Space for the budget
Resale stock can offer roughly 160 sqm or more of internal space at prices below many newly launched low-rise Bangkok projects. That can make sense for a household that values separate bedrooms, work space and storage more than a new-build finish.
Two original formats
The scheme was marketed with at least two house types: HM at about 160 sqm and HH at about 190 sqm. Both were three-storey, three-bedroom homes, so resale comparisons should focus on the original type, plot size and later modifications rather than the project name alone.
Useful west-Bangkok access
Kanchanaphisek Road links into Phetkasem, Kalapapruek, Ekachai, Rama 2 and Ratchaphruek, while Lak Song MRT adds a rail option. It is a suburban rather than central location, but households working across western Bangkok can realistically combine driving with MRT.
Established resale product
A buyer can inspect the actual community, streets and neighbouring houses instead of relying on an off-plan promise. The trade-off is age: roof condition, water systems, leaks, extensions and the paperwork for alterations can now matter more than the original marketing specification.
About the project
The Connect Up 3 Wongwaen-Bangkae is a gated low-rise Pruksa Real Estate development in Bang Khae, western Bangkok. It is not a condominium and should not be treated like a single detached-villa project: it is a community of 233 three-storey townhouses. Contemporary project material described a site of roughly 22 rai, 3 ngan and 34.6 square wah with two original house types. That distinction matters in the resale market because homes under the same project name can differ materially in internal floor area, land size and later alterations.
The development sits off Soi Navi Charoen Sap from Kanchanaphisek Road. A detailed 2014 site review described the project entrance roughly 220 metres inside the soi, with The Plant Bang Khae branching to one side and The Connect Up 3 to the other. Today the useful location story is access to the western ring road and Lak Song MRT. Current portals place the station at roughly 0.9 to 1.4 km depending on the mapping method. This is not an MRT-fronting development, but the distance is practical for a family townhouse scheme, particularly for households that mix rail travel with driving.

The project is now firmly a resale market. In September 2026 Hipflat showed a low asking level around THB 2.89M, while DDproperty displayed stock around THB 2.99M to THB 3.2M and other listings reached much higher. The range is understandable: original homes were offered in approximately 160 sqm and 190 sqm layouts, plots started at around 19.2 square wah, and more than a decade of ownership means renovation, extensions, corner plots and maintenance condition can now matter as much as the original house type. The lowest listing should therefore be treated as an entry point for research, not as a representative price for every house.
There is a genuine disagreement over completion year. FazWaz and Hipflat state December 2010; DDproperty, PropertyHub, LivingInsider and several Thai project databases use 2014. A Checkraka site visit dated 19 September 2014 documented the development as a live Pruksa project with two house types and a completed communal garden. Rather than collapsing those records into one unsupported date, a buyer should verify the registration and building documents for the individual resale house.
Ownership format
The project consists of townhouses with underlying land plots. Listings describe freehold sale for eligible Thai buyers. Direct foreign ownership of land in Thailand is generally restricted except for narrow statutory exceptions, so the legal structure for a foreign buyer must be checked for the specific house before reservation.
Home types & sizes
Three-storey townhouse with an original frontage of about 5.5 m. Contemporary project material describes a living room, kitchen, second-floor family area and parking for two cars.
