Why this project is worth a look

MRT on the doorstep

Origin places Phasi Charoen MRT roughly 90 metres from the project. For a daily commuter, that is a durable advantage because it does not depend on traffic conditions along Phet Kasem Road. A viewing should still include walking the exact route from the residential entrance to the station to see crossings, weather cover and the real door-to-platform experience.

A different small-unit format

The official brochure assigned about 90% of homes to Duo Space rather than conventional Simplex layouts. Vertical separation can make a compact apartment feel more zoned, but it also introduces stairs and makes the exact geometry more important. The sensible comparison is between finished units and their registered areas, not between marketing type names alone.

Pet-focused by design

Origin still includes the building in its current pet-friendly catalogue and lists dedicated pet club, lounge and pocket areas. That is a meaningful differentiator for owners who want to live with an animal close to rail transit. The juristic person's current house rules remain decisive, however, because size, number, registration and common-area restrictions can materially change how useful the feature is.

Completion is observable

The original programme targeted 2026 completion, Origin announced Q2 transfers, and current market profiles classify the building as completed. A buyer can inspect the finished product rather than rely on renderings. Title and transfer documents still need unit-level checking, but noise, views, lifts, circulation and the actual condition of common areas can now be assessed directly.

A clear trade-off

The proposition is easy to understand: compact one-bedroom homes and 133 parking spaces in exchange for very strong MRT access and an established local service base. That can work well for a rail-oriented single resident or couple. A two-car household or a family needing two proper bedrooms will probably reach the opposite conclusion quickly.

About the project

Origin Place Phetkasem is a single-tower, 22-storey condominium on Phet Kasem Road in Bang Wa, Phasi Charoen, on Bangkok's western side. The building contains 353 homes, putting it in a useful middle ground: large enough to support a proper amenity package, but not a multi-tower megaproject. Its most persuasive attribute is the transport position rather than a lifestyle slogan. Origin's current project page places Phasi Charoen station on the MRT Blue Line about 90 metres away and Seacon Bangkae about 750 metres away. That combination can materially simplify daily life for a resident who does not want to depend on a car or motorcycle taxi for every trip. The location itself is unusually well documented: Thailand's Smart EIA database records the project on Phet Kasem Road, Bang Wa, Phasi Charoen, Bangkok 10160 and names Origin Plug & Play Phetkasem Company Limited as the project owner, while the consumer-facing developer brand is Origin Property.

The residential mix is deliberately compact. Origin's live page currently lists one-bedroom layouts of 25 and 28 sq m plus a 34 sq m one-bedroom-plus. The original official brochure goes a little further, showing 24 sq m plans as well and separating the product into conventional Simplex units and vertically organised Duo Space units. That brochure allocated roughly 90% of the 353 homes to the Duo format and about 10% to Simplex. This matters because a 24-28 sq m Duo home should not be judged only by its title-deed area. The vertical arrangement changes where sleeping, storage and living functions sit, so two units with similar registered areas can feel very different in use. A buyer should therefore compare the actual plan, clear headroom, stair arrangement, storage and finished condition of the specific unit. The public product range is logical for a single resident or a couple; it is much less convincing for a household that genuinely needs two private bedrooms and generous long-term storage.

Construction risk has largely moved out of the picture. The launch brochure scheduled construction from Q1 2024 through Q1 2026 and transfers from Q2 2026. In May 2026 Origin said that Origin Place Phetkasem was one of the new projects entering transfer in the second quarter and that its backlog was already above 98%. By 18 August, Origin's first-half results said that only one other newly completed condominium, SO Origin Bangtao Beach, remained to enter transfer in the second half of the year. FazWaz independently records Origin Place Phetkasem as completed in April 2026. Taken together, those sources support a completed status rather than an under-construction classification. For a purchaser, however, project-level completion is only the first layer. The transfer file for the chosen unit still needs to show condominium registration, the unit title, the juristic person's certificates, outstanding common-area liabilities if any, and the exact date on which ownership can be registered.

Pricing is public but not perfectly uniform. As of 30 August 2026, Origin's corporate catalogue and agent hub show a starting figure of THB 2.98 million, while the dedicated project page and Origin's promotion page show THB 2.99 million. The difference is immaterial economically but important editorially: there is no single immutable 'project price'. More importantly, Origin reported backlog above 98% during the transfer phase, so a low advertised starting figure should not be read as proof that a broad selection of fresh developer stock is available at that level. DDproperty was still showing August 2026 offers around THB 2.99 million for a 28 sq m freehold-marked unit, with other listings higher. We therefore treat THB 2.98 million only as the lowest current public anchor. Floor, orientation, furniture package, legal quota, seller identity, transfer costs and actual availability have to be reconfirmed for the unit being considered.

The common areas are practical and fairly focused. Origin lists a swimming pool, gym, garden, lobby, co-working area, waiting garden, smart parcel lockers and several pet-oriented spaces including a pet club, lounge and pocket area. Security information on the live page includes 24-hour guards, CCTV and key-card control for building and parking access. The pet proposition is more than a passing line in an old brochure: Origin still places Origin Place Phetkasem in its current pet-friendly project catalogue. Even so, 'pet-friendly' is not a complete operating rule. A serious buyer with a dog or cat should read the current condominium juristic-person regulations for permitted species, size or number limits, registration, lift routes, cleaning obligations and any fees. A buyer who does not keep animals should also understand which floors and common spaces are used by pets, because the same feature that attracts one resident can be a real drawback for another.

Parking is the clearest quantitative trade-off. Official materials state 133 spaces, equal to 37.7% of the 353 homes when tandem parking is included. That ratio is defensible for a rail-oriented project but should not be glossed over for an owner who relies on a car every day, especially a two-car household. The surrounding area is better suited to a mixed transport routine. Beyond the MRT station and Seacon Bangkae, Origin lists Phasi Charoen District Office at roughly 600 metres, Bang Khae Market at 2.9 km, Phyathai 3 Hospital at 3.7 km and The Mall Lifestore Bangkae at about 4 km. In other words, the project works best as an urban base in western Bangkok: compact private space, strong rail access and established neighbourhood services. It is not trying to deliver the private outdoor area or large family floor plates of a suburban house.

For a foreign buyer, the condominium structure is legally more straightforward than a landed home, but the quota still matters. Thai rules allow qualifying foreigners to hold condominium units in freehold provided foreign ownership remains within the statutory ceiling of 49% of the total condominium unit area in the registered building. Current DDproperty listings at Origin Place Phetkasem are marked freehold, but a listing label does not confirm that foreign quota remains available for a particular unit on the day of transfer. The condominium juristic person must confirm the foreign ownership proportion and issue the relevant certificate for Land Department registration. If foreign quota is unavailable, a long lease may be offered as a contractual alternative, but it is not the same legal interest as freehold. This is one of the few checks that cannot be solved from a project brochure; it belongs to the actual transfer file for the selected apartment and buyer.

The project therefore has a very legible buyer profile. It is a newly completed 2026 Origin condominium beside Phasi Charoen MRT, with 353 compact one-bedroom homes, an unusually high share of Duo Space layouts and a genuine pet-oriented amenity concept. Its positives are tangible and easy to inspect in person: the finished building, the station, the mall and the common areas. Its compromises are just as tangible: small internal areas, parking below 40% of unit count, very limited evidence of broad unsold developer inventory, and foreign-quota availability that must be checked unit by unit. This is the kind of completed project where selecting the right apartment matters more than selecting the brand name. A 24-25 sq m Duo, a 28 sq m plan and a 34 sq m Plus can deliver substantially different living experiences, and floor, aspect, pet-zone proximity, actual fit-out and ownership status can matter more than the headline starting price.

Ownership format

A foreign buyer can hold a condominium unit in freehold within the foreign quota, capped at 49% of the total condominium unit area in the registered building. If quota is unavailable for the selected unit, a registered leasehold, typically for a term of up to 30 years, may be offered as a contractual alternative; any renewal depends on the contract and is not equivalent to freehold. The exact ownership form must be confirmed before reservation and transfer.
