A portal describing a house as freehold does not create a right for a foreign individual to own the underlying Thai land. The land deed and the proposed lease, building ownership or other registrable rights need to be reviewed before paying a deposit.

THAWEE Phetkasem-Kanchanapisek is a completed low-density house community in Bang Khae, western Bangkok. The product is unusually easy to understand compared with projects that carry a long catalogue of house names: the core home is roughly 200 sqm with four bedrooms, four bathrooms and parking for three cars, offered either as a detached house or a semi-detached house. For a resale buyer, that means the decision is less about choosing a marketing type and more about the actual plot, position, privacy, condition and improvements made by the current owner.

The estate sits off Soi Nawee Charoen Sap, close to Kanchanaphisek Road. It should not be mistaken for a station-front development. A detailed 2022 site review placed Lak Song MRT at roughly 2.2 km, while the estate entrance is only a few hundred metres from Kanchanaphisek Road. The location therefore works best for households that value road access and can use a car, taxi or motorcycle for the last part of a trip. The Mall Bangkae, Phetkasem Road and the Blue Line are all relevant to daily life, but walking to the train every morning is not the natural use case here.

ACE Estate Group is consistently named as the developer in major property databases and Thai housing sources. The Takuni Group connection is independently supported by Takuni's 2022 annual report: its property subsidiary had sold land to an associated company for the THAWEE development, which launched in early February 2021. The report also records 93 total homes, 90 bookings and transfers already taking place during 2022. That history matters because this is no longer a scheme sold primarily from plans. A buyer can inspect the finished common areas, see how the neighbourhood has settled and compare real resale houses rather than relying on launch-stage projections.

Both principal house formats share the same stated internal area and room count. The semi-detached version starts from about 39 sq.wah of land, while detached homes start from about 51 sq.wah; launch materials described plots extending up to roughly 60 sq.wah. The standard plan gives 200 sqm of usable area, four bedrooms, four bathrooms and three parking spaces. One flexible bedroom is on the ground floor, which can be useful for an older relative, a study or a guest room. The remaining bedrooms are upstairs. The detached version gains more separation and side garden, whereas the semi-detached plan connects to the neighbouring home along a less actively used side of the lower floors.

The communal package is stronger than the simple house count might suggest. A three-storey clubhouse at the entrance contains a work area, gym and shared kitchen; the swimming pool is on the upper level, and a long landscaped garden runs through the community. Contemporary project reviews also documented controlled access, CCTV, 24-hour security, a 12-metre main internal road and 9-metre secondary roads. Those features have value only if they are still being maintained well, so a resale inspection should include the common areas, management standards and current service-charge position rather than focusing only on the house itself.

Pricing is now set by individual owners rather than a single primary-sales schedule. Listings checked in September 2026 show a lower public asking point around THB 10.12M for a 200 sqm four-bedroom house, with other visible offers around THB 11.5M and above. Plot size and condition can easily explain part of the spread, and furnishings or renovations can move the number further. Foreign buyers have one additional issue to solve before price becomes the main question: land title. Standard freehold house-and-land tenure can work for an eligible Thai owner, but a foreign individual generally cannot register Thai land directly in their own name. The title deed, seller identity, encumbrances and any proposed lease or building-right structure therefore need property-specific legal review before money is committed.

Ownership format

Listings describe conventional freehold house-and-land tenure for buyers legally eligible to own Thai land. A foreign individual will generally not be able to register the land in their own name, so the lawful structure for a specific resale must be checked separately, for example a registered land lease combined with rights over the building. Nominee arrangements should not be treated as a workaround.
