Why this project is worth a look
Only 23 homes
The official project size is 23 villas, so the low-density claim is measurable rather than purely promotional. Fewer homes can mean less internal traffic and a quieter setting, but it also makes estate management quality more visible. During inspection, the road, drainage, security setup and the number of neighbouring plots still under construction matter alongside the villa itself.
Meaningful plot sizes
Official plots run from 115.5 to 207 sq wah and usable house area from 320 to 580 sqm. That is a genuine range, from a more compact family villa to a much larger residence. Plot size still varies within the same model, so the master-plan position and actual land area should be compared before assuming two houses with the same design name are equivalent.
Built for East Pattaya
Araya Valley makes most sense when judged as an East Pattaya home. The surrounding Pong–Mabprachan area works for buyers who prioritise international schools, road access, golf and private outdoor space. It is much less convincing for someone whose ideal Pattaya routine depends on walking to the beach, restaurants and entertainment.
Unit-specific pricing
The spread between older unfurnished offers and newer furnished villas is too large for one headline price to describe the project. Plot size, furniture, built-ins, model and completion state all affect the asking figure. A useful comparison normalises those items first, then looks at the residual price difference.
Due diligence first
The developer is a verifiable operating Thai company, but its public corporate history is relatively short. That does not determine the quality of the project; it changes what should carry the decision. The land title, contracting entity, approvals, specification, payment milestones and handover obligations for the chosen villa deserve more weight than brand language.
About the project
Araya Valley is a small private-pool villa estate in the Pong–Mabprachan side of East Pattaya. The official project information shows 23 homes across 12.5 rai, which puts it in a very different category from the dense condominium stock closer to the coast. The practical proposition is space: a detached house, private pool, garden and parking, with most day-to-day life taking place on the resident’s own plot rather than in shared leisure facilities. The developer describes the architecture as a Modern Scandinavian Resort concept. For a buyer, the more useful distinction is that this is a car-based suburban home product aimed at people who value land, privacy and larger internal areas over walkability to the beach.
There are four official house designs. Bregaglia is the entry layout at 320 sqm of usable area on plots from 115.5 to 168 sq wah. Verzasca increases the house to 400 sqm, Foroglio to 420 sqm, and Engadine to 580 sqm, with the largest official plots reaching 207 sq wah. The developer states that every home has a private swimming pool, landscaped garden and smart-home system, while each of the four designs includes parking for three cars. That makes plot choice unusually important: two buyers selecting the same model may still end up with materially different outdoor space, privacy and garden potential.

The published room counts need care. On the developer’s own project page, Bregaglia is a three-bedroom, four-bathroom home. Verzasca, Foroglio and Engadine are each presented as four-bedroom, five-bathroom designs. Large property portals sometimes describe the same model names with an extra bathroom, and Engadine listings can appear as five-bedroom, six-bathroom homes. That may reflect customised houses or altered stock rather than a different development, but the public data does not resolve it. The contractual floor plan and specification for the selected plot should therefore take precedence over a generic portal card.
Pricing is similarly unit-specific. The lowest clearly matched market anchor found during this review is THB 14,797,500 for an unfurnished offer. More recent September 2026 listings sit materially higher: a furnished 320 sqm three-bedroom villa is marketed at about THB 19.8 million, a 400 sqm four-bedroom home at THB 23.75 million, and 580 sqm villas around THB 30 million. These are not like-for-like quotations. Plot size, furniture, built-ins and whether the villa is physically ready can move the asking price substantially, so the sensible comparison is a selected house against another selected house rather than a single headline “from” price.
Project status is one of the points that still needs a unit-level answer. Several project profiles continue to classify Araya Valley as off-plan or under construction. Global Property Pattaya lists a 2026 start and February 2027 completion. At the same time, September 2026 advertisements describe certain individual villas as fully furnished and ready to move in. In a low-rise estate those statements can coexist: a completed house can be sold while infrastructure or other plots remain unfinished. A buyer should establish the physical completion state of the chosen villa, the remaining works around it and the date on which the relevant rights can actually be transferred or registered.
Pong and Mabprachan suit a different daily routine from central Pattaya or Jomtien. This is a driving location. Access to Motorway 7, the Mabprachan reservoir area, international schools and the wider East Pattaya road network is more relevant here than walking time to the beachfront. Current listings position the project near the Chang Thai Thappraya Safari landmark and within the wider school-and-golf belt east of the city. Families who already expect to use a car may see that as a strong trade-off for larger plots and a quieter setting; buyers who want restaurants, beach access and errands on foot should treat the location as a structural limitation, not a minor inconvenience.
Shared amenities appear deliberately limited. Independent project profiles confirm 24-hour security and CCTV, while recent listings also describe underground electrical cabling, a 10-metre internal road and drainage infrastructure. The developer says more than half of the project area is green space. What the public record does not show is a resort-style common clubhouse, large gym or extensive communal leisure deck. In other words, Araya Valley should be assessed primarily as a gated collection of private homes. The pool, garden and indoor volume of the individual villa carry more weight than a long common-facilities list.
Araya Estate 88 can be verified as an active Thai company in Chon Buri. Public company data records its original incorporation in February 2023 as Araya Pattaya Property Co., Ltd. and a change of name to Araya Estate 88 Co., Ltd. in July 2025. That is a relatively short corporate history, so brand presentation alone should not do the due-diligence work. Buyers should examine the seller named in the contract, the land title for the chosen plot, construction and building approvals, the payment schedule, handover triggers and the remedies available if delivery is delayed or the specification changes.
For a foreign buyer, land is the central legal issue. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions. The public material reviewed for Araya Valley does not establish one project-wide foreign-buyer ownership structure for these plots. The correct structure therefore has to be identified from the selected title and transaction documents. If the proposal is a registered long lease of the land with separate ownership or contractual rights over the building, the lease term, renewal mechanics, assignment, inheritance and termination clauses matter. Any route that relies on nominee Thai shareholders should be treated as unacceptable rather than as a shortcut.
Home types & sizes
The official configuration is three bedrooms and this is the smallest house in the current line-up. It still keeps three parking spaces, a private pool and garden, so the step down is mainly in building and plot scale rather than in the core concept. For a family that does not need four or five bedrooms, the specific plot and fit-out become the main comparison points.
The developer presents this as a four-bedroom house and a clear step up in internal area from Bregaglia. Its official plot range is relatively narrow, making same-model comparisons easier. Some portal listings show six bathrooms instead, so the selected villa’s actual plan should be checked against the contract schedule before reservation.
Officially this remains a four-bedroom design, with more internal area and a wider plot range. Market listings can describe it with six bathrooms. The model name therefore should not be treated as a complete specification: usable area is consistently reported, while the selected house’s bathroom count needs a direct plan check.
This is the largest official design at 580 sqm with the biggest plots in the project. The developer shows four bedrooms and five bathrooms, while some listings advertise five bedrooms and six bathrooms. That difference is too material to dismiss, so the selected villa needs its own floor plan, room schedule and physical inspection.

Bedroom and bathroom counts for Types B, C and D differ between the official specification and market listings; the selected villa’s contractual floor plan and specification should control.
