Why this project is worth a look
A home you can inspect
The estate was completed in 2020 and the developer has announced that all 131 houses have been sold and transferred. Buyers can judge an existing street, the communal grounds and an actual resale property instead of relying on construction promises. That advantage comes with a different responsibility: maintenance history and alterations now deserve as much attention as the original layout.
Layouts built for different routines
At 140 square metres, the two-storey house has three bedrooms and two bathrooms without an additional level of stairs. The 170-square-metre three-storey format originally gave the principal bedroom a separate upper floor, terrace and more bathrooms. A household's age, privacy needs and willingness to use stairs matter more than a simple comparison of square metres.
Front-door living and parking
Each original design includes two parking spaces across a five-metre frontage, an appealing alternative to shared lifts and basement car parks. What works in practice depends on the width of the vehicles, the gates and any carport or kitchen extension made by the previous owner. The physical plot matters more than the number printed in an advertisement.
Amenities with an operating cost
A clubhouse, pool, landscaped garden and controlled entry give this small estate a shared residential setting. Their condition and use rules are more meaningful in 2026 than a launch-era amenity checklist. The early THB 1,500 monthly common fee is a historical reference, not a confirmed current assessment.
Western Bangkok, not Sathorn
Kanchanaphisek Road, nearby shopping and access to the Blue Line can support day-to-day life in Bang Khae. That is a quite different proposition from a downtown Sathorn address. Buyers whose work and family routines already centre on western Bangkok may appreciate the location more than someone who expects a short daily trip into the CBD.
About the project
The name Cher Wongwaen-Sathorn needs a little geographical decoding. This is not a townhouse address in central Sathorn. The estate is in Bang Khae, western Bangkok, on Kanchanaphisek Soi 0010 near the Bang Khae District Office. Sathorn is part of the developer's access story rather than the neighbourhood you will be living in. That distinction matters if you picture an easy walk to an office in the central business district. Daily life here is shaped more by road connections, local schools, shopping and the routines of a residential district on the western side of the city.
It is also no longer a developer launch. Peace & Living has publicly confirmed that the entire estate was sold and all homes transferred to buyers. Project directories place completion in 2020. Anyone considering Cher today is therefore evaluating a resale townhouse in an established community. The asking price comes from an individual owner or agent; the property's condition reflects years of occupation, repairs and alterations. A launch brochure can still explain the original design, but it cannot tell you whether a particular seller has clear title or whether the roof was recently repaired.

The original estate comprises 131 townhouses within a single development. Two basic formats were offered: two-storey and three-storey homes. A detailed early project review identifies 56 of the former and 75 of the latter. These are house types in one community, not independently marketed phases. The site has a shared entrance and communal facilities, while each home has its own front door and parking directly outside. This is a very different proposition from buying a condo unit: you gain a house-like layout, but also accept shared walls, your own building maintenance and a more complicated land-ownership question.
The two-storey design was marketed with 140 square metres of living space, three bedrooms, two bathrooms and parking for two cars. Its living and dining spaces occupy the ground floor, with bedrooms above. For many households the most useful detail is not the headline area but the absence of a third flight of daily stairs. There is a trade-off: the bedrooms are not interchangeable in size. The smallest room in the original show-home layout is better suited to a child, a guest or working from home than to someone expecting another generous principal bedroom.
The larger three-storey format measures 170 square metres in the original specification and includes three bedrooms, four bathrooms and two parking spaces. Its layout is more unusual. Two bedrooms are on the middle level, while the principal suite takes the upper floor and opens onto a private outdoor terrace. This can create genuine separation between parents, children and visitors, and the extra bathroom provision may matter in a multi-generational household. It also means more stairs, a potentially warmer top level and an outdoor surface that deserves careful waterproofing inspection in a used property.
Both original house types have a five-metre frontage, and the developer quotes land plots starting at 18.7 square wah, the Thai unit used for land area. This is not the same measurement as internal floor space. Corner plots and particular resale properties can have different land sizes. Two-car parking was part of the original arrangement, but real usable space depends on vehicle dimensions, gates, extensions and storage. An enlarged kitchen or a covered forecourt may improve one owner's lifestyle while leaving the next buyer with less room to manoeuvre a car.
Peace & Living promoted red-brick construction rather than a generic promise of luxury. The material specification is worth knowing, but it should not stand in for a survey of an individual six-year-old house. The roof, damp-proofing, drainage, exterior paint, wiring, plumbing and any altered openings have their own condition histories. A freshly fitted kitchen is easy to notice at a viewing; a poorly detailed rear extension may be much more expensive to address. Buyers should compare what remains original with what was added after handover rather than assuming every townhouse is technically identical.
The rear service area is another practical feature of these layouts. The launch-era show houses demonstrated how this space could accommodate laundry and a separate cooking area, an appealing arrangement for a family that cooks regularly. Resale advertisements now include homes with enclosed kitchens, fitted cupboards, air conditioners and carport roofs. Those features belong to the listed property, not automatically to the estate-wide specification. They may add genuine utility, but alterations should be documented and inspected for ventilation, rainwater runoff and their effect on the neighbouring structure.
The original communal offering includes a clubhouse, swimming pool, garden, guarded entrance and controlled vehicle access. The shared amenity area is located near the entrance to the estate. Some independent project previews also mention a gym, while the developer's main facility list does not identify one separately. The useful question in 2026 is what is operating, what residents can actually access, and how much maintaining it costs. There is little value in attaching a premium to an amenity that has reduced hours, deferred maintenance or unclear operating arrangements.
The entrance sits off Kanchanaphisek Soi 0010, also associated with the route to the Bang Khae District Office. Residential rows are set back from the main ring-road corridor rather than fronting directly onto its heaviest traffic. That offers a different feel from a townhouse placed right on a highway. Still, the estate's exact position within the local street network matters. The queue at the main-road junction, local turning arrangements and the exposure of a particular row to traffic or activity cannot be understood from the project's marketing name alone.
For drivers, Kanchanaphisek connects this part of Bangkok with Phetkasem, Kalapaphruek and roads towards Rama II. There are alternative approaches through the surrounding Bang Khae street network, though an alternative is not necessarily faster during school-run or commuter peaks. Early promotional claims about reaching Sathorn exceptionally quickly should be treated as advertising, not as a dependable commute. Someone working across the river or in the central business district will learn more from a realistic weekday drive than from a theoretical time quoted when the project first launched.
The Blue Line provides a public-transport option through Lak Song and Bang Khae stations. Neither is an at-the-gate station for this estate. The last part of the journey generally involves another mode of transport, a drop-off or a separate trip. That may be entirely workable for a household with a car or a regular taxi arrangement, but the cost and inconvenience belong in the decision. A couple commuting in different directions has a different transport problem from a household where most activities take place within Bang Khae itself.
Daily services are a strong part of the area's practical case. The Mall Bangkae, local markets, established schools and hospitals including Kasemrad Bangkae are among the recognised destinations serving the surrounding district. Their presence does not mean everything is a pleasant walk away in Bangkok heat. The meaningful question is how school drop-offs, grocery shopping, medical appointments and evening journeys would fit together from this particular gate. Families already familiar with western Bangkok may find that easier to assess than a newcomer drawn to the word Sathorn.
There is an ongoing cost to the estate's shared facilities. An early project review reported a common-area contribution of approximately THB 1,500 per house per month. That was a launch-era figure, not a verified October 2026 charge. The current residents' management arrangement, outstanding dues and maintenance plans matter because gates, security, the pool and landscaped areas all require funding after the developer leaves. An attractive listing price tells you very little about whether a previous owner owes fees or whether major common-area work is approaching.
Resale advertisements offer a usable, if limited, guide to entry pricing. A two-storey, three-bedroom home was advertised at THB 3.2 million in a listing dated 30 September 2026. Other September advertisements were higher, including a three-storey listing with 170 square metres at THB 5.29 million. These are asking prices, not recorded sales or an appraisal of every home in the estate. Plot size, frontage position, condition, renovation and the seller's motivation can all alter a property's value. The lowest visible listing should be treated as a starting point for a conversation, not as guaranteed stock at a fixed price.
Resale floor-area figures also need interpretation. While the original designs were specified at 140 and 170 square metres, individual listings sometimes use figures such as 122 square metres. It is not safe to treat these as interchangeable measurements or to infer a new project-wide specification from them. Owners or agents may include or exclude extended areas, use a different measurement basis or enter incorrect data. The land area on the title document and the measured, approved built area answer different questions. Both are useful when you are comparing two seemingly similar asking prices.
The largest distinction for an international buyer concerns legal ownership. This is a landed townhouse estate, not a condominium where foreign buyers may use a 49% freehold quota. Some advertisements label a house 'freehold', describing the normal ownership tenure available to an eligible buyer; that label does not give a foreign national an unrestricted right to acquire Thai land. Foreign land ownership is generally prohibited except under narrow statutory exceptions. A registered land lease, with a term ordinarily limited to 30 years, and separate arrangements concerning the building may be possible, but the documents and enforceability must be examined for the individual transaction. Promised renewals should never be confused with already vested rights.
A resale also introduces questions that did not exist in the same form when the estate was launched: the present registered owner, mortgages, unpaid charges, permissions for additions and any restrictions imposed by the estate's governing body. A land deed of the Chanote type, if provided, would help establish the registered parcel and rights; its presence should not simply be assumed from an online listing. For a foreign buyer, clarity over legal occupation and building rights comes before negotiating furniture or a cosmetic refurbishment allowance.
There may be a rental audience for a home with three bedrooms, parking and a separate entrance, particularly families who prefer western Bangkok. That is a plausible use case, not a promised investment return. The estate's actual letting history, achievable rent, vacancy periods, upkeep and tenant requirements have not been verified for a specific unit. A townhouse lease involves more direct responsibility for the building than many managed condominium rentals. Any investment case needs to stand on property-specific evidence, rather than a yield obtained by dividing one advertisement's rent by another seller's asking price.
Cher Wongwaen-Sathorn ultimately makes most sense as a comparison of individual completed homes within a clearly identifiable community. Choose between two and three floors by considering stairs, privacy and how the household uses its rooms; compare actual plots and alterations rather than relying only on the original brochure. The shared amenities and road network are real parts of the setting. The final decision turns on the selected home's physical condition, the travel routine, the fees and, for overseas buyers in particular, the lawful form of occupation and ownership available under the documents.
Ownership format
This is a landed townhouse, not a foreign-quota condominium. Freehold labels in resale ads do not grant foreign nationals unrestricted land ownership. Direct foreign ownership of Thai land is generally restricted; a registered land lease (ordinarily up to 30 years) and separately documented building rights may be relevant, subject to the particular deed and contract. Lease renewals are not guaranteed.
Home types & sizes
The original ground floor connects living, dining and the rear service area; bedrooms are upstairs. The five-metre frontage was designed for two parked cars. One bedroom is smaller than the others, and the actual kitchen, carport and service-space arrangement now depends on the resale property.
Two bedrooms occupy the middle floor, while the principal suite opens onto its own top-floor terrace. Two parking spaces were included in the original design. Privacy improves, but the extra stairs and terrace waterproofing make the physical inspection especially important.
The 140 and 170 sqm figures are original house-type specifications, not verified measurements of every resale listing. September 2026 ads also used figures such as 122 sqm and occasionally different bathroom counts. Compare the selected home's approved plans, physical changes and land deed separately. The two-storey price shown is a single listing reference. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.
