Why this project is worth a look

Compact duplex living

The bedroom sits above the entrance-level living space, giving a small apartment distinct day and night zones. That may feel more residential than a studio, provided stairs and the actual usable area work for the occupant.

Shared everyday facilities

The operator advertises a pool, gardens, fitness facilities and space to work. These can be valuable on longer stays, but access rules and the costs of maintaining them belong in the ownership decision.

An inspectable property

Rental and resale listings indicate that Deluxe Apartments is in use rather than awaiting construction. A buyer can investigate the physical condition, while still requiring the documents that establish lawful use and the right being sold.

A defined unit count

Franz Group specifies 20 one-bedroom apartments, so the broad product mix is easy to understand. The smaller community does not remove exposure to common-area expenses, competing resales or management performance.

About the project

Deluxe Apartments is a small, established apartment scheme in the Canggu market area of Bali, with 20 one-bedroom units shown in Franz Group’s own project portfolio. The developer’s published figures are a 1,000-square-metre plot and 50 square metres of living area per apartment. That makes it a different proposition from a standalone villa or a large resort residence: the value proposition is an individual home with shared facilities in a relatively limited community. The modest unit count may appeal to someone looking for a straightforward one-bedroom layout. It also matters at resale, when several similar properties could be competing for the same buyer. Franz is the name of the group behind the published portfolio; the project itself is officially styled Deluxe Apartments.

For a buyer searching by name, the first risk is mistaken identity rather than construction quality. Franz Group also lists Premier Apartments, Grand Apartments and Horizon Apartments, and the published unit numbers distinguish those projects. The Butler Management page for Deluxe Apartments contains an address line beginning with “Premier Apartments”, although the rest of the page describes the 20-unit Deluxe scheme. It would be easy to follow that line into the wrong listing or obtain documents for a nearby building. The site plan, individual unit identifier and the land parcel attached to the proposed transaction therefore need to agree. A recognizable brand name is useful for finding the property; it cannot serve as the legal identification of the property being transferred.

The most tangible feature of these apartments is their internal arrangement. Butler Management describes a two-level, one-bedroom duplex of 50 square metres, with a living and dining area, kitchen and bathroom at entrance level and the bedroom upstairs. For a couple or a solo resident, this gives the sleeping space some separation from everyday life without requiring a large floor area. The trade-off is that the home involves stairs, and the published figure is not supported by a measured net-area certificate for every individual unit. Anyone planning a workstation, extra storage or longer stays should understand where the usable space sits, not simply compare 50 square metres against a conventional single-floor apartment. The same point is relevant for renters carrying luggage or staying with children.

Butler Management advertises a shared outdoor pool, landscaped garden, gym, parking, coworking space and a rooftop area suitable for yoga. These are practical facilities rather than individual amenities included within a 50-square-metre flat. Their condition, opening arrangements and long-term costs will affect the experience of both residents and paying guests. A prospective buyer should not assume that an advertised parking area means an allocated bay, or that access to a gym is free of ongoing maintenance charges. The operator describes two apartment buildings, while DDA Real Estate records one building. Because no approved plan or as-built drawing was found, the difference should be resolved against the physical property and its permits rather than by choosing whichever marketing description appears more detailed.

Location requires a little precision. The more useful address evidence points to Jalan Raya Uma Buluh, supported by the management company’s map and an individual resale listing. Accommodation platforms carry a No. 1 address on that road, but various listings alternate between the broader names Canggu, Dalung, Padonan and Tumbak Bayuh. Those are not interchangeable administrative descriptions. For this dossier, Canggu is used as the consumer-facing market area, while the street is the reliable practical reference and the exact village registration remains open. Promotional statements about walking to Batu Bolong or reaching the beach in a certain number of minutes are not reliable substitutes for checking the journey from the actual entrance. The property should not be read as beachfront on the strength of a Canggu label.

The evidence for occupation is stronger than the evidence for legal completion. An older sales page gave November 2023 as the intended completion date. DDA now categorizes the development as delivered; Butler markets apartments for rental use; and travel accommodation sites describe a bookable one-bedroom property at the location. Taken together, these support treating the scheme as operational, rather than selling it as an unbuilt project. They do not prove that the relevant construction consent, completion documents or every unit handover has been checked. In Indonesia, PBG concerns building approval and SLF concerns fitness for use. Neither was available for direct inspection in the public material reviewed, so an operating rental listing should not be mistaken for a substitute for those records.

There is no single dependable current price list. An apartment advertised in August 2026 at USD 125,000 is the lowest specific resale asking price located in this research. Another agent presents a USD 150,000 offer, while an older Estatewin page shows USD 189,000 and an installment structure connected to a different selling period. These cannot be turned into a price trend: the dates, vendor situations and rights attached to each offer may differ. Nor does a listing prove that the property is still for sale at the displayed figure. The starting price on this page is therefore a market-listing reference for an individual 50-square-metre unit, not an offer by Franz Group, a guaranteed purchase price or an independent valuation.

The contractual interest is more important than any difference between those headline prices. The sales material consistently points toward long-term lease arrangements, but the details vary. An earlier broker described a 27-year leasehold; the 2026 resale advertisement says 25 years, ending in 2051. Neither page supplies the underlying agreement, its commencement date, landlord identity or assignment clauses. A buyer should distinguish the original lease period from the remaining years being transferred. A unit that looks identical inside can have a materially different resale proposition if its legal term is shorter, its landlord consent is conditional or an extension is merely being discussed rather than contractually secured.

Indonesian property law makes that distinction essential for an overseas purchaser. Hak Milik is land ownership and is not something a foreign individual can simply take in their own name. Hak Pakai concerns rights of use, while Hak Guna Bangunan addresses a different type of land right; ownership of an apartment unit can also depend on the land title, the project structure and the buyer’s status. None of those general categories establishes what an individual Deluxe Apartments seller can lawfully convey. Where the offer is for contractual rent rights, the documentation must show how the buyer steps into the contract and what rights remain. Nominee arrangements or casual statements that a lease will always be renewed do not close that gap.

The rental angle is credible as a possibility, but the economics have not been independently established. Butler Management offers this named property for rent and links to reservation channels. Accommodation platforms also carry an individual listing for Deluxe Apartments on Jalan Raya Uma Buluh. That is evidence of an operating rental product, not proof that the whole complex has a compulsory rental pool or that every investor receives the same service. Fees, cleaning arrangements, repairs, owner stays, payout schedules and termination rights may be different from unit to unit. Published projections of annual income or investment yield were not adopted as operating results because they are not accompanied by the booked nights, expenses and payment records needed to verify net cash flow.

One-bedroom duplex apartments suit a fairly specific audience. Someone splitting time between Bali and another country may value a furnished, manageable space with a common pool and services nearby. A tenant working remotely may like the internal separation between the bedroom and living area, together with the advertised workspace outside the apartment. A family needing several enclosed rooms, step-free access or private outdoor space has different needs. The same layout can be desirable for a short visit yet less comfortable over many months if storage, noise insulation or ventilation fall short. With a built property, those questions can be answered through inspection, maintenance history and the experience of actual occupants, not only through a floor plan.

An investment decision also has an exit side. The project’s 20 units are broadly similar in published specification, so the condition of a particular flat, its furnishings, its remaining contract term and the quality of common-area maintenance may all influence resale demand. A gross rental figure should be read after management fees, cleaning, utilities, insurance, repairs, taxes and vacancy are considered. For foreign buyers, the payment path deserves its own attention: identify the contracting company or individual, the beneficiary account and the documents that make any differences between them legitimate. Previous marketing references to a 55% deposit and a twelve-month installment facility should not be carried forward into a current resale deal without a fresh written offer.

Deluxe Apartments becomes a much clearer choice when the transaction can be tied to a specific, inspected unit. The useful package includes the seller’s authority to transfer, the underlying land title and lease chain, a current schedule showing the remaining term, the building’s PBG and SLF where applicable, the permitted use of the property, and the management and common-charge agreements. The buyer can then compare a real property with a real price and a defined right, rather than combine the most attractive numbers from different websites. There is enough public evidence to identify an operating 20-apartment project and its likely street location. There is not enough to treat its legal structure, resale availability or projected income as verified for an individual purchase.

Ownership format

Sale listings describe a contractual long-term lease interest, not ownership of the underlying land. The remaining term, assignment rights and any extension mechanism need to be established from the documents for the individual apartment.

Unit types & sizes

One-bedroom duplex apartment
50 sqm

A lower-level kitchen, dining and living area with a bathroom leads up to a separate sleeping and wardrobe space. The 50 sqm figure appears in the developer portfolio and operator material, but it is not a unit-by-unit certified net measurement. A 2026 resale advert describes the apartment as furnished; the actual inventory should be listed in the sale documents.
