated as a separate product. The host calls it the largest villa and emphasises a fully enclosed, air-conditioned living area. Elsewhere in the development, the hospitality descriptions focus more heavily on sliding open glass walls and indoor-outdoor movement. For a week in Bali, the difference can be atmospheric. For several months at a time, it can determine how comfortable a workspace feels, how much cooling is needed and how the home behaves during humid or wet weather. Before buying, the actual arrangement of doors, fans, shade, drainage and air conditioning would matter more than the generic phrase 'tropical living'.
The architecture brings together polished concrete, timber, floor-to-ceiling glazing and custom fittings. The developer highlights terrazzo details, teak cabinetry, purpose-made windows and fully furnished rooms. An independent account of a stay in February 2022 describes a contemporary group of five villas and the morning views across the fields towards Mount Agung. These sources tell a coherent story about the design. They are not, however, an inspection report. A house completed in 2019 has already been exposed to years of rain, sunshine, guest use and routine pool maintenance. How the timber, metalwork, wet areas, glazing seals and waterproofing have held up can only be judged villa by villa.
The countryside is not a stage set that stays unchanged for a future owner. Accommodation listings mention insects, geckos, nighttime animal sounds and occasional power interruptions. One listing also notes work taking place on neighbouring land. None of that is unusual for a rural-feeling Ubud stay, and people who enjoy the area may consider much of it part of the appeal. Ownership asks a different set of questions: will the line of sight across the paddies remain open, can a neighbour build closer to the villa, and are the road, water and electricity arrangements reliable enough for the intended use? The answer may differ even between adjoining homes.
Distance to central Ubud is described by the host as roughly five to ten minutes by scooter or car, depending on traffic. The developer provides similarly short travel estimates for local amenities and a longer estimate for the airport. Those are useful orientation cues, but they are not measurements of a guaranteed commute. A prospective occupier should try the journey at the times they expect to travel. Narrower roads, delivery access, parking and the ability to return after dark matter far more to a resident than they do to someone reading a holiday listing. A peaceful location can be a benefit, a nuisance or both, depending on the routine it needs to support.
Ceylon Villas has a visible hospitality history. Listings for the separate homes show booking rules, amenities and numerous guest reviews. That offers more real-world evidence of use than an unbuilt project brochure ever could. It still falls a long way short of the information required to value an operating rental business. Review counts are not occupancy statistics, and nightly booking rates cannot be read as annual income. A financial assessment would need booking exports, refunds, seasonal pricing, the manager's fees, cleaning and staffing expenses, repairs, utilities, local taxes and the owner's actual net receipts. It would also need to establish whether the current hosting arrangement could continue after a sale.
The identity of the parties is another gap. Ceylon Developments presents the five villas as part of its Bali development portfolio. The Airbnb listings identify a host named Made, and one listing version mentions Ceylon Villa Management as a co-host. Those facts do not tell us the legal owner of any individual building, the registered landholder or the entity authorised to execute a transfer. A well-run guest operation does not prove that the operator can sell the underlying property. Nor does the developer's brand name, by itself, identify the Indonesian legal entity that built, owns or presently controls this specific site.
For an international buyer, the form of the right being offered is fundamental. Indonesian law distinguishes registered landownership rights such as Hak Milik from use rights such as Hak Pakai and building rights such as Hak Guna Bangunan. A foreign individual cannot simply take direct Hak Milik title to the land. A contractual long lease is different again: its remaining term, commencement date, renewal mechanics and counterparties must come from a specific agreement. The developer's wider website refers to a 25-year lease with an extension in general marketing about its portfolio, but the Ceylon Villas project page does not supply a contract linking that description to these five completed homes. Assigning that term to a potential resale here would be speculation.
Short-term accommodation also has its own regulatory questions. The host includes a business registration number, NIB, and a villa-accommodation activity code, KBLI, in several listings. These details can help frame a document request; they are host-published information rather than proof obtained independently from the government register. They do not resolve land title, building approval, permitted land use or the legality of a particular tourist-rental structure. Because the project dates from 2019, the original building paperwork may have been issued under an earlier permitting regime. The relevant approval history and any certificate of building fitness for use, SLF, should be examined on their own terms. Tourist reviews and a registration number are not substitutes for them.
Completed property usually seems easier to assess than an off-plan purchase, and in some ways it is. The physical homes can be visited and there is no need to guess whether the basic architecture will ever materialise. Instead, the decision turns on condition, remaining tenure, expenses and operational control. If a villa has been rented for several years, the owner should be able to explain when its pool equipment was replaced, whether major leaks have occurred, what maintenance is planned and which costs are shared. The value of taking over an existing rental operation also depends on whether listings, goodwill, the booking account and management contracts can legally be transferred. None of that follows automatically from the presence of the Ceylon Villas name online.
Nor is it possible to supply a credible entry price from the sources examined. No public resale offer was found that clearly identifies a particular villa, its selling party, the right conveyed and its current asking price. Accommodation rates on booking sites are prices for staying in the property, not acquiring it. There is no verified developer payment schedule or yield commitment for this completed complex. Anyone quoting a purchase figure should therefore identify the individual villa and produce the documents behind the offer before it is treated as market evidence. Otherwise an apparently precise price can conceal uncertainty about the asset itself.
What remains attractive is tangible and straightforward: a small-scale collection of furnished private-pool villas in a green setting outside Ubud, with a documented history of guests and a design that appears coherent across several sources. Ceylon Villas is worth examining for a buyer who actually wants that style of living and is comfortable with its transport and maintenance demands. The decisive step is no longer discovering the concept. It is establishing a saleable legal interest in one specific home, the ability to keep using it as intended, and a realistic ownership budget that continues long after the purchase money has changed hands.
Home types & sizes
Villas 3 and 4 appear in rental listings as one-bedroom homes with an en-suite bathroom. A kitchen, sliding glass doors, outdoor space and a private pool shape the stay; neither sale-ready floor areas nor title documents are public.
Get floor plans and current pricesVillas 1, 2 and 5 are advertised with two bedrooms, two bathrooms and their own pools. The host singles out Villa 5 as the largest and describes its fully enclosed, air-conditioned living space, but comparable floor areas are unavailable.

Location
- A mapped address identifies Jl. Raya Pejeng Kawan No.16, Pejeng Kawan, Tampaksiring District, Gianyar Regency, Bali. The practical destination label is Ubud, but the site is outside its walkable centre.
- The accommodation host describes the northern end of Laplapan, surrounded by rice fields. Booking platforms alternately label the broader area Ubud or Tampaksiring; the more specific local and administrative description is preferable.
- The host quotes about five to ten minutes to central Ubud, subject to traffic. That should be tested as a real journey rather than used as a permanent travel-time promise.
- Green valley views distinguish the location, but the available material does not establish permanent view protection or what building activity is permitted on adjacent plots.
- Practical access, deliveries, electricity, internet and pool maintenance deserve an on-site check for the particular house; a working holiday listing is not a full infrastructure survey.

Best for: A seasonal resident who values a private pool and open views more than being able to walk to central Ubud. Trying the actual home as a guest could reveal whether the setting fits their daily routine.; A couple or small adult household looking for a furnished home with a kitchen, natural light and space to work. The balance of enclosed air-conditioned space and open-air living should be chosen deliberately, not assumed from the development name.; An owner willing to evaluate a short-stay rental operation from documented cash flow and genuine operating costs. Existing listings demonstrate use, but they do not establish a transferable business or future profitability.; Someone who prefers inspecting completed homes to taking construction risk. The remaining diligence is different rather than optional: tenure, land rights, building condition and operating permissions become the decisive issues.; may not suit: Families with young children who require secure pool fencing and protected balconies as standard. Some listings flag child-safety limitations, and conditions vary between individual villas.; Residents who need restaurants, shopping and daily errands within an easy central-Ubud walk, or who find insects, wildlife sounds and village transport arrangements difficult to live with.; Buyers seeking an immediately quotable purchase price, instalment plan or guaranteed rental return. None of those terms is substantiated for a currently available Ceylon Villas resale..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- No current, verified offer to purchase a named villa was established. Availability, seller authority, asking price, payment terms and transferability are unknown; accommodation listings are not sales listings.
- No project-specific land title or executed purchase or lease agreement was available. The registered right holder, legal structure, remaining term, renewal entitlement and foreign-buyer eligibility therefore remain unresolved; portfolio-wide 25-year lease language cannot be applied to this site.
- The mapped street address is supported, but the parcel-level title and precise coordinates have not been independently matched. Floor and land areas, the developer's legal entity, historic building approvals and SLF have not been reviewed; the NIB shown by the host has not been independently verified.
