Why this project is worth a look
A building you can test
Guests were staying at Aster in 2026, so a prospective buyer can experience the circulation, guest services and shared facilities rather than relying entirely on drawings. That is operational evidence, not documentary proof of the right being sold.
About the project
Aster Apartment sits somewhere between a furnished residential building and an operating hospitality property. People can book it for short stays, longer visits or an extended base in Canggu, while sales materials offer interests in individual apartments on a fixed-term lease arrangement. That distinction matters more than the branding. A functioning hotel-style operation demonstrates that guests use the premises; it does not establish that a particular apartment is currently for sale, that its owner controls the rental calendar, or that accommodation revenue will flow to the purchaser on the terms implied by a marketing presentation.

Unlike many off-plan Bali schemes, Aster can be assessed as an existing place to stay. Its own website advertises accommodation, and major booking platforms carry substantial guest feedback from 2026. The reviews are not uniformly positive: service, the rooftop setting and location attract praise, while some guests report problems such as connectivity or room condition. A sample stay and an inspection of the actual unit can therefore reveal more than a projected occupancy chart. The building is operating; the separate question of whether each relevant certificate and owner agreement is in order remains open.
The address is Gang Cendana No. 88 in Canggu, within North Kuta district of Badung Regency. The property's website specifically directs arrivals from Jalan Munduk Catu into Gang Cendana. This places it in the Batu Bolong side of Canggu, with surf beaches, shops and dining options within the wider neighbourhood. Some databases file Aster under Berawa instead. For a buyer comparing a short walk to a particular beach or the noise of the street outside, the actual entrance is a much better reference than that inconsistent neighbourhood tag.
Young Properties and the Aster website describe a development of 92 furnished apartments. The older sales presentation divides that total into 52 units in a first offering and 40 in a second; it does not establish that these are independently operated buildings or legally separate schemes. Other property databases state 99, and one promotional article on the developer's own site says 100. The primary project materials support 92 as the working figure, but the buyer should still seek a signed schedule of units and common property. A difference in the total does not necessarily alter a particular floor plan, but it can affect what an owner is buying into and how shared costs are allocated.
Small mezzanine apartments form the core of Aster's published offering. Types 1 and 2 are marketed as one-bedroom designs of roughly 48.5 square metres, with a living area and kitchen below and a sleeping level above. This split is appealing for a couple or a remote worker who wants a distinct place to sleep, though it is not the equivalent of two full bedrooms. Ceiling clearance, stair safety, cooling on the upper level and privacy for anyone sharing the space are practical matters to see in person. A floor-plan label cannot settle them.
A separate three-bedroom suite is also shown on the live property website. Its lower level contains the principal bedroom and en-suite, the living and dining areas, a kitchen and a balcony. Two further bedrooms, another bathroom and a seating area occupy the upper level, with an additional powder room described in the official room text. Independent listings quote approximately 108 square metres for this version. That gives Aster a larger accommodation product, but there is no verified public inventory establishing how many three-bedroom units exist or whether the example offered for rental is the same one offered for sale.
The amenities are more extensive than those of a bare apartment block: a rooftop pool, bar, dining areas, a restaurant, gym, spa and sauna feature across the official site and guest platforms. They can make longer stays easier and distinguish a managed building from an individually run villa. They also involve staffing, energy, maintenance and periodic replacement costs. We could not substantiate a binding service-charge schedule, the allocation of capital repairs, or an owner-specific management agreement from the publicly available materials. These questions affect net returns even when the building looks busy.
The development is presented under the Young Properties brand. A Young Corporation company profile identifies PT Young Properties Indonesia within the group and lists Aster among its Indonesian properties; it also describes PT Sisco Sejahtera Sentosa as a property-management business. The older Aster brochure names that company as a management partner. This is useful corporate context, not proof that any one company holds the land certificate, sells every apartment or will receive the purchase funds. Those roles need to match the actual documents and the unit-specific payment instructions.
Legal duration is the most material unresolved point. An earlier developer brochure and a current project page use a 29-year leasehold figure, while a later brochure bearing a 2025 version date and a broker listing use 27 years. Neither number answers how much time remains for a buyer closing in October 2026. A contractual lease differs from freehold land title; its economic value depends on commencement, expiry, assignment and renewal provisions. Marketing language about extension at the future market price does not establish an affordable or unconditional right to another term.
The developer's published 2025 price schedule begins at USD 139,860 for a one-bedroom format. It also shows higher-priced floors and a three-bedroom offering. This is a useful historical reference but not verified current inventory or an offer to sell in October 2026. Broker websites show rupiah equivalents, sometimes obtained by converting a dollar list using a fixed website exchange rate. Those converted figures should not be mistaken for separately agreed Indonesian-rupiah prices. The contract needs to specify currency, inclusions, taxes, transfer costs, delivery of furniture and the precise interest being transferred.
One should also distinguish the success of Aster as an accommodation brand from the economics of a privately held apartment. Revenue can be reduced by the operator's share, cleaning, staff, platform commissions, utilities, repairs, vacancy and furniture replacement. If the owner wants personal-use weeks, the booking rules also matter. A promotional model may assume an occupancy pattern that never occurs in a given unit. Actual settlement statements, reserve arrangements, access to booking records and responsibility for complaints would tell a buyer far more about ownership than a projected annual return.
Finally, an active property is not a substitute for a legal-file review. Indonesian rules distinguish land rights, apartment-unit interests and contractual leases, with different conditions for foreign buyers. No publicly inspected packet has conclusively established the land-right holder, zoning permission for the intended use, the construction approval known as PBG, the building's SLF fitness-for-use certificate or the relevant short-stay operating authorisation for Aster. The absence of those copies from public search is not evidence that the approvals do not exist. It is a clear limit on what can be represented as verified, and it makes the precise unit and seller indispensable to the final decision.
Unit types & sizes
The original sales layout is a compact furnished mezzanine with living and kitchen space below. An annotated unit-specific drawing will show how the stair, sleeping level and furniture arrangement differ from Type 2 more reliably than the short sales names.
Get floor plans and current pricesType 2 uses a similar two-level footprint, with the principal distinction presented as interior design rather than a different room count. It is best compared through plans, ceiling dimensions and the furniture schedule, not simply through the sales name.
Get floor plans and current pricesThe larger suite places the main bedroom and common living spaces downstairs, with two additional bedrooms upstairs. It could suit a family or group, but the source material does not show a verified sales inventory for this category or explain its exact share of common costs.

Best for: **An individual or couple seeking a Canggu base.** The furnished mezzanines are compact and the shared services reduce the practical work involved in an extended stay. The deciding factors are likely to be the stairs, cooling at sleeping level, connectivity and noise in the selected room. A short stay in the building is more useful here than simply reviewing the size on a listing page.; **A buyer willing to examine managed-rental records.** Aster has an existing guest operation, making it possible to request actual booking, expense and maintenance information. That does not automatically give an investor a share of the property's total income. The owner agreement needs to identify who may rent the unit, whether personal stays take priority, how fees are deducted and when money is distributed.; **A family or group needing proper bedrooms.** The larger unit provides separate sleeping rooms and communal areas instead of asking several people to share a mezzanine studio. The higher capital cost makes most sense when that particular layout is needed regularly. If it is only for occasional holidays, the comparison should include renting a family suite and the fact that lease time continues to pass during periods of non-use.; **Someone who prefers observable operations to off-plan projections.** Visitors can see staff, shared spaces and day-to-day upkeep in person. That is a genuine advantage when evaluating how a building is run, provided it is not used as a substitute for the documents proving what the buyer is entitled to own, assign and rent out.; **Buyers expecting direct freehold land ownership.** Aster's advertised transaction is a fixed-term lease interest, not a straightforward transfer of land title. Indonesian eligibility rules and the contract for the precise unit matter; a promise to negotiate an extension later is not equivalent to perpetual ownership.; **Investors needing a fixed, hands-off yield.** The building's active booking channels are evidence of an operating hospitality business, not proof of distributions to a unit owner. Without an owner-level statement showing fees, empty nights, repairs and tax treatment, a guaranteed return would be an unsupported claim.; **Anyone expecting a purchase to be settled from a web listing alone.** The published duration and unit totals conflict, current pricing has not been established and key approvals were not available for direct inspection. A seller's contract, title chain and approvals are needed before a buyer can sensibly commit funds.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Young Properties publishes both a 29-year term (its project page and an earlier brochure) and a 27-year term (a brochure bearing a 2025 version date). No inspected unit agreement establishes the commencement, remaining term, transferability or enforceable renewal mechanism. The property website and developer brochure say 92 units; Balinsky and NewHomes say 99, while a promotional Young Properties article says 100. We use the primary-source 92 figure provisionally, pending a signed unit schedule and common-area allocation. We have not directly inspected the land-right document, actual seller's legal identity, PBG building approval, SLF fitness certificate, approved use or short-stay operating authorisation. Public non-disclosure must not be misrepresented as proof that these documents are absent.
