The Department of Lands ties the Pong project to Bunraksa Development Co., Ltd. and records 87 sale plots, all for detached houses. That official record gives the estate a much firmer identity than marketplace pages that still display a 16-unit count.

The launch product was easy to understand: single-storey two-bedroom and three-bedroom houses of 110 and 130 sqm on individual plots. On resale, those original templates provide a useful benchmark for judging later extensions, renovations and changes in building footprint.

Resale is the product

Public inventory includes both sales and rentals, but the homes are no longer standardised. The real decision is about the exact property — land document, condition, additions, furniture and maintenance history — rather than a generic project specification.

Inland Pattaya trade-off

Route 3240 and Highway 36 make the area practical by car and place schools in the wider Pong catchment, but this is not a beachfront walking location. It suits long-stay households better than buyers whose priority is central Pattaya or beach access on foot.

Baan Boon Raksa is a completed low-rise housing estate in Pong, on the inland eastern side of the wider Pattaya market. Thai property databases also identify it as Baan Boonraksa Ville or Boonraksa Ville 1. That distinction matters because the same developer later had a separate Boonraksa Ville 2 in Bo Win, Si Racha. The estate covered here is the Pong project on Chaiyapornwithi Road, Route 3240. Thailand’s Department of Lands lists the project under the Thai name บ้านบุญรักษาวิลล์, names Bunraksa Development Co., Ltd. as the land developer and records 87 saleable plots, all allocated to detached houses. That government record is the clearest basis for the project scale and overrides marketplace profiles that still show only 16 units.

The original proposition was straightforward rather than resort-led: single-storey detached homes on individual plots. An archived Thai project profile preserves two launch-era house formats. The smaller layout had two bedrooms and two bathrooms, 110 sqm of usable area and plots of 56–80 square wah. The larger layout had three bedrooms and three bathrooms, 130 sqm of usable area and plots of 56–123 square wah. Historic launch pricing ran from roughly THB 2.10M to THB 3.30M depending on the model and plot. Those are not current asking prices, but they are useful context because they show what the estate was built to be — an accessible family-home community rather than a large luxury-villa compound.

Construction was completed in 2015. Several market databases specify May 2015, while the archived Thai project page gives an expected completion date of 1 May 2015. Today the project is a resale market, not a developer-inventory story. That means the meaningful comparison is house by house: current condition, extensions, furniture, land document, seller title and maintenance history can matter more than the original brochure plan. At the time of this review, one active three-bedroom, three-bathroom house was publicly offered at THB 3,399,999 with 172 sqm of indoor area on a 224 sqm plot. It is still single-storey, but already larger than the original 130 sqm three-bedroom template.

The mature resale stock is clearly not uniform. A separate rental listing shows a six-bedroom, seven-bathroom single-storey property with 640 sqm of indoor area and a private pool. That should not be read as a third standard house type from the developer. It is evidence that individual owners have expanded or substantially reworked homes over time. For a buyer, this makes physical inspection especially important. Two properties carrying the same project name can have very different layouts, building footprints, outdoor spaces and maintenance requirements. A simple price-per-square-metre comparison can therefore be misleading unless the underlying land, construction quality, extensions and legal documentation are also compared.

The setting is inland and car-oriented. The estate sits off Chaiyapornwithi Road, Route 3240, in Pong rather than in a beachfront or central Pattaya walking district. A repossessed-property record for house 89/11 describes access from Highway 36: roughly 1.95 km along Route 3240 and then about 140 metres inside the estate. That is a useful way to understand the location in practical terms. Daily life here is built around driving to schools, shops and main roads rather than walking to the sea. The local project database places Rugby School Thailand at about two kilometres from the estate, which helps explain why the area can work well for family households.

Common facilities are modest and consistent with a small detached-house estate. Multiple sources identify a landscaped common garden and 24-hour security; marketplace profiles also list CCTV and resident parking. There is no solid evidence of a shared swimming pool, clubhouse, gym or resort-style amenity package. Some resale houses have their own pools, but that is private improvement rather than a project-wide facility. Buyers who prefer lower shared infrastructure and more private outdoor space may see that as a positive. Buyers expecting a managed resort residence with a long amenity list should calibrate expectations accordingly.

Ownership due diligence is more property-specific than it would be in a registered condominium. The estate consists of houses sitting on individual land plots. One previously sold bank-managed property in the project was documented with a Chanote title deed, while the current private sale listing for another house states Nor Sor 3 Gor. Those records cannot be treated as a single project-wide title answer. The selected plot’s actual land document has to be checked. Foreign purchasers also face Thailand’s general restrictions on direct land ownership, subject only to narrow statutory exceptions. Rights in the building and rights to use the land may therefore need to be structured and verified separately, with the exact arrangement determined from the chosen property’s title and seller documentation.

Estate management is another point that should be confirmed at unit level. The Department of Lands record does not currently show a registered housing-estate juristic person for Baan Boonraksa Ville. That does not mean there is no day-to-day management: security and common landscaping are visibly part of the project’s market description, and management arrangements can change over a decade. What is not reliably available in public sources is the current mandatory common fee, the entity collecting it, reserve-fund position, road-maintenance responsibility or detailed rules on alterations and leasing. Those items should be requested from the seller and the current estate management before a deposit is committed.

The project therefore works best as a mature inland resale community rather than as a new-development purchase. Its appeal is the combination of a detached house, an individual plot and a settled Pong location with road access toward the wider Pattaya area. Its trade-off is the absence of standardised new stock. One house may still resemble the original two- or three-bedroom plan; another may have been enlarged into a much bigger pool villa. Titles can be recorded differently across listings, and condition varies with each owner’s maintenance history. For buyers prepared to inspect the exact property and documents carefully, that variability can create useful choice. Buyers who want a uniform new villa, developer warranty and staged off-plan payment plan will find newer estates easier to compare.

A foreign national cannot normally hold the land directly in their own name except under narrow statutory exceptions; rights in the building and rights to use the land are treated separately.
