Why this project is worth a look

Low entry point

The project combines completed stock from a major Bangkok developer group with a secondary market that had listings from about THB 1.19M in late August 2026. That figure is not representative of every available home, but it creates a useful budget floor. Origin still advertises the project from THB 1.49M, so buyers should compare developer inventory, assignments and ordinary resales rather than assuming one sales channel is automatically cheaper.

MRT without station-front pricing

Bang Khae MRT is roughly 900 metres to 1 kilometre away and the project lists a shuttle service. The distance is meaningful: this is not a building attached to the station. For some buyers that trade-off is exactly the point, because the project sits deeper on Bang Khae Road at a lower price band. Check the real shuttle schedule and your preferred last-mile option before treating the MRT proximity as a daily convenience.

Defined pet buildings

Pet use is supported by real project infrastructure, especially in Buildings C and F, rather than by branding alone. Building F has dedicated pet facilities and pet-permitted rooftop space. The limitation is equally important: the whole condominium should not be treated as uniformly pet-friendly. A buyer with an animal needs the correct building and current juristic-person approval.

Broad facilities, high density

Six low-rise buildings allow the development to distribute a pool, fitness, work areas, rooftop gardens and pet facilities across a large site. That is a meaningful amenity package at this price level. The other side of the equation is 1,477 homes. This is a high-population compound, so lift use, parking demand and popular common areas may feel busy at peak times.

Easy unit comparison

The original product range is narrow: compact one-bedrooms and a larger Combine layout. That makes shortlist comparisons easier than in projects with many special plans. The catch is resale terminology. Larger Combine homes are sometimes advertised as two-bedroom units, so buyers should verify the plan and actual room arrangement rather than relying on a portal's bedroom filter.

About the project

The Origin Bangkae is a large low-rise condominium community on Bangkok's western side, in Bang Khae district. The physical form is modest in height — six buildings of eight storeys each — but the project is not small in resident count: sources consistently report 1,477 residential units plus eight retail units. That distinction matters more than the label “low-rise.” Buyers get the scale and shared facilities of a sizeable urban compound without a high-rise tower, but they should also expect a busier community than a boutique eight-storey condominium. The site fronts Bang Khae Road near the junction with Thoet Thai Road. Bang Khae MRT on the Blue Line is roughly 900 metres to 1 kilometre away, and a project shuttle is listed among the facilities, so the practical transport proposition is “close to MRT with a short last mile,” not a station-front building.

The evidence in 2026 points to a completed, occupied project. FazWaz records completion in April 2025, while current market portals show fresh rental and sale listings across several buildings. Origin's own project-selection pages classify The Origin Bangkae among ready-to-move projects and still advertise it from THB 1.49M. There is one material inconsistency: the dedicated Origin project page contains a construction-progress module showing 0% in recent month labels. That does not fit the ready-to-move label, completed-project databases or the live rental market. For this dossier we therefore treat the development as completed, while flagging the Origin progress widget as conflicting evidence rather than silently ignoring it.

The original unit mix is unusually straightforward. Origin's core product is a one-bedroom of about 24–25 sqm. The second official type is the Combine layout at about 48.5 sqm. Detailed plan coverage shows that the larger home is not merely two small units with a wall removed: it was re-planned with a proper bedroom, a flexible room, a dressing area and two bathrooms. Resale agents sometimes describe these homes as two-bedroom units, which is understandable from a marketing point of view but not always identical to Origin's original nomenclature. A buyer should therefore compare the registered plan and the actual configuration rather than relying on the bedroom count in a listing title. The original handover specification was a standard, unfurnished room with bathroom sanitary ware; many secondary-market homes are now furnished by their owners.

Pet ownership is a genuine feature here, but it is also more specific than the broad 'pet-friendly' headline suggests. Detailed project material identifies Buildings C and F as the pet-allowed buildings. Building F includes a dedicated pet garden, a pet or cat room and a rooftop area where pets are allowed, while Building C also has pet-permitted rooftop space. The historical common-area fee was listed at THB 45 per sqm per month in pet buildings versus THB 40 in non-pet buildings. The practical conclusion is simple: a pet owner should not buy any unit in the compound on the assumption that the project-wide label is enough. Building designation, current juristic-person rules, animal size or number limits and any registration requirements should be checked before committing.

Shared facilities are spread through the six-building plan. The detailed specification includes a 25-by-5-metre saltwater pool, fitness facilities, co-working space, a studio room, phone booths, rooftop gardens, smart lockers, reception and common courts, together with dedicated pet areas. Transport and security infrastructure includes a shuttle to Bang Khae MRT, license-plate access control, keycard access, CCTV, two passenger lifts per building, 508 standard car spaces, 68 motorcycle spaces and nine EV charging bays. The parking figure deserves attention: 508 base spaces for 1,477 apartments means car parking is not abundant relative to unit count. Buyers who drive every day should ask how parking rights are managed in practice rather than treating the existence of a car park as sufficient information.

Bang Khae is a mature residential district rather than a central-business-district address. Bang Khae Road links towards Phetkasem Road and the MRT, while nearby routes connect with Kallapaphruek, Ratchaphruek and Kanchanaphisek. That gives residents several ways to move across western Bangkok by car and a direct Blue Line option for rail travel. Everyday retail is established around the district: Bang Khae Market, Lotus, Seacon Bangkae and The Mall Lifestore Bangkae are all part of the broader local catchment. The trade-off is distance from central Bangkok. Someone who works around Silom, Sathorn or Samyan can make the trip, but should evaluate the actual door-to-door commute rather than focusing on a marketing travel time.

Pricing in August 2026 illustrates why this project needs unit-level checking. Origin currently advertises a starting figure of THB 1.49M, while PropertyHub had fresh one-bedroom sale listings at THB 1.19M on 29 August 2026. Larger 48–49 sqm homes were listed from around THB 2.38M. The lower numbers can represent urgent resales, contract assignments, bare units or other deal-specific conditions; they are not a promise of developer stock at the same price. We therefore use THB 1.19M only as the lower observable market anchor. A real purchase comparison should line up building, floor, orientation, furnishing, transfer status, foreign-quota eligibility and transaction costs before price is judged.

Ownership format

Freehold condominium ownership is possible within the 49% foreign quota. Current specific to the project foreign-quota availability must be confirmed for the selected unit; no separate specific to the project leasehold offer was verified in public sources.

The core layout is a compact one-bedroom aimed at one person or a couple. Origin originally sold these as standard rooms without furniture, with the kitchen positioned beside the balcony; many 2026 resale units are already fitted out by owners. PropertyHub had fresh 24 sqm sale listings from THB 1.19M on 29 August 2026. Treat that as a lower secondary-market reference, not guaranteed stock or a developer price.

Origin's original product name is Combine. The detailed project review describes a reworked plan with a proper bedroom, a flexible second room, a dressing area and two bathrooms, rather than a simple wall removal between two small units. Resale agents sometimes market these homes as two-bedroom units, so the registered plan matters. PropertyHub had roughly 48.4–49 sqm units advertised from THB 2.38M on 28 August 2026.

From THB 2.38M in active listings on 28 Aug 2026

Origin's original material centres on a one-bedroom and a Combine format. Current resale listings sometimes label Combine units as two-bedroom homes; check the registered plan because portal bedroom counts can differ from the developer's original layout name. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.19M in fresh PropertyHub listings dated 29 August 2026. This is a lower secondary or assignment-market reference, not guaranteed developer pricing. Origin was advertising the project from THB 1.49M in August 2026; the selected unit, availability, deal structure, foreign quota and final transaction costs require separate confirmation.
  • Completed: 2025-04

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Budget-conscious buyers who want a completed Bangkok condominium and are willing to trade a central address or station-front position for a lower purchase price.; Single occupants or couples who are comfortable with a compact 24–25 sqm one-bedroom layout.; Pet owners, specifically when a unit is in Building C or F and the current building rules have been checked before purchase.; Investors who prefer an already functioning rental market instead of construction-stage risk. Active 2026 rental listings show that the project is being leased, but this dossier does not infer a yield from asking rents.; Residents who can use the Blue Line but are comfortable with a roughly one-kilometre last mile, the shuttle, motorcycle taxi or other local transport.; may not suit: Buyers looking for a quiet boutique building may find 1,477 units too dense despite the eight-storey height.; Pet owners should not choose solely on the project-wide pet-friendly label because only specific buildings were designated for pets in the detailed project plan.; Households that require dependable car parking should investigate the operating rules: 508 standard spaces for 1,477 units is a limited ratio.; Anyone who needs true station-front convenience may find the 900-metre to 1-kilometre distance to Bang Khae MRT inconvenient even with a shuttle..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Origin's current dedicated project page contains a construction-progress module showing 0%, while Origin also labels the project ready to move, FazWaz records April 2025 completion and the 2026 market has active sales and rentals. The progress module appears stale or incorrect.
  • Older publications report the site at 8 rai 3 ngan 55.5 sq wah, while newer detailed sources and Homeday report 8 rai 2 ngan 55.5 sq wah. The newer figure is used in the narrative; the land title itself was not reviewed.
  • No public source was found for the current foreign-quota balance by building, and no specific to the project leasehold offer was verified for units outside the foreign quota. The selected unit's ownership eligibility needs confirmation from the condominium juristic person and transfer documents.
