With 895 units across 28 floors, this is a substantial urban condominium rather than a boutique block. The scale supports meaningful shared facilities and a broad resale market, but it also makes lift performance, parking demand and management quality important. Those are observable issues in a completed project and should be checked during a normal busy period.
Pricing needs context
A low asking price in the THB 2M range can be attractive, but it is only a starting point. Unit direction, floor, renovation quality, title status and seller urgency can move value materially. A foreign buyer should also confirm that the chosen unit can actually be transferred within the building’s foreign quota before treating a listing labelled freehold as transaction-ready.

The identity check matters because search results also surface The Parkland Phetkasem 56 and The Parkland Phetkasem–Thapra. Those are separate developments with different locations, unit counts and development periods; their specifications should not be mixed into this project.
For day-to-day use, the strongest practical feature is access to Lak Song MRT on the Blue Line. Source distances vary because portals pin different parts of the site or station entrances, but they consistently place the project in the immediate Lak Song/Phetkasem catchment. That can work well for an owner who wants rail access rather than relying on a car for every trip. The trade-off is equally clear: this is a high-rise on a major urban corridor, not a low-density residential lane. Traffic, road exposure and the direction of the unit can therefore matter more than a generic project description suggests. Two apartments with the same floor area may feel very different if one faces a busy road at a lower level while another sits higher with a more open aspect. A viewing should include the corridor, lift wait times, parking areas and noise at the times the buyer would actually be at home.

The original unit mix is relatively straightforward. Project databases and archived launch-era material generally describe compact one-bedroom homes around 30–35 sqm and two-bedroom homes around 50–60 sqm. Secondary-market listings, however, include units outside those neat bands; recent two-bedroom listings have appeared around 60–73 sqm. That does not necessarily mean the project data is wrong. Over a decade of ownership, units can be combined, altered, marketed under different bedroom labels or simply recorded differently by agents. The safer approach is to treat the original ranges as a guide and then verify the title-deed area and actual plan of the specific apartment. In the smaller units, layout efficiency matters as much as nominal size: storage, bedroom separation, balcony placement and the amount of usable wall space can determine whether a 30–35 sqm unit feels practical for a single resident or couple.
Pricing is now a secondary-market question. DDproperty showed active September 2026 resale listings from roughly THB 2.19M, with several 30–35 sqm homes around the mid-THB 2M range. Two-bedroom asking prices were materially higher, including an active 60 sqm example around THB 5.5M. These are asking prices, not a valuation for every unit in the building. Floor, outlook, renovation condition, furniture, seller urgency and the legal status of the particular unit all affect the number a buyer should be willing to pay. Foreign buyers also need to separate a unit advertised as 'freehold' from actual foreign-quota availability. Thai condominium law permits foreign freehold only within the statutory quota, and the condominium juristic person should confirm that the selected unit can be transferred into foreign ownership before money is committed beyond a protected reservation arrangement.
For a foreign buyer, the transfer mechanics deserve more attention than the word 'freehold' in an advertisement. Thailand’s government guidance states that aggregate foreign ownership in a registered condominium is capped at 49% of the total unit area, and the condominium juristic person provides confirmation of the foreign proportion for the ownership transfer. In practical terms, two otherwise similar apartments in the same project may not present the same route to foreign ownership at a particular moment. An agent’s listing label is therefore not enough on its own. Before committing material funds, the buyer should have the selected unit’s transferability and current foreign-quota position confirmed for that transaction. A resale transfer also involves the condominium’s debt-free documentation, which is a separate issue from the project’s general reputation or amenities. This matters in an active secondary market because every seller has a different ownership history, balance position and transaction timeline.
The most useful way to shop within The Parkland Phetkasem is to compare genuinely similar units rather than anchoring on the cheapest headline price. Start with the same bedroom count and a narrow size band, then compare floor, exposure, outlook, renovation standard, furniture and any changes to the original plan. Only then does the asking-price spread become meaningful. The building has been operating for many years, so the inspection should extend beyond the apartment door: lift lobbies, pool areas, gym equipment, parking circulation and the visible condition of shared finishes all tell a buyer something about day-to-day management. An older completed building is not automatically a weaker purchase than a new launch. Its advantage is that management quality can be observed rather than assumed. The trade-off is that future maintenance, refurbishment and special assessments deserve more attention than they would in a brand-new handover.
Facilities reported across the project sources include a swimming pool, gym, landscaped areas, parking, 24-hour security and CCTV, with some sources also listing a sauna, children’s pool and on-site retail. Older project material places the pool on the sixth floor and a garden at ground level. Because this is an established building, the condition and management of those facilities matter more than the original amenity list. Buyers should see the common areas in person, check how well equipment is maintained and understand any house rules that affect rentals, pets, parking or use of shared areas. Running-cost information also needs a current check. FazWaz presently shows a common-area fee of THB 45 per sqm per month and a THB 450 per sqm sinking fund, while archived launch-era information showed lower figures. For a resale purchase, the latest statement from the condominium juristic person should take priority over historical marketing data.
One final identity point is worth keeping in view when screening listings. The Parkland name appears on several Phetkasem-area projects, and portal search results routinely place them side by side. The Parkland Phetkasem 56 is a different, much larger development in Phasi Charoen, while The Parkland Phetkasem–Thapra sits in another part of the corridor. A resale buyer should therefore match the listing to the 1139 Phetkasem Road address and the seller’s title documents rather than relying on a similar project name or a set of portal photographs. The spelling also varies between Phetkasem and Petchkasem in English-language sources; that transliteration difference is normal and does not by itself indicate a separate development.
Ownership format
A foreign buyer may hold condominium freehold if foreign quota remains available in the building: foreign ownership may not exceed 49% of the total unit area. The condominium juristic person should confirm quota availability for the selected unit before transfer registration.
