Why this project is worth a look
Houses rather than rooms
The residential product is a collection of individual villas in a gated neighbourhood. Buyers can consider a private home rather than exposure to a hotel room, while accepting the corresponding responsibility for property care.
About the project
Damara Village Ubud Alaya Collection is an established villa neighbourhood in Kedewatan, west of central Ubud. Its original residential plan comprises 56 homes across 1.3 hectares, with private pools and a shared leisure setting. It is worth drawing a distinction at the outset: the project is a community of individual houses, while Alaya Private Estate is a hospitality operation using villas at the same address. Buying a home is not the same transaction as booking a guest villa, nor does a purchase automatically include a holiday-rental programme. That separation matters for everything from maintenance responsibilities to the owner’s freedom to stay in the property.

Greenwoods Group is the development brand behind the estate. Its launch announcement identifies PT Baruna Realty as the Greenwoods-side project company and PT Bali Sakanti Adya as the Alaya-linked collaborator. The original partnership created a resort-influenced residential concept, and Alaya’s hospitality presence is no longer merely aspirational: guests can book stays on the site today. Still, a development partnership and a hotel brand do not identify the legal owner of every plot, the vendor of a resale house, or the contractual relationship offered to a new purchaser. The seller’s authority and the land title must be established independently for the home under consideration.
The address is unusually clear for a Bali residential development: Jl. Cocoa II No.4, Kedewatan, Kecamatan Ubud, Kabupaten Gianyar. Kedewatan is part of the broader Ubud area, close to the resort landscape of the Ayung valley, rather than the dense cluster of shops and cultural venues around Ubud Palace. The appeal is a greener residential setting and access to local resort amenities. The trade-off is reliance on transport for many errands. No published travel-time claim can tell a buyer whether a particular morning school run, supermarket trip or evening journey works comfortably; those are matters to test from the actual entrance.
The architecture is built around two-storey houses rather than hotel-style room blocks. Named sales types include Damita, Dahayu, Daksa and Dinara, with an older portfolio also mentioning Damita Signature. Advertised layouts run from smaller two-bedroom houses to three- and four-bedroom family formats, with varying bathrooms, carports and plot sizes. The hospitality side uses its own labels for one- through four-bedroom accommodation, and some of those configurations occupy different areas from their sales equivalents. A visitor browsing accommodation photos should not assume that the exact same bedrooms, kitchen, furniture or usable floor area will transfer with a house sold under a familiar type name.
Physical completion is supported by more than a target date. A December 2023 residential marketing profile described Damara Village Ubud as completed and operating; in 2026 the Alaya-branded accommodation is still actively presented to guests. The estate can therefore be evaluated as an existing place, with functioning buildings, internal paths and shared amenities to inspect. This does not prove that every one of the 56 homes has the same completion history or that the documentation for every building has been checked. Hospitality platforms commonly describe an Alaya inventory of 22 villas. That figure relates to an accommodation product and should never be used as a substitute for the site’s residential unit count or a sales inventory.
Facilities have moved from launch brochures into a real guest setting, but the distinction between planned and operating spaces remains useful. Early developer material named a clubhouse, gym, yoga park, communal pool, gardens, restaurants and an amphitheatre, along with a proposed Jungle Club by Pison. Alaya’s current description centres on Hutan Day Club, with an infinity pool, exercise and yoga spaces and dining, plus communal gardens and guest support. Those present-day references are stronger evidence of a visitor experience than an old masterplan. They still do not tell an owner which facilities are free to use, which require payment, whether access is shared with paying guests or who is responsible for the operating budget.
The project won the Best Compact Housing Architectural Design category at the 2021 PropertyGuru Indonesia Property Awards. The award helps establish the original design identity and the developer credited for it; it is not a building inspection or a judgment on present-day legal risk. This is particularly relevant with completed properties, because individual houses can age differently. A villa rented frequently for several seasons may have different flooring, equipment and pool systems from a privately occupied home, even if both carry the same model name. Being able to examine the actual house is a substantial benefit, but only when the buyer takes the opportunity.
Asking prices cannot be read as one continuous project-wide rate. A Permata Bank-hosted project listing advertises Damita from IDR 3.97 billion, Daksa from IDR 5.76 billion and Dinara from IDR 11.39 billion. The BCA property portal shows the development from IDR 12.7 billion. Other agents show individual resale offers and occasionally mark an advertisement sold. These differences may reflect house types, dates, sales channels, inclusions or units that are no longer available; the public evidence does not resolve the entire price ladder. There is no defensible reason to derive a price per square metre from those incompatible figures, or to imply that the cheapest advertised type can be reserved today.
A purchase by a foreign national adds a separate legal question. Some advertisements use SHM, short for Hak Milik, the Indonesian land ownership title. A broker elsewhere refers to subdivision of HGB certificates, meaning Hak Guna Bangunan building rights. These are not interchangeable, and neither statement is the land register extract for a specific house. A foreign individual cannot simply receive Hak Milik in their own name. Indonesian rules provide routes involving rights such as Hak Pakai, a conditional right of use, but eligibility depends on the existing land rights, the buyer’s circumstances and how the transaction is structured. A marketing description of freehold is not a legal shortcut.
Price eligibility deserves attention before negotiating the cheapest villa. The Indonesian land ministry’s currently listed decision on foreign residential purchases sets an IDR 5 billion minimum for a qualifying landed house in Bali under that framework. A house advertised below that figure is not automatically eligible for acquisition in a foreign individual’s own name using this route. Even offers above the threshold need to satisfy the other requirements, including the correct land-right structure and relevant immigration documentation. The minimum is a gateway condition, not permission to ignore title problems or to substitute a nominee ownership arrangement. For a buyer, the safe starting point is a specific property, a named seller and the rights that the documents can genuinely convey.
There is a credible reason to examine rental operation here: Alaya is running an accommodation product with guest services, kitchens, private pools and shared hospitality spaces. But that evidence does not establish a guaranteed yield, or even that a house currently offered for resale is part of its managed stock. Neither a public booking calendar nor hotel review volume reveals the owner’s share after operator fees, taxes, housekeeping, utilities, pool care and replacement reserves. A management agreement would also need to explain personal-stay rights, owner access to accounts, booking channels, cancellation, restrictions on competing managers and arrangements when the house is sold. Those are commercial terms, not amenities implied by the brand.
Ownership also means living with the maintenance demands of a tropical two-storey property. A plunge pool calls for water treatment and mechanical upkeep; outdoor surfaces, gardens, air conditioners and furnishings all wear in Bali’s climate. Alaya advertises controlled entry, security, laundry and additional guest services, but their availability to a homeowner on a particular fee basis has not been documented. For families, the staircase and location of bedrooms may matter just as much as the pool. The operating estate explicitly notes that its accommodation is not fully wheelchair-accessible and that some layouts have a downstairs bedroom while many place sleeping areas upstairs.
For a purchaser, the strongest argument for Damara Village Ubud is that it is an identifiable, operating place rather than a speculative drawing. The limits are equally concrete: the advertised prices do not establish live stock, the hotel does not stand for every privately owned villa, and no public document reviewed here proves a standard foreign-buyer title or rental contract. A personal-use buyer should concentrate on the actual home and community rules. A rental-focused buyer needs house-specific permission, written management terms and realistic running costs. A resale-focused buyer needs clean title history and a clear pool of eligible future purchasers. The name alone cannot answer those questions.
Unit types & sizes
The smallest clearly described sales type has two bedrooms, a private pool and parking for one car. The bank listing gives 100 sqm of building area and 104 sqm of land, while a broker reverses those numbers. That is not a harmless formatting difference when comparing homes: request the specific unit plan rather than treating either figure as a universal Damita specification.
Get floor plans and current pricesDahayu sits between the smaller Damita homes and the larger family villas. One sales listing describes three bedrooms, 126 sqm of building area and a 121 sqm plot. The name also appears in hospitality accommodation, but rental descriptions cannot confirm the specification or availability of an individual house offered for purchase. Families should compare the ground-floor bedroom arrangement and shared living space before comparing prices.
Get floor plans and current pricesThe bank profile describes a two-storey, three-bedroom house with three bathrooms, one-car parking, a pool and 127 sqm of building area on a 124 sqm plot. Other vendors publish different building and land figures under the same type name. Those discrepancies may reflect individual lots or inconsistent marketing material; the title documents and measured plan are more reliable than a generic Daksa label.
Get floor plans and current pricesThe larger bank-advertised Dinara has four bedrooms, five bathrooms, two-car parking and 254 sqm of building area on 208 sqm of land. Alaya also markets a 254 sqm premium three-bedroom stay category. That does not establish a separate development, but it does show why bedroom counts must be matched to the exact house rather than borrowed from a hotel room type. The larger format also comes with higher likely upkeep, which has not been costed publicly.

Best for: A family planning to spend long periods in Bali may prefer a separate pool villa over a hotel room or apartment. The attraction is having a kitchen, parking and shared amenities without being in central Ubud. The practical choice comes down to the exact garden, stairs, pool safety and relationship with neighbouring homes; two identically named villas need not feel alike.; For an occasional second-home user, an operating hospitality team nearby is a convenience, particularly when the house is unoccupied for weeks. It should not be mistaken for a comprehensive owners’ service contract. The better fit is someone willing to establish the costs of routine care, emergency access and personal-use arrangements before buying.; An owner interested in holiday letting benefits from being able to inspect an actual guest operation, rather than relying solely on a forecast. The key questions remain house-specific: permission for short stays, whether Alaya will accept the unit, the fee and expense waterfall, reporting, maintenance reserves and termination terms. A successful room listing elsewhere in the estate does not establish cash flow for a particular purchase.; A buyer looking at completed resale property can evaluate physical condition and the real atmosphere of a managed community. That is a meaningful advantage over purchasing from plans. The trade-off is that wear, refurbishment needs, title history and any existing occupancy or management commitments are all specific to the property being sold.; This is not the ideal address for someone who wants Ubud’s central market, cafés and cultural venues on the doorstep. Kedewatan may feel pleasantly removed from that activity, but it makes transport part of ordinary life.; It is also a poor fit for a buyer seeking an effortless, contractually guaranteed rental return. The presence of a recognised operator and working guest villas is tangible; a particular owner’s net income, management fee and use rights are not publicly documented.; Foreign nationals should not proceed on the assumption that the SHM wording in an advertisement can simply be transferred into their personal name. A low advertised price does not override Indonesian eligibility, title or minimum-purchase-price requirements.; A buyer needing step-free access should not rely on the general villa descriptions. These are two-storey homes, and the operating estate itself cautions that accessibility varies and most bedrooms are upstairs.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- No unit-specific land certificate has been reviewed. Advertisements refer to both SHM (Hak Milik, land ownership) and HGB (Hak Guna Bangunan, building rights). The titleholder, route to a qualifying Hak Pakai right for any foreign buyer, and identity of the contractual seller remain unverified. The bank-hosted price floors differ materially: IDR 3.97 billion on one site and IDR 12.7 billion on another. Separate property listings carry different amounts or sold labels. A current unit-by-unit availability schedule, inclusions, payment terms and seller authority have not been established. Alaya is operating accommodation within the estate, but no authenticated schedule identifies which privately owned houses participate. A hotel listing of 22 villas is not the residential total of 56. The relevant PBG and SLF documents, rental management terms, permitted use and individual handover records were not available for review.
