Most major project databases report 39 homes; Cornerstone reports 40. Either figure describes a relatively compact residential community rather than a large master-planned estate. That scale can be attractive to buyers who prefer a quieter housing environment, but it also means available stock may be thin and the condition of the few houses on the market can vary sharply.

Built around everyday living

The private pool, garden and detached-house format make more sense for long-term family use than for a buyer seeking a lock-up-and-leave beachfront apartment. Proximity to Tara Pattana International School strengthens that residential use case. The trade-off is transport: this part of Pattaya works best for residents who are comfortable relying on a car.

Resale evidence is visible

Baan Anda has live sale and rental stock across several agencies, which gives a buyer real comparables rather than only an old launch narrative. Prices and specifications vary widely, so the evidence is most useful when comparing like with like: living area, plot, renovation, pool condition, furnishings and ownership structure. Listing activity should not be mistaken for a guaranteed resale price or rental return.

The house outranks the brochure

After more than a decade of occupation, individual homes no longer form a perfectly standard product. Some listings show extra rooms or bedroom counts outside the original three-to-four-bedroom description. The investment and living decision therefore rests on the specific house, its documentation and its physical condition, not on a generic project profile.

About the project

Baan Anda is an established detached-house community in Nong Prue, on the inland side of Pattaya, where the product is now entirely a resale proposition. Buyers are not choosing from a fresh developer inventory or a standard set of plans. The relevant questions sit at house level: what has been altered since completion, how well the pool and building systems have been maintained, what is included in the sale, and how the building and land rights are structured. FazWaz, Dot Property and DDproperty consistently describe the development as 39 homes completed in May 2009. Cornerstone, a long-standing Pattaya agency, publishes a conflicting 2006 completion year and 40 units. We retain the better-corroborated 39 / May 2009 data in the main record and flag the discrepancy rather than blending the two versions.

The original project descriptions point to detached pool homes with three or four bedrooms, private gardens and European-style kitchens. The resale stock is less uniform. Current and recent listings include three-bedroom and four-bedroom houses, while some homes are advertised with seven bedrooms or extra rooms. That does not prove that seven-bedroom houses were part of the original developer mix; in a mature estate, extensions and internal reconfiguration are plausible and must be checked property by property. The useful takeaway is that a bedroom count is not enough to compare two Baan Anda houses. Layout, internal area, land area, renovation history, pool condition and the legal position of any later additions can materially change what a buyer is getting.

The estate sits on Soi Thung Klom-Tan Man 9 in Nong Prue, Bang Lamung. This is a car-oriented East Pattaya residential setting rather than a central or beachfront address. Project sources repeatedly mention Tara Pattana International School and everyday retail in the surrounding area, while Cornerstone also highlights access towards the main highway network. That makes Baan Anda easier to understand as a family-living option for people who value a house, garden and private pool and are comfortable driving for most trips. It is a different proposition from a central Pattaya condominium where restaurants, malls and the seafront may be the priority within walking distance.

There is communal infrastructure in addition to the facilities inside each private plot. FazWaz and Dot Property list a shared swimming pool, gym, clubhouse, garden, meeting space, parking, 24-hour security and CCTV. Gecko Properties separately confirms the communal pool, clubhouse and round-the-clock security. The existence of those facilities is reasonably well supported; their present operating condition and current service-charge structure are not. We found no reliable public source for the latest common-area fee. For an established estate, an on-site inspection and a statement of current charges, arrears and management responsibilities are more useful than assuming every item on an old project profile works exactly as it did at launch.

The resale market is active enough to give real price references, but it is not a single-price product. On 16 September 2026, the lowest live asking price we found was THB 6.995 million for a three-bedroom, four-bathroom house with 210 sqm of stated living area at Cornerstone. Other live listings sit higher, including three-bedroom houses around the high-THB-7-million to high-THB-8-million range and materially more expensive four-bedroom homes. The spread should not be converted into a project average without controlling for house size, land, renovation, furniture, pool condition and title structure. In Baan Anda, the lower asking price is a useful starting point for market context, not evidence that another house should trade at the same level.

Ownership needs to be assessed as two connected questions: the house and the land beneath it. Thailand's general land rules do not allow a foreign individual simply to acquire land in the same way as a Thai citizen, subject to limited statutory exceptions. A registered long lease of land can be part of a lawful structure, and the building rights may be documented separately, but the exact arrangement has to be supported by the title and contract for the particular property. Baan Anda listings themselves are not consistent: DDproperty uses a freehold label, while other agencies advertise specific houses under Thai-name or company-name ownership. Those labels describe listings, not a verified project-wide legal regime. A foreign buyer should therefore verify the land title, registered owner, building ownership, encumbrances and the actual transfer or lease structure before treating an advertised ownership label as meaningful.

Because the estate has been occupied for many years, physical due diligence deserves more weight than it would in a brand-new handover. A renovated 2009 house and an untouched 2009 house can have very different near-term costs even if their headline specifications look similar. A sensible inspection would cover the roof and moisture history, electrical system, water and drainage, pool pumps and filtration, air-conditioning, external surfaces and any later extensions. This is not a claim that Baan Anda has a known defect pattern; it is the normal buyer-side consequence of purchasing an individual resale villa in an older estate. Here, the condition and documentation of the chosen house may matter more than the project brochure ever did.

The asking price should also be separated from the all-in acquisition budget. We found no reliable public source for Baan Anda's current common-area charge, so an old project profile is not enough for budgeting. Before contract, the buyer should obtain the latest estate charges and any arrears for the selected house, a clear allocation of transfer-related taxes and fees between the parties, an inventory of furniture and equipment that will remain, and a realistic allowance for work identified during inspection. That matters when a cheaper house is compared with a more expensive renovated one: the lower entry price may produce higher first-year spending, while a higher asking price is not proof that renovation quality is good. For Baan Anda, comparing the immediate post-transfer cost burden can be more informative than comparing headline asking prices alone.
