Why this project is worth a look
88 homes, 15 floors
Several independent sources converge on a 15-storey, 88-unit building. For due diligence, that is a relatively straightforward asset to inspect compared with a multi-tower development: the buyer can focus on one structure, its shared areas, building management and the particular apartment being offered.
Generous family layouts
Resale inventory repeatedly shows three- and four-bedroom apartments around 150–208 sqm, with some larger homes on upper levels. The scale may suit households that want separate bedrooms, a proper living area and a full kitchen, although the exact internal arrangement should still be confirmed during a viewing.
Already completed
The condominium is operating rather than being sold off plan. Buyers can therefore inspect the actual building, lifts, pool, gym, parking and circulation areas, and can judge the condition of the individual resale apartment instead of relying on a future delivery promise.
Street 337 identity
Market sources consistently place the building on Street 337 in Boeung Kak 1, Toul Kork, with Bayon Market, TK Avenue and Fun Mall used as nearby reference points. Those location cues are useful for separating Noblesse from De Castle Royal, TK-24, TK-83 and other buildings carrying the De Castle name.
Essential shared facilities
A pool, gym, lifts, parking and security are repeatedly documented, with some sources also listing backup power, CCTV and building management. For a mature condominium, the useful question is not only whether an amenity exists but how it is maintained today, so a site inspection and a review of current charges remain important.
About the project
De Castle Noblesse is a completed residential condominium on Street 337 in Sangkat Boeung Kak 1, Khan Toul Kork, Phnom Penh. Major project and market sources consistently describe a relatively compact 15-storey building with 88 units. This is not a new launch and should not be confused with De Castle Royal or another De Castle property. The same building appears in resale and rental material as De Castle Noblesse, De Castle Noblesse Residence and Noblesse Residence. That distinction changes the buying decision: purchasers are assessing an operating, occupied condominium and a specific resale unit rather than relying on an off-plan specification or a developer sales suite.
The relationship between the public brand and the corporate developer needs to be stated carefully. De Castle is the name used across the condominium line and in public-facing project material. Historical Cambodian property-industry coverage links De Castle condominiums to NURI D&C, while the NURI E&C corporate project record separately lists Noblesse Residence as a NURI D&C residential/high-rise project. The registry entry therefore uses NURI D&C Co., Ltd. together with the De Castle brand. A conflicting developer name, DYG Co.LTD, appears on several recent Malay Nop resale pages for Noblesse Residence; because that attribution was not independently corroborated by stronger project or corporate sources, it is retained as an unresolved data point rather than replacing NURI D&C in the main field.

The unit picture is broader than some legacy project profiles suggest. Realestate.com.kh and PropertyHub mainly present large family apartments with three or four bedrooms and areas around 150–208 sqm, while active resale stock also confirms a two-bedroom unit of 98.41 sqm. Upper-floor listings include larger four-bedroom homes, with examples around 201 sqm and an outlying 279 sqm unit. These individual listings do not establish a complete original matrix for all 88 apartments, so the legal area and exact layout should be checked against the title and plan for the unit being purchased. The unit cards below therefore use only configurations that can be tied to identifiable current resale evidence.
Shared facilities are in line with an established city condominium: multiple sources repeat a swimming pool, gym, lifts, parking and 24-hour security, while some also specify CCTV, backup power, reception or property management and fire-safety systems. Because the building has been operating for years and the apartments are owned and renovated individually, interior condition, refurbishment quality, equipment performance and ongoing service charges can vary from one transaction to another. A practical inspection should cover both the unit and the common areas, together with management arrangements and unit documents, particularly because public sources disagree on the completion year and use different title terminology.
The resale market also shows why this building should be evaluated unit by unit. At the time of research, identifiable offers included a 98.41 sqm two-bedroom apartment at $110,000, several three-bedroom homes around 150 sqm and larger four-bedroom units. Those asking prices do not form a developer price list: each resale has its own floor, refurbishment history, furniture package, outlook, owner and document set. The starting figure on this page is therefore used only as a dated lower market anchor from a clearly identified agency listing. It does not imply that an equivalent apartment will remain available, and it should not replace checks on the seller, physical condition, management charges or transaction documents for the unit under consideration.
Public listings also contain a small but useful numbering inconsistency. Some upper-floor apartments are advertised as being on a 16th floor even though several project profiles repeatedly describe De Castle Noblesse as a 15-storey development. That is not sufficient evidence to revise the building total or to invent an explanation such as a technical floor, penthouse level or alternative numbering convention. The registry keeps 15 floors because it is the most consistently supported project figure. Anyone considering an upper-level apartment should confirm the stated floor against the building records and unit title. This caution also helps prevent mix-ups with other De Castle properties in Phnom Penh, where a shared brand name does not mean the same building, address or specification.
Amenity sources agree on the core offering but not on every detail. A swimming pool, gym, lifts, parking and security recur across multiple active pages, while CCTV, backup power, reception or property management, rooftop or BBQ areas and fire-safety equipment are not listed consistently everywhere. The main facility groups therefore keep to items supported by current project or unit evidence rather than turning the longest single-agent checklist into a guaranteed service promise. That matters in an established building: an amenity appearing on an older page does not by itself prove how it operates today. A viewing should confirm current access to the pool and gym, parking rules, common-area operating arrangements, the management fee and how backup power is actually provided.

Unit types & sizes
A smaller configuration confirmed by an active resale listing. It shows that current Noblesse inventory is not limited to the large three- and four-bedroom units emphasized in older project profiles. Finishes, furniture and the legally recorded area remain specific to the apartment being sold.
One of the most frequently documented Noblesse configurations on the resale market. Listings place this size on several floors, while furnishing and refurbishment vary by owner, so the card describes the recurring layout and area rather than implying a single fit-out standard across the building.
A large family layout supported by current market listings and close to the upper end of the 150–208 sqm range shown in project profiles. Other listings show four-bedroom homes around 201 sqm and larger upper-floor examples, so 208 sqm should not be treated as the project's only four-bedroom plan.
Public sources do not provide one complete original matrix for all 88 apartments. Realestate.com.kh and PropertyHub mainly describe three- and four-bedroom homes around 150–208 sqm, while current resale inventory confirms a 98.41 sqm two-bedroom unit and separate larger four-bedroom examples up to 279 sqm. The difference may reflect distinct original types, upper-floor or combined units, or inconsistent use of gross and net area across portals. The layout and title area should therefore be verified for the selected apartment rather than extrapolated from a single listing. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Street 337, Sangkat Boeung Kak 1, Khan Toul Kork is the location consistently attached to the project across major portals and resale listings.
- Bayon Market is used in current property advertisements as a practical landmark for identifying the building on Street 337.
- TK Avenue and Fun Mall recur in Noblesse listings as local reference points within Toul Kork.
- This is an established urban part of Phnom Penh and the condominium is already operating, with availability driven by individual owners on the resale and rental markets.
- When arranging a viewing, the useful search terms are De Castle Noblesse or Noblesse Residence on Street 337, because several unrelated De Castle buildings exist elsewhere in Phnom Penh.

Price & purchase terms
- Current price: From $110,000 in a current Malay Nop listing checked on August 12, 2026. This is a lower resale-market anchor among clearly identified agency listings; the specific unit, availability, condition, title and transaction terms need separate verification.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers who want a completed condominium in Toul Kork and prefer to inspect the real building and apartment before committing rather than waiting for future construction.; Households looking for larger layouts, with the market confirming three-bedroom homes around 150 sqm and four-bedroom examples around 201–208 sqm, plus some larger upper-floor stock.; Buyers who value practical shared facilities such as a pool, gym, lifts, parking and round-the-clock security without choosing a very large multi-phase development.; Purchasers comfortable with the resale process and willing to compare renovation quality, furniture, building condition, documents and asking prices across individual units in the same property.; may not suit: Buyers who specifically want a brand-new building with one fresh fit-out standard and a new-launch warranty period; Noblesse is an established resale property and apartment condition varies by owner.; Purchasers focused only on studios or one-bedroom entry-level stock; the most consistently verified current inventory is concentrated in larger two- to four-bedroom homes.; Buyers unwilling to review unit documents, building management and the present condition of common areas. Public sources conflict on the completion year and title wording, making unit-level due diligence more important than a generic project brochure..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Developer: the project is publicly marketed under the De Castle name; PropertyHub, HomeAbroad, NURI E&C's corporate record and historical industry coverage connect Noblesse Residence / De Castle condominiums with NURI D&C Co., Ltd. Recent Malay Nop unit pages instead name DYG Co.LTD. That alternative could not be corroborated by stronger project or corporate sources, so DYG is not used as the primary developer.
- Completion year is inconsistent. A historical Realestate.com.kh listing places Noblesse among Toul Kork's early condominiums and gives 2008 context; Malay Nop states January 2012; PropertyHub and HomeAbroad state 2018. Separate 2019 material refers to upgraded units being released, so the later dates cannot safely be treated as the original completion of the whole building without a primary record. The completion-year field is therefore omitted.
- Title terminology varies by source. The Realestate.com.kh project profile uses Hard Title, while IPS, HomeAbroad and Malay Nop use Strata Title for individual apartments. The actual title document for the selected unit should be checked in the transaction, and no single project-wide title value is asserted in this dossier.
